i did went in and take a look
those which are under renovation, they nearly break down the whole house and redo.. just left the walls
window, door, floor.. everything have to be removed

i did went in and check those which are not under renovation.. the design are like 80's double storey house sweat.gif

RM800k for 1405sf will come out to rm569psf. Wondering if really can sell all at such high price. This make those earlier launched condo nearby like Gembira Residence and Desa Residensi pretty cheap at around rm280 to 350psf, even though SHC condo may have a better specs.

not everyone prefer landed
a RM800k landed in (for example) puchong might not be able to provide some facilities a 800k condo can, and there are some of the security and maintenance concern
of course i wont deny there are advantages of getting a landed
my point is landed not necessary always better than high rise smile.gif

In Malaysia, we have choices - Landed or Non-Landed..

In other well-developed countries like HK, only can go for High-rise with limited budget.

I went to their actual building location. Frankly speaking, I'm quite keen to get this for my first property. But no one knows the actually selling price.

I have heard rumours that although it has yet to be officially launch, the first block (there are 2 blocks) are fully sold out. Goes to show the level of reputation and prestige that See Hoy Chan carries.

I think rental yield will be quite low considering with a MYR450psf price tag, you need at least 3k for the smallest unit to make it worth while. As for capital appreciation, the current price is already a premium. Hence I highly doubt you could get much.

If I have a matrix to score this project :
Potential Rental yield : Low
Potential Capital appreciation : Low
Location : Medium (its Happy Garden, no special)
Accessibility : Medium (so far there is only 2 way, one in particular is pretty small)
Access to public transport : None! (no way you can walk or take a bus to anywhere)
Comfort : HIGH!!! (its a luxury condo man!)

Open to others opinions.
