QUOTE(sonerin @ Feb 22 2011, 10:07 AM)
labour + material (excluding tiles) cost RM3.5 per square feet.
*
BUT i believe it depend on tiles size as well.

Let say, if the floor area = 1000sqf.

A. If use 1'x1' tiles then 1000tiles x RM3.50 = RM3500
In this case price is 3.5/sqf

B. If use 2'x2' tiles then 250tiles x RM7.00 = RM1750
In this case price is 1.75/sqf. means less tiles less work???? hmm.gif

wrong, to lay 2'x2' shall be rm14/ pcs if the price to lay is rm 3.5 whistling.gif
*
The person quote me if 1'x1' tiles = rm3.50pcs
if 2'x2' tiles = rm7.00pcs not 3.5x4=14/pcs

tat why i ask maybe 2'x2' tiles less work than 1'x1'...1000pcs compare to 250pcs?

QUOTE(numbertwo @ Mar 1 2011, 10:44 AM)
but the cost of one piece of 2x2 tile could be xxx% (>12 ringgit at least for those cheapo?) more than one piece of 1x1 tile(could be just 2-3 ringgit each)... so we have to calculate the total cost if cost is a concerned and not just looking at labour+material cost to lay...
*
yeap..in term of cost sure 2'x2' is much more higher.
example, 250pcs x RM20 = 5K compare to 1000pcs x RM3 = 3K.

QUOTE(numbertwo @ Mar 1 2011, 03:33 PM)
7pc for 2x2 includes labour too i suppose?  Labour to lay a 2x2 may require 2 person at each time..that's why it is higher..  Have u tried to lift up a 2x2 tile..is quite heavy..heh.
*
But the contractor quote much more cheaper to lay the 2'x2' tiles...labour included all meterial is RM7/pcs...in this case is RM7/4sqf = RM1.75

This is his quotation : labour include material.

A. 1'x1' tiles = RM3.50 = 3.50/psf
B. 1'x2' tiles = RM6.00 = 3.00/psf
C. 2'x2' tiles = RM7.00 = 1.75/psf

QUOTE(Life_House @ Mar 1 2011, 03:56 PM)
i dun think the contractor u're negotiating with right now is professional enough ..
usually contractors would calculate the labour cost by sqft .. not by the size of tiles..

and if u wanna save some cost, sometimes when there're tile promotion, large size tiles, for example 16' x 16' might be cheaper in total tile cost, compared with if u buy smaller sqft size of tiles.
*
I found this contractor from MUDAH : Website :http://zekpainter.blogspot.com

He quotation for tiling charges also based on sqft.....
1) RM 3.50 psf for labour + cement + sand
2) RM 1.00 psf for hacking
3) RM 4.00 psf for wall tiling
4) RM 250 for water proofing per bathroom
5) RM 3.50 pf run for skirting

Then this is he quote me for 600sqf excluded tiles:

Hacking floor tiles 600 x 1.00 = 600
Install tiling(2x2) 150 x 7.00 = 1050
Disposing rubbish 600x 2.00 = 1200 (condo price)
Install skirting 100 feet x 3.50 = 350

Total RM 600+1050+1200+350 = RM 3200 (to install tiles with material, skriting and disposing rubbish)

I got another 2 quotation from CARI and LOWYAT...chinese contractor.
They charge RM6/psf.

Here is another from MUDAH:

Added on March 1, 2011, 4:44 pmso this PUNCAK MEGA is more cheaper, let put it back as 600sqft

1. hacking is 0.80 compare to 1.00
2. Install is 1.80 compare to 1.75sqft
(but not included material cost......which is LS RM400)..around 0.50/psf cost for material...
so total is 2.30psf...sound OK?
3. Skirting is 3.00 compare to 3.50

It meant RM11 sqf not RM2. How he count?
1x1 tile was around RM2 - 3 except you getting than damn expensive tile and he willing to pay what ever you choice.
You may want to ask him what the max $ of tile you are allow, than you wil know how much the labour are.
*
Sometimes due to the area is small..the contractor will just charge lump sum amount.
If based on 90sf ..labour cost should be around 500.

Hi,

I was quoted for laying tiles (1'x2') for a car porch (400 sf) = RM4,000

Do you guys think it is reasonable?

Personally I felt it is too expensive.
Read through the previous post, I found the normal pricing are
labour + cement + sand = RM3.50/psf
1'x2' tiles = RM6.00

labour + cement + sand = 400 x RM3.50 = RM 1400
1'x2' tiles = 200 x RM6.00 = RM1200

Total = RM2600
hmm.gif  hmm.gif
*
Need to hack the existing tiles? But car porch should be more expensive than indoor...cos need the steel support and 1-2 lorry of cement.

