Visited the actual site in June 2016. Based on my personal view:
The Pros: 1. Swimming pool area and the skyline view is stunning. Nice view of ampang hilir lake and klcc view. 2. The gym is huge, nicely done with a nice skyline view. 3. Both Block 1 and Block 2 lobby is nicely done, as per their brochure. With marble flooring and good selection of furnitures too. 4. Lagoon park completed at the Block 1 area. Nicely done!
The Cons: 1. Those unit facing Jln Ampang, especially Block 1 which is also near to MRR2 highway, can be a bit noisy. 2. For Block 2 & 3 facing lagoon park and connected via hanging gardens on 11, 17, 23, 29 and 35 floor, the distance between Block 2 & 3 is a bit too close. Lack of privacy. 3. For Block 2, total 566 units with 28 units per floor, only served by 6 passenger lifts (3 for each Wing). Definitely not enough! Just like the normal flat or apartment standards. (There are total 10 lifts (5 for each Wing - which comprises of 3 passenger lift, the other 2 need to go through another door; maybe 1 for bomba lift, another 1 used for refuse chamber???). 4. The finishing just so-so. The wardrobe provided is not the solid wood, not sure in long term will invite termites or not. What do you think? 5. Once you get into the lift, you can press to any floor that you like. A bit concern on the safety here.

There is no construction going on by any retail units. My guess is Village Grocer will be open only in Q1 next year...
Block 2 only VP floor by floor. Perhaps now only VP up to Level 15 only.

Hope the MRT station will be announced and confirmed soon nearby ampang point.
Then all the thousands of units floating this area will make more sense, and will have more values.

M-city is 5 mins walking distance to Ampang Point, not Ampang Park!
Ampang Point is part of MRT 3, a.k.a Circle Line, which the final route has not been officially announced by MRT Corp.
If MRT 2 will becompleted in 2022, then this MRT 3 completion date maybe 2027 then??? Wow! 😅

Guys,
For Block 2, there's no more unit facing Jln Ampang & Ampang Hilir Lake. What do you think on the Block 2 unit facing Block 3? Do you think it's worth it to spend > RM 1mil, but the unit is facing other units of Block 3? You may be able to see a bit of the hanging garden though.
Thinking possibly used for own stay. Appreciate your view.

Facing lake & jln ampang, anything below Level 17 is not recommended, as it's facing jln ampang and MRR2. Noise pollution...

Multi-level hanging garden: Dec 2016 Block 3: Q2 2017.

Spot on. Walle is right. You cannot change the fact that it is commercial title. But what the developer can do is to try to apply for residential rate for utilities.
Btw - passed by M-City last night. Seems there is a bakery/cake shop at the G floor from the signage. Should be operating soon i think...

Passed by again last night. The name of the shop is Bake O' Cake - desserts, pastas and snacks.
So far, can't see any renovation work started for Village Grocer. Will Village Grocer still be there, or they have pull out?

Cannot see any work at the G floor corner retail has started.
If Village Grocer is really still on, perhaps it shall only starts its renovation end of this year, and only starts operating in Q1 2017.
Seems there is strong demand, particularly on the studio simplex, and the 3 bedrooms units.
If their multi-tier hanging garden can really materialize and can create the wow factor, i think the demand could be strong.

From the photo, it seems quite many units have been occupied in Block 1.
For Block 2- still kinda dark, the lights on only in a few units.

Just wondering. Someone told me that M-City have not gotten CCC yet, hence when applying loan have to apply under construction, even for Block 2.
So even after Block 2 VP already, still possible have not obtain CCC? And classify still under construction?

Checked with following findings:
1. Both Block 1 & 2 have gotten their CCC.
2. Village Grocer occupies part of G floor retail at Block 3. They can start the renovation after Block 3 VPed.
3. So far, about 40% of Block 1 has been occupied. Not bad at all.

The view is indeed impressive. The similar impressive view from the Block 2 viewing deck (Level 17, 23, 29), together with the barbeque place and mini playground facilities.

Just checked, and found out that there is currently no visitor parking. For now, visitors have to park at the roadside.
In the future, it is still not sure whether there will be visitors parking or not. Possibly for visitors, it's the same carpark as retail lots, with hourly parking rate as retail visitors..

Yup, i already asked M-City mgmt office located at Level 2, Block 1.
I am shocked too - when they told me currently the visitors have to park at the roadside.
I simply can't accept this.

I've asked the mgmt office. The answer was ... "We are not sure if they will build space for visitor parking or not... "
That means there are high chances they might not build it, perhaps just leverage on the retail visitor carpark with hourly charges...

The good news is the most recent update on occupancy rate for Block 1 almost reached 50%. Good news indeed.
But.... But... But...
The BAD news is most of the tenants are from middle- east, and quite many tenants actually moved from the Elements to M-City.
This explains why the Vandalism behaviour in the Elements now is happening at M-City.
Just look at the vandalism at the Theater/Movie Room main door @Level 24, as well as Block 1 viewing deck @ Level 29, proven the bad quality of tenants.
Hope M-City mgmt can do something to monitor this closely, to avoid the M-City to turn-out to be another Elements with vandalism culture at the common area.
