Here's some of the observations and surveying that we've done:
basically we wanted to find a home that's in between our working place (Puchong Puteri & Kampung Jawa). Gf wanted a landed property and preferably new. I was thinking if we get a good and new property, we can stay there for maybe 30 years? Hence, save on any future moving costs and renovation cost.
First we considered houses that's nearest to the KESAS exit, as we don't want to waste our time spending time on the road. (A 3km journey sums up quite a bit over 30 years). We ended up shortlisted Putra Heights and Kemuning Utama @ Kota Kemuning.
Putra Heights Prop:
Putra Bistari - Best road accessibility for us but the house are a bit old.
Putra Avenue - similar to Putra Bistari but houses are newer
The Mews - Best place and road accessibility
Grandis Palm - Similar to the mews
Since we figure out that we are going to stay for a long period of time, we don't really care much about the prop price increase or resale value. Which means that Townhouse/Terrace pretty much works out the same for us, and home quality will be more important than home value.
The Mews townhouse psft price seems to be cheaper than terrace. But the maintainence fees is quite expensive. We then evaluate this way: Assume that we are paying RM100k more for the property (interests @ 4.75% which translate to around RM500 per month to contra off the maintainence fees), will the property be stilll justifiable?
Well, we haven't finalize yet so will like to hear all the taiko's here opinion =).
If budget is not a problem go for The Mews in The Glades bro as it is gated & guarded. Sime is subsidising I think 50% of the maintenance fee for a certain period of time. What I heard is they are trying to bring down the maintenance fees as this is one of the main complaints for buyers in The Glades. It's definitely worth getting a prop in The Glades bro as the landscaping I heard is very nice, tight security with CCTV. No more new landed prop in PH bro, unless u try Kingsley Hill located at the hill next to The Glades or Marvelane Homes near The Glades also. In future, all launches in PH by Sime will be high rise.
