tough decision. tough decision. sweat.gif sweat.gif best of luck to you man. thumbup.gif

Schubert is going for 1.5-1.6 mil right now for intermediate units...with 8-10% discount depending on phase....

Stafford still got intermediate units ranging from 1.2 - 1.4 mil depending on location...just the normal 2+2% rebates...the +2% rebate should be until end of the month...all corner units taken on the island for LV, semi D and bungalow still available....

Just out of curiosity, how hard it is to apply a loan if you're doing your own business. I know my bro in law had a really tough time since he's working as a contractor (even when he's earning more than 1k usd/day). In the end, no bank was willing to finance his house except for bsn

Found this picture in propcafe.net. I'm very curious as to why the rows backfacing lingkaran putrajaya were taken up first compared to the other 2 you mei rows. No concerns on the noises at the backyard? any owners care to share their opinion? I still havent signed the SNP yet just because of this potential problem. icon_question.gif icon_question.gif icon_question.gif

looking at the development pace now, i think it will be massive in the future.. sweat.gif

QUOTE(JamesPond @ Jun 10 2014, 10:36 AM)
Sound is still ok. Traffic flow towards putrajaya is not massive.

Any sound barrier walls between the highway and your hut? from some study i did, standard walls can reduce the noise by about 10 dbs. Thats a good improvement i guess. The greens and distance will probably take another 5db.

QUOTE(oreomambo @ Jun 10 2014, 11:14 AM)
Unfortunately, distance like 50 feet doesn't help. My current hut that i am staying has the back facing a 2 lane road, with ample of greens in between and definitely more than 50feet. Yet the noise is quite bad. Low frequency rumbling can get through even glass panes. I has to change the windows to upvc, laminated with different glass thickness and apply insulation on the roof (fire resistant type). This brought the sound down but not completely cutting the low frequency noise from trucks.

have you made your decision? i think we're in the same boat here - finding 'affordable' and conducive home and environment to raise our family.

QUOTE(najibest @ Jun 12 2014, 09:45 AM)
why Cyber? because i need decently priced (that's subjective i know) new landed property, connected to all major highways (MEX only 30 minutes to KL where i'm working) and would provide me tons of facilities within short distance of the house (driving range, swimming pools, ERL, being able to cycle around without worrying too much about traffic etc)

so yeah despite the distance, Cyberjaya fits my criteria well...there are closer developments but the price is just out of reach  rclxub.gif

so hopefully would be joining you guys (fingers crossed)  thumbup.gif

QUOTE(Soros007 @ Jun 14 2014, 07:45 AM)
Usually next phase will be another min 10% price increase. Having said that the LV will be ard 1.5mil+ for the intermediate unit.

they know from the beginning they dont have holding power and just wanna make a quick buck as soon as it appreciates? happens quite often i think. i even know people selling properties even before VP. 20 30 k nett profit is still a profit to them.

QUOTE(Soros007 @ Jun 28 2014, 07:23 AM)
Why a flipper will flip Rm 1.8/9mil prop if no holding power? It doesn't make sense.

QUOTE(Soros007 @ Jun 28 2014, 08:28 AM)
The commitment of Rm 1.8/9mil with tiny profit I would say the flipper is St@p1d! Lol
