bank also release late.. and OSK lawyer also advise late to OSK on the received of LOU..

just snail mail to them oso can.. via bank draft or cheque..
nothing much to be done.. only submit the payment then wait again..

Free 18 months. .But pay in advance for next year. So clever for them to collect first. Is this standard practise? Why no deposit for SCSF payable? Come month 19th they will ask for deposit for car park access n service charge. ..

i spoke to developer last friday and they said that as far as they are concerned, we have to bear the cost as per SPA. whether we want to claim from bank thats up to us.

person i spoke to was not really helpful.

i then called maybank to ask, they said that i needed to get details of all payments made by bank to developer. i told them that bank should have it, they said i must bring my own (wtf?) and they said to speak with developers lawyers as they should have it.

so i called developers lawyer, but the lawyer that attended to me had resigned and the person that replaced her was not in.

damn leceh, i then called my lawyer friend and he adviced to take it up with the bank, and show them the letter because it is the banks fault. he said normally the banks will bear the cost and if bank wants to be funny, then need to take action.

anyone else facing similar prob?

Didnt ask about the late payment penalty ....but got sms from my bank -CIMB "Your Property Financing is now ready for full release. You will be notified of the disbursement details and your monthly repayment amount and commencement date soon ..... hmm.gif

Belum shift in bank installment going to jalan first .. doh.gif

Am still disputing on this with them and had my financier to investigate. Yes of cause the bank was late to disburse payment but that is due to the delay of notice from the developers solicitor - almost 2 months late. Without the letter from lawyer the bank won't release the payment hence the delay. In this case of cause the purchaser may argue but quite sure the blame would be towards the bank and purchaser.

In regards to the late penalty interest (LPI), we will just need to bring it up with the bank/financier which in my case is HLBB. I suggest the following,

1. Write a letter to financier and cry father cry mother in regards to the LPI. Argue how can it be the borrowers fault that LPI is incurred during construction period. Ask bank to investigate, provide you with a timeline of events and revert to you within 14 days.

2. Attach copy of your LO

3. Copy BNM.

I guarantee you step 3 will ensure the bankers revert to you within stipulated timeframe.

Post investigation if proven it is bank's panel lawyers fault, the firm will normally bear the LPI. They rather pay few Ks rather than let the banks blacklist them from future businesses.

Went there last week have a tour but still cannot see my unit since bank not release the balance yet but sales person good enough to show me because VP time I not in KL.

Overall finishing so so, landscape quite ok but quality of paint is far below my expectation.

The colour is much difference from illustrate , KNN