Currently no existing tiles... just cement floor...
So normally how much does it cost psf for laying car porch tiles? Is the price - RM4k reasonable?

What i can say is OK. I was quote for kitchen floor 150qf included the 1x2 tiles and skirting = 1800.

Thanks..
*
wow...8.40/sq is very expensive...so far all i get is below 6.50 excluding tiles and disposed rubbish.
Maybe your area is small? so if become expensive on price/sq?

Added on May 26, 2011, 11:06 am1. Labour to hack and diposed rubbish from condo. 0.80/psf
2. Labour to install new tiles. 1.80/psf + material 400/731sf(0.55/psf), so total cost to lay new tiles + material is 2.35/psf....50% cheaper!!!

QUOTE(reka @ May 26 2011, 05:16 PM)
I've been suggested by a contractor to lay tiles on the existing in the bathroom rather than to hack it. However another contractor of my relatives outside of KL has advised that doing that is risky esp for condos. The waterproofing for the first layer may be bad so if there's a seepage it will collect between the tiles and affect the floor below. Best always to hack through.

Some contractors have charged hacking and dismantling separately at about 500 per bathroom. All of mine have done this which means that psf tiling not inclusive of tiles was about rm9. Cheapest! I think the smaller your work, the more exp it will be as most contractors won't mobilise to work for less than 10k. I wish I had learnt home reno in school!
*
They don't want to hack the existing tiles...to save their work...long term should have problem.
Good tiles sifu wont recommend to lay the new tiles on top of existing tiles for condo type

QUOTE(Jo_da48 @ May 30 2011, 03:14 AM)
Finally I decided and pull the tiles job from existing contractor and pass to other tiles specilist.

Reason been
1) SInce my leaving room is replacing 2 x 2 tile, hence can't relay on top of existing 1 x 1 tiles either short or long term
2) Possiable of foot injury as the 2 x 2 edge designed was 90 degree type and no rounding egde protected, whereby 1x1 or 1x2 have a round edge. So if unbalance on the surface work it may injury our leg when walk.
3) Difficult to get balance if laying on top on the exisitng tiles with 2 x 2 (refer item 2), hence hacking away is a better solution
4) mixed of existing tiles area and new area

Also, the labour on this tiles specilist (I didn't told me the cost I been charge) is much more cheaper compared to existing contractor which charge me RM 5.50 sf for Wall / Floor, and skarting was RM 3.50 sf for in house / RM 3.80 for car pourche, if hacking involve will charge differently. Example hacked of existing 600sf area he want additional RM2K.
The tile specilist charging is RM4.50 sf for lay tiles and RM 6.50 for area that require hack existing tile out and replaced it and nd skirting is RM3sf. (Price included everything like material / rubbush ...exclude tiles)

I may be like a sucker  shakehead.gif  pulling the work out from the contractor, but some time just need to ensure we pay $$$ is a good reasoable way lol
*
Why need to charge u so expensive for hack and removed the 600sf? unless is condo ...but still consider expensive.
May i know you use the tiles skirting? he charge rm3 per-foot-run?

I m waiting for my contractor to quote me on condo job...around 600sf area too.

The labour cost (chinese workers) that I received is

a) RM3.20 per sq feet for 2 feet x 2 feet tiles
b) RM2.50 per sq feet for other dimension of tiles
c) RM2.00 per sq feet for other dimension of tiles that not required cement base

All the materials I bought myself...Hacking prev tiles is RM80 per 100 sq ft...Skirting is RM1.90 per sf...

Is the price ok? or can I get cheaper price (chinese workers) than this?

thanks

price is consider cheap. but chinese workers means good quality? did u saw his previous work?

I got all quotation around 6-6.50sq to hack and install the new 2x2 tiles. without disposed the rubbish from condo.
This price is quote without visit the condo.

After visit, i got quote by rm10/psft....due to cost more on disposed rubbish from condo.

I don't know why i can decide to pass my tiles work to the most expensive quotation in my list. haha...

All Chinese quotation i have is around 5.50-6.50sq(without disposed the rubbish) and add another 1-2/sf for rubbish. So max is around 8.50/sq for all.

But today i decide to pass to this contractor that charge me around rm10/sf for all. u ask me WHY? i don't know....just my feel to him is GOOD!

Added on June 3, 2011, 8:36 pmthe bad news is he still need to decide whether to take my work o not...many ppl book him...sad.gif
