Base on my study for current existing nearby condo, including condo for future 3 years time, i would not worry about the potential buyers or even rental.
about neighbourhood, z residence and jalil max project would be great challenge. however, bukit oug is old condo yet selling for high price.

QUOTE(nkhong @ Feb 1 2011, 01:42 PM) but 1000 unit is kind of scary ... though z residence is 1000 units but with the location and future LRT, sure BBB. hopefully selling price would be lower than kiara...

QUOTE(Lcsx @ Feb 1 2011, 02:23 PM) I think what made Kiara Residence a success is its easy entry, Free SPA, DIBs and only 3% downpayment. But there is little regard on the risk of the development and overall density of the whole area. kiara sucess is not like wat u think so surface. in fact, i seems projects with zero entry cost but with very low purchase rate. on other hand, good project would be sapu like beli sayur even there is no discount. yr statement is only correct for those looking for a home but not for investor coz they r looking for long term gain. kiara last week booking is mostly done by internal staff n developer friends, but not ready open for public yet the occupancy is almost full. this group of ppl is confident with the development.

QUOTE(hakon @ Feb 1 2011, 03:34 PM) i guess they can be sure of the success because they got a much cheaper price? i have no idea as im not one of thier staff. anyway, i dun evaluate a property from the purchase rate but only believe my own study.

QUOTE(keithcky @ Feb 2 2011, 11:05 AM) This kiara residence developer boss are same with SIERRA RESIDENCY IN BDR KINRARA developer name = sierra mall sdb bhd, but ofcoz they used diff company name. Kiara and sierra has the same facade jz different colour i would say. Sierra residency is a delayed project but not abandoned. They are also act as real estate agent, they r selling for Aston villa s/b in OKR. sierra only with 2 blocks. but kiara with 4 seperated blocks n each unit with corner lot design. kiara is more nicer in terms of facade n design. but colour is close with sierra. i dun know y u said sierra is a delay project. for yr info, sierra appreciation is more than 100%.

QUOTE(pSykhotic @ Feb 11 2011, 07:45 AM) I might be letting go my unit, which I have booked. Please PM me for details! since u had paid 3% to lawyer/developer, u are not allow to transfer name unless u have bank loan reject letter to get back yr 3% deposit, yet yr name is still not transferable and the unit will open for public again. this is to avoid ppl hoding unit just to gain cash.

QUOTE(wonghs @ Feb 26 2011, 11:25 AM) this neighbourhood also can BBB??? crazy... passby this area yesterday, omg... super high density, low income neighbourhood... got to build another main main access first... haha...bukit oug with 1000+ units u said is super high density. parklane with 4000+ units is what? you only benchmark on current neighbourhood, which refer to bukit oug. you have no idea what is the development in 3 to 5 years time. anyway, for your infomation, tanents in bukit oug is not low income as the rental there is quite high.

QUOTE(Selectt @ Feb 27 2011, 01:30 PM) yes it is low income neighbourhood because no one in the right mind (rich ppl) will live in that condo if they are earning good amount of money. your claim is only base on your own perception. low income group of ppl would not spend more than 1k for monthly rental n this is data proven. unless you are saying about own stay, refering those onwer bought the condo years ago. but we always value a condo from current market, where bukit oug gives high rental n selling price, which comparable with other condo.

QUOTE(hakon @ Feb 27 2011, 03:42 PM) well regardless of who the actual profile of the people staying there, the 'feeling' and atmosphere there currently is not very nice... maybe things will change with the newe lrt station and the development there... but you cannot deny that it currently does not have a nice feeling... agree on the "feeling" that you mentioned. i will only consider about "feeling" for own stay. but defenitely no for investment. when we talk about investment, we need refer to data.

QUOTE(hakon @ Feb 27 2011, 04:32 PM) the issue i have with that is that this 'feeling' will probably be felt by future purchasers that investors depend on to take the property off the investors' hands... but anyway, i am also looking at that area... more on z residence for that matter... we had switched the topic from whether bukit oug is low income tanents (answer is no) to investment opportunity. in terms of capital gain, from the current market price, it has room to grow if compared with current existing new launch. in terms of rental, it is almost as high as other condo, but will face challenge from other nearby new projects that completed in future.

QUOTE(ronn77 @ May 20 2011, 07:42 PM) One side facing highway, another side facing LRT. Seems like a die-die situations, both are equally noisy. The only bonus is near to LRT. u r refering to kiara 2 but not kiara 1. kiara 1 facing high way or Rainz/bukit oug. same thing goes to Z residence and Rainz.
