What are your thoughts on this project from investment point of view?

IMHO, the location is very far deep in. If I am not wrong, the site is just right beside Bukit OUG condo and we must cross a narrow bridge to reach the site. The Bukit OUG condominium is very high in density and with the upcoming Z residence, will that location become too congested? How come the OUG condo sub-sale price is so low as I saw some people are selling 180K for their 1200sqft condo which is quite rare nowadays when all properties price has gone up.

However, the early bird package looks attractive. It may make this project worth buying. If is for own stay, I will definitely get it. However, I am planning for investment. Hope all the properties sifu here can share your views as well.

That's weird shakehead.gif Did I say that I will make my decision based on forumers??? You are right, feedback from forumers may not be right but it is NOT definitely wrong. That is the purpose of having such forums. Everybody has their own opinions and those opinions can give you a more complete view on the subject matter.

I do not take comments blindly. I will do my own research and analysis as well. Getting comments from forumers is one of them. Then what is your purpose of joining this forums if you are not here to ask for opinions? Trying to 'show off' your experience ?? icon_rolleyes.gif

There is no need to generalize. I think everyone at least for me here who is in property investment will not just base on 3rd parties' statement to make their decision. I agree with you, do not just listen n accept. Doing your own homework and make your own judgement. However, getting 3rd parties (properties sifus) advice is very beneficial as well in your decision making process.

I presume you may not be a malaysian or you are a 'special breed' malaysian where taking comments from other parties is considered 'sick, lack of analyze thus lack of confident'. tongue.gif

When all the projects (Max, Z and Kiara) are completed including Bukit OUG, there are more than 4000 units available in that area.

That place will be really congested hmm.gif

But that is kind of weird to have asrama and community centre in the condo compound. Does it mean in the future, the residents in asrama can just walk in and out the condo compound freely? rclxub.gif

Haha.. naleh33, with so many projects i'm not scared of congestion anymore because it is evident the existing road won't b able to handle projected traffic. New access is guaranteed.

Do you know by chance that the new access road has being approved and when it will start constructing? That area will really be very congested. The asrama and community centre thingy is a bit annoying to me. I bet during Fridays after the prayers, that area will be in havoc.

Hi all,

Anyone here has purchased a unit(s) for this project? I just went to the sales office today. All have been taken up except for 5 units of 1288 sqft and 2 units of 1400++ sqft. All the 1050 sqft are either taken up or blocked by developers (reserved or bumi lots).

Comparatively Kiara residence has more advantages on the location site than the upcoming Z residence and the Max project.
1) Nearer/Walking distance to the upcoming park & ride LRT station.
2) Lower Density
3) Quite far away from the High Tension cable. If I am not wrong, Z residence will be the nearest to the High Tension Cable.

Disdvantage
1) Leasehold (I am not too sure whether Z and Max are freehold projects or not.

From the take up rate situation, this project is selling like a hot cake.

If I am not wrong, Kiara's land belongs to the Government Islamic division and Kiara purchased it with the condition to have the Islam community hall setup beside it.

When is Z residence going to be launched? If Kiara prices their project at about 340++ per sqft after discount, I believe Z residence is going to price it even higher since it is freehold.

I think mostly confirmed. I heard that it is one of the requirements from the Islamic division to build the community hall in order for Kiara to develop the land. Of course, it is good if the community hall is not built there.

Has Kiara managed to secure partnership with other banks besides UOB and Alliance? I heard they are trying to get public, maybank into partnership for this project. Only panel banks loan is entitled for the DIBS scheme.

Only BLR-2.1?? So little, I thought the advertised rate was BLR-2.2? UOB bank is offering BLR-2.2. Of course , your brother can apply for UOB bank as long as your brother has not signed the offer letter. We are the customers and we have the rights to choose the bank that we want. brows.gif

I heard the quota for Alliance bank is full for this month. That is why the developer is transferring those residents from Alliance bank to UOB.

I was informed by the developer that they have not obtained the approval from the local authority yet to start construction. Do not know whether there is any problem or not.

I think you may have to register yourself with the agents. There is a list of people waiting as well. I have about 4 friends waiting for someone to reject their units or their loans to be rejected. This project is another BBB project. laugh.gif

No uniqueness?? How unique do you want it to be? like Capers??

IMHO, in terms of uniqueness in design, I think Z residence is doing okay. They have sky lounge as well. Just the density turns me off. If the density is as low as Kiara, I will definitely sapu one. hehe.

The Kiara Residence sales office is located at the LINK shophouse in Bukit Jalil. Just a few units away from Treez Jalil Max office, Opposite KM1 actual site.

Kiara Residence was sold off during the soft launch just a week before the CNY. However, there are still a lot of units booked by the directors which may have the possibility of being released later. I heard there are quite a list of people in the waiting list.

KR2 is just opposite KR1. KR2 will be just behind the new LRT station.

Yo UFO-ET bro, Why do you think KR2 is a better pick if the premium is 10% above KR1? KR2 is also higher in density compared to KR1. In fact, KR1 will be the only unique project among all projects in that area due to the density factor.
