K Puteri - what's wrong with the swimming pool? noticed the pool is quite big, almost olympic size.. quite clean as well.
Heard the rental yield is quite good, easily rented out at 1.6-1.7k/month (furnished). now selling at about 250K?

when was it? i went there quite often and my fren also staying block B (floor 7). everytime i went there i like to use the pool..big and very relax to swim, never hear my fren complains abt the water problems etc
20days out of 30days is too exagerate lah. if so, the management need to close liao.

i prefer puteri vs putera coz : 1. the hospital is just oposite the condo, no need to call/wait for ambulan 2. it is nearer to amenities eg shopping (paradigm, parklane, giant etc), LRT, bus stop etc 3. the compound is bigger (8 acres?), more airy 4. further from NKVE 's dusts and noises 5. facilities is about the same

Added on January 17, 2011, 7:12 pm[the hospital nearer alittle bit only =.= i walk 30 steps can reach puteri already [/quote] aiyo 30 steps for a sick person is alot lah. I think we need to clarify the below:
where is the water leaking? common area or just a handful problem units??
termite ?? infest wat? cabinets, door ?(understand frames made from metal)
car park/security/maintain - i think every mid end condo is same lah...will car park improve when paradigm, parklane completed - eg night parking or per entry?
black - now how many %? what is the usual alarm rate? eg black 10% can create problem?? how many total unit in putri/putra?

water lead - so not all units lah...dun scare potential owner/ investors lah ...maybe u got bad luck n got leaking problems.
i m in wood industry b4. furniture, door mostly r treated with chemicals so won infest. oni cabinet which made from "cheap" board can be easily infested in high termite hazard risk environment eg near forest, dead tree etc . suggest use better wood eg solid type, plywood etc to saveguard your kitchen cabinet at risks. p/s plaster ceiling won infested lar coz it is not made by wood, it is plaster + small % of reinforcing fibres.
black - no need to knock every door lah. just check with JMB and get a rough %.. it is still ok if it is still small %. if too high, then complain to JMB coz owner dun like their prop value drop oso.

fyi, IKEA is the oni furniture co totally refused chemicals treatments. they want to claim green and environmental frenly..
and now many co oso follow IKEA (no treatment) coz they want u to change furniture more often mah. how to make $ if furniture can last long long time like those old days? so who to blame?
plaster ceiling - maybe today the producers added some wood chips/fibre (to attract termites) to save cost or force u to change more often?? nowaday biz man are very smart.

QUOTE(butthead76 @ May 19 2014, 08:45 AM) Kelana Puteri very good for rental, full house always that was way before Paradigm mall came in. With mall definitely good. Also, news of LRT 3 definitely seem to pass by here on the rear side towards Glenmarie. Was looking at puteri sometime back, but had too many new launches so went for new. Do take note, many students staying around there. Hence, rental not an issue. u r right, my unit always rented out if old tenant plan to move out. never left empty for the past 20 years. except one month for major renovation eg tiles etc. in fact my unit always pass on /introduce to new tenants by the old tenants. until today agents still calling me.
