today prasarana announced potential development project in Ara Damansara ...the plot of land besides Eve? convert into commercial??any idea? Perhaps sooner or later, that piece of land currently serves as LRT parking, in time to come, will be too commercially attractive..

im also not sure which parcel of land they are refering too...as far as i know, the LRT depot land belongs to them ...perhaps conversion into commercial??

View of KL is great on high floor and the issulation is sufficient. most of the time, full blast aircond is the norm as it is only a suite, not a bungalow.
It will be a good idea to rent out eve suite on a weekly or monthly basis if its not for own stay.the whole concept is made out for boutique hotel and with such facilities comes with carpark, it will be highly appealing for outstation or corporate executives with budget..say RM150-200 per night or RM1000 per week or RM3000 per month.With LRT station ready, it will be even more appealing. Think about how budget and boutique hotel has been blosomming..there must be a demand for it. The return could be quite good if such idea can be implemented rather than renting on a yearly basis at low yield rate.perhaps can try out with few units and see how it goes..some brainstorming will be useful...any feedback?

thats what brain storming is all about, start on a small scale and to be implemented if there is a demand..if its on a weekly basis or monthly basis, operation will be minimised.it will be good to work out with corporate around the area..

A quick check at I bilik.com for short term rental...seems damansara perdana is doing quite well, a few groups of specialised management are already providing such service. Of course location wise, its much better than ara damansara..therefore the market segments should be targeted on corporate stay. then again,its a food for thought, since most of the owners are buying for investment at eve suite. yup management effort is not easy but there should be a market for it since all designs and furnishing are id generic.If there is a substantial number of owners willing to participate, then it will be feasible for a managment company to manage it professionaly. Anyone here who is in boutique or budget hotel business?

Hi NWC, will keep you informed since you have an interest.
Its worth exploring in renting out on short term basis for better yield, besides the property will be more well maitained rather than renting on a yearly basis.Coz after renting out for a long term, your current good looking suite will be seriously worn down without good yield. I may do a pilot project to test the market at Eve Suite which I believe will serve perfectly for the targeted segment needs with its id furnishing. I dont mind to pay at least RM150-200 per night if Im from outstation coz normally for budget/boutique, you have to pay almost the same figure or more with less space,no pool, no carpark.Not to mention the private steambath too. In the meantime, defect has to be fixed up first, perhaps that will take the whole month. Then grille need to be done(make sure is powder quoted provided by management-quality is not bad) and of course bathroom tinting.Rather than using the normal frosted colour which is similar to budget hotel, I may opt for brown gold tint which suit the overall colour theme. I think these are the two main fixtures for suite unit.

I have checked a few suppliers for grilles and tint. So far, this supllier has the better quality.Perhaps with more than one, can get better pricing.Currently quoted at 850 for grille and tint brown colour 500(without design).PM if interested so that can hv better bargain.

I has been a long time since I look at the thread. Its indeed a good investment thus far based on the quality furnishing and reasonably good rental rate(1700 to 1800). Some short term rental (6 months) can go up to 2500 which has been offered before. Anyway, the key is that the owner at Eve can actually choose or reject the tenant offered by agent. The sustainability of the rental will depend on long term maintenance, mixture of the tenants and the upcoming development that is taking place. With the upcoming LRT, I think at least it will maintain the current rental rate if not slightly higher at 2k when ready. The occupancy rate should be higher than expected(at least 65 %) What is viewed from the LDP may not reflect the occupancy rate as most tenants tend to be single or couple and seldom spend too much time in the unit, if yes, normally curtains will be closed...privacy laaa. Its important though that the owners should rent to good tenants and make sure the fees paid has to be followed with good maintenance by the management. Should frequently keep them on their toes to ensure good rental rate is sustainable.

I would say 65 rental and 35 owner.. Some owners may choose to stay on for the time being and perhaps rent out later.its really a cozy place and convenient if u have a car. The space for the suite is just nice and the layout is good..of course the steam room works perfectly well. I think the first impression of the design and layout attract most of the tenants as far as I can see. The pool is great too...also some of the carparks can accommodate 2 cars back to back...should hv bought a few more ...haha but not enuf resources. As I mentioned before in this thread, it will be best to rent out short term at a higher price and i can see there are owners doing that already thru Air bnb 200 per night

yes, it was known but during then all the developments were shouting about having lrt mrt etc... but this development slowed down halfway...so all owners panic shit. Furthermore got batu api ,nay sayers...so luckily, it turns out to be alrite.

The traffic is bad due to the LRT related construction especially on the main road of Subang. Hopefully it will be better when its completed. Its hard to compare with PP as it is a different product altogether, then again, the yield calculation should be the same. The targeted customer would have a different point of view when they compared eve and PP for example. I would say the on going property development should be more relevant for comparison, eg oasis, h2O, ara green , condo besides citta mall etc. Of course some discount should be factored in for eve rental and selling price as compared to newer properties when ready.
800 plus average psf on current going development prices partly furnished or none(especially Sime Darby projects), therefore the asking price for eve rental and selling should be hovering about same price or slightly higher as of now unless the economy take another nasty turn. Then again, with the current resonable interest rate, most able owners should be able to hang on. As mentioned, its important for owners to be choosy and rent out to quality tenants and watch out on the maintenance quality. Like it or not , LRT will still be a boon as its just next door.Hopefully it will, not be too noisy and cause a claustrophobic traffic around that area.

There is a FB for Eve suite owners but till now I couldnt log in? I do not know why. Its true the current management sucks but not big time yet. As the owners' committees have been appointed, I hope that the management will do a better job.Complaints are necessary to ensure quality maintenance of the place. I ve highlighted to the management the upkeep of the area yet its not satisfactory...most annoying are uncivilised tenants/owners who throw ciggy butt around pool area or leave left over food and drinks in common area.

To be fair, overall Eve is still a quite attractive property with internal good design and nice layout.The facilities are nice with big pool and a cool gym with comfortable and big spaces in the common area. I would say thus far the security guards are doing a decent job.From now on, its important though for owners to be selective on their tenants and ensure the management maintaining the place well with more commitment and the help from the committee members.
