I suspect they have not built them yet, as their aim is to vp as many unit first to reduce loan interests and catch up on late deliveries...visitor car parks coke later...unfortunately fact of life...

The BAD news is most of the tenants are from middle- east, and quite many tenants actually moved from the Elements to M-City.

This explains why the Vandalism behaviour in the Elements now is happening at M-City.

Just look at the vandalism at the Theater/Movie Room main door @Level 24, as well as Block 1 viewing deck @ Level 29, proven the bad quality of tenants.

Hope M-City mgmt can do something to monitor this closely, to avoid the M-City to turn-out to be another Elements with vandalism culture at the common area.

Good to hear the occupancy rate to be high in such a short period of time.

Regarding the vandalism, the best way is for the owner to report or complaint to the management company in turns to put pressure on them to put CCTV or more surveillance in common areas.

Do you have photos of these damages or more descriptions. If each of the owners can write an email to management , I am sure it will make a difference.

I think the management need to set up more precautions and set up punishment to those liable to the vandalism. I am not saying they doing their job but need to do more.

In any case, I am pleased with occupancy rate so far, better than my expectation.

My thinking is whether the management can put up CCTV to catch these people who are responsible to the vandalism. These are common areas so should have no problem with setting up CCTV. Just a thought.

Good news indeed. I will send the management an email anyway just to highlight it so that they are aware. I will also ask what precautions they will make in future and see what they say. I encourage all tenants and landlords to do the same as well. Thanks for the update.

Yes I believe they are still selling the block 3 units which are still in development and due to be completed mid 2017. The units that are now collecting keys are for block 2.

There are some silly defects like upside down light switches and the motion sensor not wired up, but generally I was very impressed.  The only minor disappointment was that the sink in the second bathroom has no hot water.  Wouldn’t bother me so much if they used a single inlet tap, but they put a hot/cold mixer tap with both fed with cold water, which seems like an unnecessary shortcut.

Garden still looks a while away (I’d be surprised if it’s ready by December) but they are working on it.  Overall the facilities are incredible though and that’s why we bought the place, so we’re very happy. 

The going rental at the moment is a bit of a joke for what you get, but given so much competition I can understand and after a year or two I would expect it to rise to a more sensible level.  Those renting now are getting a real bargain.

Congratulations. Hope the garden will be good when complete.
Regarding the rental rate, yup agreed that it's low but I think it is much better position to nearby properties eg elements which will definitely suffer. I would say if someone wants to rent in this area, M city would be the best one. smile.gif

That's how mashing price them. Those bought block 1 got in at lower prices, then block 2 and finally block 3. The sales guys claims that those bought block 3 have better furnishing but not sure it justifies the price difference.

The last time I checked is around RM 1,200 per sqft after discount. Note this also depends on sizes as smaller units will be more expensive.

Yup. Agreed. This is why I said block 3 is very expensive and it is better buying block 1 or 2, which are cheaper.

Initially I thought that must be a bargain at about rm1,000 per sqft. When you click on the link, it is auction for M-suite, which DIFFERENT from M-city!!!

I think these might be units from block 1 as those are the prices at that time. If they are block 1 then they should not be developers unit as they should have been fully sold. Subsales?

If they are from block 2 or 3, then the price is too cheap. Block 3 units are more than rm1,000psqf.

A lot of these units are advertised to catch your eyes. Try to ring them and see what they say.

The multi-tired garden still work in progress. Perhaps will be completed only after CNY.

From the lighting at night from MRR2, M-City occupancy seems good.
Block 1 about 70%, and the newer Block 2 is about 40%.

For one bedroom, it is 2k to 2.5k per month for basic furnishing, then 2.5k to 3k for fully finished.
