Finally!!!! Long-waited condo in Happy Garden..

but the price really a bit steep ar! This makes G-Residence @350psf sounded like dirt cheap...

wanted to hear more about the unique concept. And about the LRT, NOPE, it is NOT near to the proposed LRT lar, at least not walking distance. Driving distance is very near to OUG station (around 1km++).

Can't wait....favorite location + favorite developer...

problem with that area is, if you're going to flip it, then you need abit of luck, however if you want to rent it out, it's quite hard, the location itself, is very very very convenient, most major highways are within 1-5km away and there are alot of entries and exits and it's a nice place for own stay

however, the name kuchai lama doesnt give you any extra 'premium'
unlike mont kiara/bu tongue.gif

They got wind of the chinese school, 'guanxi' mah, smelled the $ & tagged along to happi gdn. That explaings the hefty premium, good for families with children. Other than that .. very 'chinese-taste' developer.

Seriously for own stay I believe...

With 800k, you can get pretty good landed properties around this area.

Like I said before, concept will be the key selling point...

i did went in and take a look
those which are under renovation, they nearly break down the whole house and redo.. just left the walls
window, door, floor.. everything have to be removed

i did went in and check those which are not under renovation.. the design are like 80's double storey house sweat.gif

RM800k for 1405sf will come out to rm569psf. Wondering if really can sell all at such high price. This make those earlier launched condo nearby like Gembira Residence and Desa Residensi pretty cheap at around rm280 to 350psf, even though SHC condo may have a better specs.

I went to their actual building location. Frankly speaking, I'm quite keen to get this for my first property. But no one knows the actually selling price.

I have heard rumours that although it has yet to be officially launch, the first block (there are 2 blocks) are fully sold out. Goes to show the level of reputation and prestige that See Hoy Chan carries.

I think rental yield will be quite low considering with a MYR450psf price tag, you need at least 3k for the smallest unit to make it worth while. As for capital appreciation, the current price is already a premium. Hence I highly doubt you could get much.

If I have a matrix to score this project :
Potential Rental yield : Low
Potential Capital appreciation : Low
Location : Medium (its Happy Garden, no special)
Accessibility : Medium (so far there is only 2 way, one in particular is pretty small)
Access to public transport : None! (no way you can walk or take a bus to anywhere)
Comfort : HIGH!!! (its a luxury condo man!)

Open to others opinions.

Haha that is just my personal opinion, but I gave a conservative approach for my analysis.
But having look at the area again, I think I'll put accessibility as HIGH. Considering that it is between MEX Highway and Bukit Jalil. With the highway, you can reach anywhere easily without any jam. Only downside is the toll...

Based on what you said, I guess this property doesn't make much sense for investment wise.
Considering that the price is on the HIGH side and accessibility is so-so. Yet many are trying to purchase it, I guess it is mostly hot money.

From my own opinion, condo should always be at 400k to 550k. if go more thn tat thn why not landed as someone mentioned here before as well.

but yet am interested. if the price range is about my side.

went there yesterday and have a look. 1500sf is about 750k, about 500 psf
1500 sf left few units only, rest are 1700 or 2100 and above.

visited the showroom yesterday, and discovered that their compass direction on the boards were wrong!

The arrow pointing to North was the opposite of the actual North. That means East was actually West, and vice versa. And I saw that there were more units sold out on the wrong East.

Best still, the salesgirl was aware of it, but they claimed they were too busy to fix it. It's been 1 week since the showroom opened lehhh...

Got passed-by the area last weekend and saw there's the official launch of Seringin Residence. Got free buffet (fried bee hoon) lunch provided.. Somemore RELA team is controlling the traffic-flow infront of the show-unit.

I saw most of the visitors are those chinese (age above 40+) family, bringing son/daughter(in-law) and grand-child. 1523sf selling at 780k-800k++, other bigger units cost 1.1m-1.6m++

There's so many richies ppl in malaysia, just too bad I'm not one of any of them doh.gif

Its already launched long time ago. And its not dead so no need to revive. What they are doing is just promote to sell off the remaining unsold units which are mostly 2119sq ft and above.
By the way, got makan there I heard.

The other night (last Saturday) SHC threw a Purchasers Appreciation Night - big makan for Moon Cake Festival Celebrations but that is only for those that had already purchase.

Last time i went there about 3-4 months ago. only left big size unit. price go up a lot.
all left over units are million above. mostly bumi release unit.
a year ago some units price around to RM800-900k. now already rose more than million+ and still escalating.

1. cause this is not a project for flipping
2. SHC SA didnt pretend as potential buyers and post a bunch of "PM me best price, really interested"
3. SHC dont pay commission or introducer fee so no agents here disguised as interested buyers
4. buyers who bought this are most likely not their first home purchase so therefore not as excited as first timers.

