Serious ? Then when would one get residential rate and when will one get commercial rate ? Seems people can get 90% loan for this property, meaning this property is under HDA wor.

More than that.

Should be the stamping date instead of the signing date. Surprising so so so so long this has been discussed, there is still no date established. No one seem to hold that information.

Sure or not, rental of 2500-3500 per month ? For a studio unit ? Do you any current rates which allow you to project right up to this figure after 3 years ?

OK if it is a 2 bedroom units with 3 carpark, then the figures are not so far stretch. Thought you refer to the studio unit.

You should know the area well and survey first before buying. Eve suites definately is overpriced unit. Those fscilites not worth the price. Later once stay in, will facing management fees or maintenance fees problem. Too many stylish stylish parts to maintain which should cost more than 0.3 per sft, which is mont kiara and taman desa price agsint. If many owner do not pay maintenance fees, things will start to fade and fail and become run down.

I was once at the place to look at the show room. I must admit I was pretty impressed with the furnishing but since, if at all I am buying, it will not be for own stay, so I have to call off the buying decision.

Yeah if the place is able to portray the yuppie image then there is hope for it to fetch 2.5k above. But some how I am not so convinced that the area can fetch that image. We are talking about not just Eve suite which is responsible for it. It's the D' Aman Crimpson, D' Aman Ria and NZX and others - collectively - which I am talking about.

I concur. Everywhere will be LRT and MRT by then. Bottomline, the Eve suite area need to be able to carry the yuppie image so likeable by all the rich fellas. Is it able to do that ? That's the question we need to ask.

Interesting. How the dates will be accounted for when one signed a 3 months extension for the furnishing ?

The 3 months extension is for the furnishing, meaning it's independent on the original VP date, isn't it ?

Shouldn't the developer is still bound legally to deliver within the contract period (without the furnishing) ?

The eve suite rental seems high. 680 sf for RM 1800 ?

Even if I take the online portal's figure, RM1600 seems high. Mainly due to fully furnished ?

How's the occupancy rate ?
