Not really lah. Strata title is just another type of individual title for stratified property. All owners of the stratified property also collectively owns the whole land on which it sits. Strata title property also can be landed for g&g strata for eg desa park city. For individual titled g&g schemes , legislative problems may currently exist, for example validity of perimeter fencing and so on. Mr Dario foo's answer is the most accurate as per definition.
