so I guess that even next year also the projects still haven't start..aiyaa I planned to buy my very 1st home..I oso want to ask since I can't find specific thread for this.. I passed by PLUS highway everyday to work and found out that there is 1 property development just next beside Hospital Sg. Buloh.. I wonder who is the developer & how much does it cost..If I'm not mistaken, there are several single / double storey terraces...can anyone help me? thanks yo!

I live in Subang Bestari since 5 years ago. Maybe now is the time to start looking around my area for some investment opportunities.

Expect to hold it for long time. Time to take my mountain bike and cycle around the area to explore.

One thing I like about the Subang 2/RRI area, lower population density = faster unifi. ha ha ha.

Summore only 30 minutes drive to my office.

I lived in Subang Bestari for couple of years now.....the only I dislike is the morning traffic and foreigners....

Traffic is ok for me, I go out to work at 8:30am. Jam at Ara Damansara for a while only.
I'm from Damai area.

i would think otherwise my friend.
for developers, they will usually build infrastucture last. this is purely for cashflow purposes.
mind you assuming the entire 3000+ acres of land, to complete infrastructure cost first is going to be huge capital investment + financing cost.
the contribution amount in terms of sewerage, power, water is mind-blowing if you were to pay up front.
but having said so, i could be dead wrong.
i remember I&P for temasya glenmarie, they really did a nice job for infra prior to building the houses.
but like i said, it's norm to do development first then only infra.
just my 2 cents.

420k for intermidiate lot? That is a lot compare to what we paid 7 years ago. rclxub.gif
I like the wide road in Damai area. Heard that they don't build such wide road anymore.

26 units of semi-d.
land size from 3,200 - 11,000 sq ft.
build up from 2920-3012 sq ft (2 types to choose from).
price???
from RM1.1-1.3 mil.
personally think it is really good bargain.
foresee to see it double in less than 8 years time.
anybody vested?

Everything seems alright until the show house display, frankly speaking the design and material used it is too bad, just unbelievable!!

i didn't.
pass by on sat, raining so no go and missed the lamb chop party.
pass by sunday, too late, i was jogging through at about 7pm, missed the durian party.

hmm.juz went site visit on weekend...

i think the place...still...hmmm....will take a lot more years to develop?

really need holding power of 8 - 10 years??

juz like the first time when i shift to BK (1st phase of bk)....it took a good 10 years for puchong to develop...


but puchong more chinese sth like cheras........can subang bestari immitate the same success?

puchong boom started when they landed the first tesco in malaysia i think.
then ioi mall spruce up the place a little.
clever ioi starts to convert their land to residential to maximise some profit.
puchong is puchong nowadays with some boost especially on commercial side of it.
sb can't replicate puchong possibly because it's more a residential play rather than commerical. it's more like usj concept with commerical scatter here and there.
biggest setback would be under shah alam therefore you can kiss entertainment outlet bye bye.
biggest catalyst lies in help college, mrt line, and rrim development.
for self stay, i would recoomend. for appreciation, yes but takes time.

fyi: rm1.2mil semi-d in sb. same amount can only land you a:
1) superlink in temasya glenmarie
2) 3 storey terrace in sutera damansara
3) 2 storey in bu
4) corner unit in pj

This is the 1st time I came across that a show house looks worse than a model house...
On paper it sounds a good investment, but I bet after you examine the show hse, you will think twice...really jialat!!

looks like a low cost semi-D, door, window frame, sanitary accessories, flooring, porch roof top, staircase handrail and steel fencing etc all tak boleh pakai..... doh.gif

but front outside, it looks good and spacious.
i think there's even a long driveway as a porch, very elegant wor.
maybe i will sneak in to see the semi d.

one thing i dislike from the layout, sharing bathroom for bed 2 & 3!!!
the guest room at ground floor also got private bath. jialat.

the previous semi-d is much nicer. and only at rm700k++.

but in the end i guess if you top up with rm100k as renovation, the rm1.1mil semi-d will look like a rm1.5k semi-d liao??

Those with big land and long porch can be considered still..
I think the selling price is RM1.23 mil up for std lot 40'x80'? (1.1 mil is old price)