Most, or maybe all of the decent views in Jadite should be gone by now but it's pricing is definitely attractive. Gamuda is definitely a trustworthy developer based on its track record, hardly heard any complaints on their past projects but the way Zalam promoted CT and how chulk is responding to our many queries do give me some confidence on CT, and that was one of the main reason i placed my booking. To add on to that, Zalam's previous quality is definitely not on the high end side thus we can't expect CT to be different as well wink.gif

Initial maintenance fees is not a good indication of FUTURE LONG TERM luxury.

To really get LONG TERM luxury into condo and service apartment, they will have to match it up with the right fees and collection.

Small initial maintenance fees is deceiving.

Not all floor/units have balcony. If you want the balcony equivalent to SD-1, then look for type SL-1 or SL-2

no no, this all about developer reputation and standard.
believe many high-end developer also never state when it come to common area.
but at the end they still using the quality brick road at the entrance. because it show on the artist's impression picture.

Can still sue them based on their sales brochure. If not then any developer can draw the heaven and earth but end product becomes something else.
Here are cases been won before and even late delivery date can be challenged to follow the sales brochure instead of S&P date

still its an inconvenience to the buyer to appeal/request when the developer already give the potential buyers the initial impression of the condo

whilst i think they condo may not lose much on tangible values, the intangible values like reputation is at stake.. but will it really hurt SHC in the long run considering all other deliverables they have over the years ? i really doubt so...

there was a case for mk11. uem sunrise. mk11 lobby area was suck and pale plain after vp for long time.
all the owners gather shoot kaw kaw the developer.
threaten them if no action taken will expose to all malaysia news.
until they agreed to have big improve and upgrade the lobby area.

my fren owned 2 units at mk11 there. he also 1 of them went shoot kaw the developer.

future selling price sure will affect sikit. coz minus mark on their branding and track record.
buyer no more trust them for luxury development
if same lvl developers at same place same price. sure u choose the better track record better quality.

This developer cannot make it. They are cutting cost.. the main road is only newly paved on side. The other way is not newly paved.

I think SHC is reputable. This unit is still building. No point talking about superficial work. Complete after CCC then to judge them.

Anyway, i heard this project delay for months. If they are not reliable, they should have handed over the owners already. Touch up can be done later as the units were ready 1 year ago. No point waste $ on LAD.

I know this project because i passed by there quite often.

I think its Grohe faucets, etc not the WC
Originally its suppose to be Toto fittings, for me going to Grohe is a downgrade not upgrade

As for the pavement, the "artist impression" shows a paved road. You can see this with the patterned lines. Right now, its like cement and painted (like in car parks) one part and tar another part

I was there when they launch too bad i have no $ to buy. I clearly saw it is Toto brand coz i renovated my house b4, I was impressed that they show their guests what brand they used, other don't. TOTO is relatively more expensive compared to others like Johnson Suisse.

yes i remember there is a display board that shows all the bathroom accessories given and they are all Toto brand
thats why, going to Grohe may or may not be an upgrade. Grohe and Toto both got high, medium, and project models so it depends what they will be giving you. Those Grohe could be excess stock taken from their Uptown project as I saw they are using Grohe over at Uptown show house

they also said all the basins and sink will have hot water, lets see if this materializes

Anyway, as what u mentioned, they still have not deliver so nobody knows they provide better or lower grade of Grohe.

Laymen like me Grohe = BETTER.

And, cannot they have bad quality just because of tar road. They could be using sands from Mars or cement mix with diamonds. So, i think it is too early to judge.

By the way, no point having expensive tiles as it will break after some lorries go over it. Lasting is more important. Aesthetic comes second.

Just my personal opinion.

I think they will be handed the key by end of Feb - early Mar. I went to LeYuan to compare the condo with Seringin, price wise, LeYuan is better, but overall ranking, Seringin still better than LeYuan. LeYuan has the artificial beach resort theme in the middle of two buildings. It's nice but I don't think the maintenance will be easy espcially with the sand etc. Whereas Seringin is having the eco green concept which impress me and they have got so many facilities and the design itself is pretty good. I heard from the Sales Agent said 1.2mil will be able to buy the 1600+sqft. Compare with LeYuan with around 1mil to get a 1600+sf, I wouldnt mind to pay for extra to get the green concert and all the nice view and facilities.

