Nice view from yr take. Hopefully, it will be going full force soon.Developer is concerned about material hike and therefore they want to move fast. Money is getting smaller.

There are buyers and non buyers in this forum and there are also others who like you having serious consideration in this project. As usual in forums, there are always biasness in opinions, sometimes to the extend of either stating the best out of the situation or condemning the project thoroughly without fair consideration. I would suggest that to read comments logically rather than conclude based on certain biass personalities. the best is to view the project site few times and the surroundings and decide based on yr needs rather than others. Perhaps you can view the developer's previous project ie: The Pertama Residence in Cheras, with same development concept.At least to know the commitment of the developer.

It's possible at RM2.5 psf..ie 2500 for a 1100 sf 2 bedroom unit with 3 carparks. I dont think its fair to compare with neighbouring apartments as these are newer and much nicely furnished. Its obviously targeting at a different market segment as we cant generalise though its in the same location. Three years down the road depending also on the development of Ara Dsara plus the LRT. Of course sustainability of rental is another issue as more condos to be built in future and whether the NZX business shall revive its business by then. If the international school is built besides NZX, it may help.

Is comparing d man vs eve suite apple to apple basis? Furnishing,facilities,total carparks,new vs old. Targeting on the same market?? so 2k per month possible???

Ara damansara is still in the midst of development based on its location.Therefore, you are seeing significant appreciation on residential housing. However, commercially wise, its still very much to be desired. This could be due to surrounding development is still slow and perhaps there is no attractive pull factor thus far. However, to be more optimistic, am sure it will develop into a integrated township in few years time based on its location. The future development will surely help to elevate Ara to become a commercial area and Eve suite with attached LRT station shall also benefit from it. Though its true that most of other housing area will have LRT station nearbyin the future, then again, in every location be it in PJ,KL ar Puchong, there is always demand for certain places for certain group. Therefore i dont think its fair to generalise that LRT station is everywhere. There is still an edge to the development. As for rental, the estimation is fair to be in between 1300-2500 depending on size and facing. Bear in mind, we are forecasting when LRT and other development in Ara is ready in 3 years time. Time will tell.

Its not fair to have some personality targeting Eve Suite as a punching bag. Comments that have been made seems to be all pessimistic and no doubts some of the arguments seem to be constructive. However, opinions tend to be bias without considering other positive points. Hope that this will turn out to be a healthy forum with fair and mature comments.

The previous development ie Pertama Residence in Cheras was delivered before due date. The quality delivered was 70-80% as per show room as Ive seen the apartments.In fact, buyers were quite satisfied with the property as the pricing was good, bout 200k, except that, carparks are not provided.Have to rent!!
Eve project does have its plus as 2-3 carparks provided even just a studio and small apartment.Hopefully, it will be completed same time as Lrt station.

The construction work started as soon as they obtained the developer's license between October- November 2011

Eve was officially soft launced in January 2011 with booking fees commitment.
Target S&P in march 2011 but was delayed due to carpark and linking bridge issue with MBPJ as the project site was just beside LRT station.
Developer agreed to build additional carparks, linking bridge to LRT station and contribute to improvised the road along LRT station.
License approved end of October and SnP ready in November 2011.

Thanks, may i know the facebook address again. Hopefully its going well from now onwards...went to verde at ara damansara by villamas selling at 550 psf partly furnished...all 3 blocks sold out launching latest block A soon.Layout looks good too,but heard the developer's reputation not so reliable.
