can anyone please enlighten me what is the difference between Master/strata/individual title?? How will it affect the property price??

limited to what i knew....

individual is usualy for landed...

master and strata is usually for stratified property like condo and apartment etc...

the difference is usually when the condo is launched... the title is still master title... before it will be divided to strata title... that wud take some time... usually a year...

i personally think that selling a condo with strata is much easier compare to a property with master title...

but didnt really know whether it wud affect the price....

Master title - it can be either be for a cluster of houses (eg Taman Halaman, Ampang) or for a block of condo (eg Pangsapuri Beringin, Gombak). In any new development project, the whole lot would normally be in one (or more) master title(s). It is the duty of the developer to apply for individual title for each lot/unit in favour of the respective purchaser.

Strata title - the individual title for a parcel (ie a unit) in an apartment, flat, condo, etc.

Individual title - the separate title issued following subdivision of a piece of land.

From what I know

Master - property under construction or just finished. Master title means the property is still under developer's name. Selling a property still under master's title require approval from developer 1st.

Individual - landed properties. The land is under owner's name. Title will change from master to individual once contruction is finished. Some cases goes up to 5-6 years to change from master to individual

Strata - clustered, high rise property. 1 land is shared by many owners. Same as individual where will change from master to strata once property is completed.

Master - YOU DON'T OWN IT !! Developer still have your ass !!
Strata - YOU own a block of AIR !!
Individual - LAND its yours ! YEAH !!

its funny right, strate title for high rise means u own a piece of space/air on the land.

to clear the confusion, strata doesnt means u own air, the land that building sitting on is stratified according to number of owner and sizes. dont get it wrong.

One question, given it takes years to go from master title to strata title after VP with CF, what happens if developer ie MKland or SDB goes belly up?

Not really lah. Strata title is just another type of individual title for stratified property. All owners of the stratified property also collectively owns the whole land on which it sits. Strata title property also can be landed for g&g strata for eg desa park city. For individual titled g&g schemes , legislative problems may currently exist, for example validity of perimeter fencing and so on. Mr Dario foo's answer is the most accurate as per definition.

Stratified development is governed under the Strata Management Act 2013 and Strata Titles (Amendment) Act 2013. The diff btw G&G and F&G is the former is governed by operation of law while the latter is by contract (if any).

actually Strata title no longer specific to Apartment or High-rise property only. See Eco Majestic by EcoWorld is the largest stratified landed property project.

in UK, stratified title is called Commonhold, apart from Freehold and Leasehold.

Many country ( Thailand, Turkey etc) ban foreigner buy individual freehold land tiles.


Freehold individual landed is worth more.

In Selangor, Foreigner not allow to buy freehold individual landed title.

According to the new guideines, residential, commercial and industrial properties are divided into three zones.

The minimum price for purchases by foreigners is based on the zones.

Foreigners, PR holders and foreign companies are only permitted to buy residential properties that are priced at a minimum RM2mil for Zone 1 and 2, and a minimum threshold of RM1mil for those located in zone 3, according to the circular.

it need how long to convert from master to strata ? how come i found some of the condo not converted to strate after few years? i can be caused by what kind of reason?