Friend brought me to visit her 1523sf unit. After ending into the unit, I was shocked with the layout! There's no proper kitchen layout, the bathtub at the master bed room looks so mini! N u can only put the queen size bed at the master room shocking.gif

As for the facilities, I find the weirdest thing is the steam room and sauna room where they are being shared, not separated by male and female. Not only that, usually after having sauna or steam, u come out n take shower. Guess what, u have to walk outside (near the pool area) then go inside the other room to take shower sweat.gif

OK, about the eco green concept, that depends on how an individual perceive it. To me, there's nothing much to shout about.

I think it is OK, considered the price you paid, buyers got a good deal.

I suggest owners paid around 2.5k to appoint a property inspector to inspect the unit and later submit the report and defect list to the developer.

That's atrocious - the door frame and color look so old fashion and low cost. This is the reason why you can never touch SHC products, or any of their related developments like BUCC. Look at 9 Bukit Utama, looks so dated, and I thought this Seringin will be different, remember visited the showroom and looked quite modern.

But proved wrong with the end product. That workmanship is appalling.

Yes both operate as separate entity but the DNA can be traced back to the same. SHC has a more modern offering like Seringin and Potpourri, but the execution at the end looks quite appalling, judging from photo above.

I have not visited Seringin, BUT those photos say quite enough. The choice of furnishing also seems to lack class and taste. Door frame painted so badly. Rusting rails at the aircond ledge. Skirting badly installed.

If the workmanship is not good, should largely blame the main con. But SHC must also share the blame. Their project manager probably didn't do his job monitoring the main con.

Guess who is the main con for Seringin? They are the one doing Icon City now...good luck to those that bought Icon City

Compare to recent vp 2 condos around... leyuan and arte kuchai. This seringin very stand out the most. Especially after visited the arte kuchai. Arte kuchai very like a piece of sh*t N a total disaster for so called luxury development. Try go visit arte u will Sibeh glad U bought seringin.

I think around that area, Seringin offers the most facilities. Saw iproperty.com.my, Seringin even have 3x Ping Pong Tables, 2x badminton courts (picture look like got aircon), then got hot and cold dipping pool and super infinity pool really infinity, think i am not able to complete even 1 lap.... Kinda surprise they have so many facilities in that area

Seringin could have been a great condo but now it's just good. See Hoy Chan cut cost by hiring Saratimur to be their main con which in turn gave a very poor quality product. They also got a not so clever architect to design the place with several flaws

Ppl say SHC not so experience in residential high rise which I believe now. Good luck to those Porpourri and Uptown purchasers

Heard some hearsay that neighbor Le Yuan Swimming pool sand are blowing into neighbors. Heard they might go court to put an injunction to stop them for having sand swimming pool. Not sure how true.

Insider news. SHC was suing the main con, one of the reason is built quality especially this seringin project. One of the common defect was water piping as leakage happened often before VP. My friend company is one of the sub con. Market short of quality main con due to many projects launched in recent year. Hope SHC well manage the defect after vp.

Too bad le yuen beat kaw seringin Liao. Due to le yuan got much practical layout. Seringin 1500+sf size come only 2 bedrooms is a real cacat layout ever. Some even asking for 900k for 1500+sf. Can't sell it out for so long.. Looks like price keep falling down liao. Facilities area also look cacat... After go in 6c.... No eye see Liao.

Ya! the facilities are not really practical compared to Le Yuan. Can see many people like to utilise the facilities in Le Yuan during weekend, even organise full moon party, bbq party, etc. Seringin facility very quiet during weekend, so confirm many Seringin buyers are investors, not for own stay.

This statement really funny. Seringin units all big size and not cheap. I don't see investor coming in this class. In fact LY is investor play. I guess most critics here are agents pushing for other projects.

Facilities in Seringin out beat all those cheap skate condo nearby.

i wonder how much is the LY? as far as i remember LY is much cheaper and investor normally will go this type. Occupancy rate can really tell which class of ownership?

By logic, investor will not enter Seringin type as high cost and big size unit. Very difficult to trade. Put your self in that situation, most will go LY.

Another theory is SHC has many loyal cash rich buyers who do not mind to park the money without the pressure to sell/ rent.

I predict we will see the similar trend in the upcoming VP Uptown Residences where most purchase are for investment despite the big size in family tower.

This project fails because the architect and the former project director did a very bad job. that's also why SHC handed over the units late. Layout not practical, that's the killing factor. Many investors there, tot SHC project sure can earn big money. Mana tau the layout sucks.

So called high end development. The Gym room also looks Sibeh cacat to the max. Looking up the gym room ceiling want to faint Liao. Worst than mid end gym room. Sibeh cut cost finishing.

i think is depend want time go out. Before 7:30 am still ok, after 8am the old klang road will be jam. Got few way to go, old klang road, salak highway. use the waze to check the traffic every morning. I think from happy garden to mid valley just 30 minutes if traffic is bad.
