Depending on phases, pool villa is RM0.22 and hilltop are 0.18 psf if not mistaken.

As you are saying you are buying it for own stay then you shouldn't worry too much about appreciation.

I think you should go your own survey rather than listening from feedback here as it can be misleading sometimes. For me I think its ok and my friend will probably be getting one unit soon. You cannot compare Armanee with this one as Armanee is a subsale unit. For own stay 1 priority is "whether you like it or not".

Accessory area are car park, rooftop and terrace area it's an accessible area but not consider as internal house build up. Good thing is they are not charging maintenance fee on accessory aera.

Yes lots of problem there still but the JMB are working hard to rectify problem bit by bit. Developer are also working with other developer to finish up the remaining parcel. It’s not great but it’s getting better. Pay a visit yourself to the club and the houses with agent and judge yourself. A cafe is coming up soon at the club. Btw it’s not expensive now perhaps once again you all can consider.

Many of them. You have to do defect yourself but on the other side you can get it at a reasonable price now. Anyway it’s ur own judgement and opinion.

You may come and check out the club facilities and the residence surrounding and make your own judgement. Maybe call an agent to show you around. P1-P2 is a safer bet if you ask me.

As of today, MOT strata title is about to be issue. The left over abandoned units is being revived and under construction. Target completion for all remaining parcel in 4 yrs time. Come and see for yourself.
