I had been doing some research on the areaand it seems that this area is on the up

Facts to support:

1. Listed as a hot spot by property researcher, Ho Chin Soon
2. Area is located adjacent to the soon to be developed RRIM
3. New HELP Campus is going to be built there soon.
4. Strategic location; between Kota Damansara, Sungai Buloh, Shah Alam and Subang
5. Easy accessibility via Federal Highway - Subang Airport, Batu Tiga - Sg Buloh.

Your thoughts on this??

I've been eyeing that area for quite some times. It is my favourate place to buy my very 1st house. But I dunno for some reason I think that the subsale house are quite expensive considering current development there. Last month I asked it was 320k at the cheapest.

I also want to wait form RRIM but to think about the skyrocket price nowadays, seems a lil bit scary that I can't afford. smile.gif

My office is at SB... rent is cheap. But crime is damn high especially during long holidays such as CNY or HR.

I've been there before. The house inside the area for me is very nice. One thing I don't like is the access road. If I am not mistaken, correct me if I am wrong that is the only access road to the area. For staying I think its quite nice but investment? Can't say since the rental is quite low at the moment.

some interesting facts:
1. currently the 'taman taman' confined within are 'linked' through 3 main access from jalan sungai buloh. 1st is near the rrim, 2nd is at the 500th kfc restaurant, and a 3rd entrance just before turning to kampung melayu subang.
2. there are also numerous links vide sungai buloh/kuala selangor way. it's more kampung type of road and going through maze. allows you to cut into guthrie corridor as well.
3. in the master plan, there are supposedly a penchala link extension
4. in the same master plan, there are supposedly another link from the help institute leading out through the rrim's land to the junction of sungai bulog industrial park (that would coincide with one of the MRT station's proposed location)
5. there are altogether 9 major developers jointly developing the whole site including mahsing, merge housing, worldwide holdings
6. development have been handed over for more than 10 years for some phases and some are still in the midst of launching (eg. safira bungalows by worldwide holdings)
7. prices were rather stagnant but subsale have picked up a fair bit with persada being rm2xxk to 3xxk approx 5 years ago now asking for rm6xxk
8. bungalows launched 3 years ago by worldwide have also almost doubled in value!
9. the 1st entrance to subang bestari have street lighting columns design for both directions even though current lighting is one sided (meaning is designed for dual carriageway both ways)
10. it has a sek ren. and sek men. within but it's a government school
11. supposedly hypermarket development is approved but yet to be constructed
12. there's a few notable factory like toyota and hino operating somewhere in the inner realms of this development

catalyst:
1. future MRT
2. subang airport (but is con also)
3. reasonable land bank size for further growth
4. reasonable amenities within (pos, police station, clinics, restaurants, schools, etc.) but no banks

1st floor rm800 per month

Bought at 500k plus last time

Bestari mistaken build up inside small
Launch price 180k
Double storey

Agreed!!
RRIM is the top pick in my future investment portfolio, 3400 acres of land are soooooooooooooooooo limited now that any developer can acquire in KV prime area, I foresee it will change the entire PJ image, looks at Mah Sing's Star Avenue, I highly recommended, so impressive.
Subang Bestari has come to the end the the development, left 1 piece of Semi-D land and futures bungalows. Worldwide is going to launch their last semi-D project on 15th April 2011 where most of the units has been booked (total 26 units + 1 bungalow). Great future rclxms.gif

there's still quite a fair bit of land all over the place in subang bestari area. if you are familiar with the place, there's actually a rather large plot within a stone throw from HELP campus. the semi-D/bungalow is definitely not the last from wordwide as within the same area, there's still easily in excess of a few acres left. and as mentioned, there are several pockets of lands in between the completed housing/apartments/shoplots.
worldwide's shoplots (under construction currently) are selling about rm1.3million with the front facing the future HELP campus. star avenue having main front road is selling from rm2.3mil.
mahsing is selling the giza concept. i was actually surprised by the large plot that mahsing is having. i thought it's much smaller. earthwork is in full swing with hoardings completed within this week itself.
do agree that subang bestari area will eventually turn out to be something nice but the big factor lies in the timing.
for a newer play, you might consider aman putri. equally large tract of land, FREEHOLD, and with great accesibility (not now but future since it's mighty close with link up to Guthrie Corridor Highway; the connection from GCH with flyover and such is already completed!).
those who have holding power should definitely take a look.

Chief, where is exactly Aman Putri, izit the one near Sg Buloh town by Guthrie? Wat bout Denai Alam by Guthrie? Agree freehold is better, but I prefer something nearer to Damsnsara, the nearer the higher the buying power rite? Furthermore MRT (if) stations is around the corner? Any idea how MRCB's master plan for RRIM, research shows it needs 15 yrs to develope, could be a duplication of Puchong development ya sometime 15 yrs ago....

fyi, their latest G&G was sold out with pricing commencing from approx RM450k. total around 170 units.

denai alam is FH by sime. heard that link house there now are avg RM500k with certain phases breaching the RM1mil mark. but can't really confirm this because not too familiar with this.

no idea on master plan for mrcb/epf thingy. even if i have, it certainly will change over time due to various factors. a 15 year masterplan WOULD most definitely be evolved to cater to future demand and trends.

there IS a proposed road that is supposed to dissect from the current petronas station (HELP college) cutting across to meet the proposed MRT station/SSP junction. this road has been proposed since >10 years ago but still haven't materialise. AND there's one more proposed linkage that is supposedly cutting from border of subang bestari/RRIM to link to penchala!!! but also have not materialise. the key word here is YET to materialise. it's all about timing bcos this piece of land is too valuable and when it really starts, all the ancillary infrastructure would be constructed to complement it. i believe with the highways, it will be a 5 minutes drive to mont kiara from RRIM/Subang bestari (seriously).

like i said before, investors needs to have LONG holding power IF RRIM commences. LONGER holding power IF RRIM commences much later!!!

It is rite time to spend some time doing some research, land has been gradully cleared along Terminal 3 Subang Airport. The Giant big killer is awaken yawn.gif

that particular piece of land on your right after you passed subang airport en-route to subang bestari have been cleared multiple times. it has been 'tradition' of reclearing every 6 months or so.
dunno why but it just does.
it's NOT a sign of commencement for RRIM project.
even if it really starts, logic will dictates it starts near the MRT station, no?

Infrastructure work needed to be ready before any proposed plan, that is the difficult part, I also feel that RRIM will kicks off fr the top half which is near the MRT.
RRIM research Institute will remain inside the estate, in the future will serve like a museum, I got this news fr my friend who is a regular supplier to RRIM (training)
