2.5k impossible lah. No matter how beautiful the eve is, the tenant is an issue especially at this area. 1.5k for one room unit maybe lah....but very very very difficult too. Pilot and high class people can stay at oasis, amaya why should choose eve which next to crimson with abandoned nzx around there. Nzx cant revive no matter how lah, because is a dead end area from tropicana amd ldp. Why people want to come to nzx if got other place for shops.
Personally i also hope this area up up up because i also have few units nearby there. But, sigh...is not easy as look at the location and buildings at the surrounding.
Crimson 3 rooms 1.5k, bigger units 3 rooms 1.6k
Diaman ria 1.8k max max max. Mostly 1.5k. Mean the tenant at this area only able to pay this rate.
Mahkota, sterling and coming up zenith with paradigm mall only about 1.8k.
Be realistic, high end tenant or so called rich tenant wont stay here.
Eve buyers mostly buy for own stay, yes, is ok. If buy for investment, have many other better area to invest. I believe those buyers buy eve for imvestment are hoping for miracle. You should know the area well and survey first before buying. Eve suites definately is overpriced unit. Those fscilites not worth the price. Later once stay in, will facing management fees or maintenance fees problem. Too many stylish stylish parts to maintain which should cost more than 0.3 per sft, which is mont kiara and taman desa price agsint. If many owner do not pay maintenance fees, things will start to fade and fail and become run down.
I was once at the place to look at the show room. I must admit I was pretty impressed with the furnishing but since, if at all I am buying, it will not be for own stay, so I have to call off the buying decision.
Yeah if the place is able to portray the yuppie image then there is hope for it to fetch 2.5k above. But some how I am not so convinced that the area can fetch that image. We are talking about not just Eve suite which is responsible for it. It's the D' Aman Crimpson, D' Aman Ria and NZX and others - collectively - which I am talking about.
