limited to what i knew....
individual is usualy for landed... master and strata is usually for stratified property like condo and apartment etc... the difference is usually when the condo is launched... the title is still master title... before it will be divided to strata title... that wud take some time... usually a year... i personally think that selling a condo with strata is much easier compare to a property with master title... but didnt really know whether it wud affect the price.... |

From what I know
Master - property under construction or just finished. Master title means the property is still under developer's name. Selling a property still under master's title require approval from developer 1st. Individual - landed properties. The land is under owner's name. Title will change from master to individual once contruction is finished. Some cases goes up to 5-6 years to change from master to individual Strata - clustered, high rise property. 1 land is shared by many owners. Same as individual where will change from master to strata once property is completed. |

to clear the confusion, strata doesnt means u own air, the land that building sitting on is stratified according to number of owner and sizes. dont get it wrong.

One question, given it takes years to go from master title to strata title after VP with CF, what happens if developer ie MKland or SDB goes belly up?
What is the impact? Can still buy or sell units? |

Stratified development is governed under the Strata Management Act 2013 and Strata Titles (Amendment) Act 2013. The diff btw G&G and F&G is the former is governed by operation of law while the latter is by contract (if any).

actually Strata title no longer specific to Apartment or High-rise property only. See Eco Majestic by EcoWorld is the largest stratified landed property project.
in UK, stratified title is called Commonhold, apart from Freehold and Leasehold. |

it need how long to convert from master to strata ? how come i found some of the condo not converted to strate after few years? i can be caused by what kind of reason?
