Rationally, Bangsar will be more directly influenced by the upcoming BANGSAR's LEVER BROTHERS development... and the future dat looks like having two HK's IFC towers at BANGSAR SOUTH CITY 2.

This is a good project. But I can hardly imagine how the traffic is going to be when it is completed. Definitely worth it for investment.

You're wrong. It's going to ultimately be borne by the buyer..... whistling.gif.

close to bangsar, got mall, ammenites is there, got LRT, and bringing MRT as well ...
center of Klang Valley, major highway connected...

I did called and was told price from $1200/sqft. Comes in semi-furnish (cabinet/aircond/plaster ceiling/etc). Feels quite pricey though.

At $1200/sqft, there's plenty of options to choose from inside KL city, include within golden triangle areas. SPsetia must be too ambitious and overly confidence with the current market.

went there early fri morning around 10.20, left bout less than 20units now... managed to buy one on 52nd floor and 38th floor. those who is goin on sat, best of luck... u may not hav much to choose from.

Many interested parties but very less buyers, simply because of the price tag. Many internal staffs has snatched their own units to make it looks like a good demand, but in fact it's not like what you seen on the chart. In next few weeks you going to see that sales person told you that certain units are available because owners unable to get loan and etc..but the truth is their own unit release.

Sifus in LYN, I just got a text message from SP Setia telling me that I can secure my registration (which I think I did register) on Friday (10th June 2011) at Gardens level 5 10am - 5pm.

Is there still any small residential units available? I don't know if I can afford a unit here, but may just go there to busy body a bit.

It has nothing to do with KL EcoCity but certainly a spillover effect for all of KL as it is a big project worth up to RM8 billion alone (bear in mind this is only referring to the KL river portion).

MRCB-Ekovest has been selected to begin works in 1Q 2012.

My fren is a royalt customer for SP Setia, and he told me this is one of the project that worth buying. I'm live in overseas, but travel back to KL frequently, thinking of buying some investment ppty in KL. KL ppty seems getting more and more expensive, might not be able to afford one in the future... I was told should go to office rather than residential. When I went to their sales office in Jan, office still available, but a mth later, all gone. My fren advice worth to buy bcoz some of Bangsar ppty also around the same price. Based on their advice, i booked a unit....

u dont need to worry about ppl saying this property is "expensive"

because u worked overseas and by being able to buy expensive, your property could be even more expensive (in terms of capital values) in the future.... laugh.gif

However, my architect fren told me, Bangsar oledi hit 1100psf, so KLEC is worth buying, he also booked 1 while I paid booking fees, and he didnt know this project at all. Besides, another fren booked 2 units somemore, as he trust SP Setia brand.....

For traffic wise, no doubt MV very jam, but I think everywhere in KL also like this. I go to Jakarta and Bangkok for work frequently, these 2 cities also d same, vy vy jammed.

Which Bangsar is selling at 1100psf? Bangsar South? Bangsar Trade Centre? Real Bangsar? You know developer in KL like to use glamour name to confuse those that didn't do enough homework.

Like Damansara, we have Damansara Height, Mutiara Damansara, Damansara Flora, Damansara Damai, Kota Damansara, Damansara Indah, Damansara Perdana...some of the Damansara cannot make money one.

Your friend jump, you jump also... Unless your friend is very good in properties investment, otherwise, I would advise you do you homework and study carefully.

Cannot deny that SP Setia is top developer but also cannot deny that you will sure make money from them. Now, all these "Top" developers are selling at record high price and make you harder to make more money compared to before.

So, my advice is, please consult someone knows quite well about KL property market or post your questions here.

Haha, try to learn from all d sifu/sitai mah, so must b active then. And I cant deny this and the other forum really given me lots of ideas and info about KL ppty.

Let me tell you something, mayb u think I'm silly. I bgt 4 ppty since last yr, without inspect or visiting d showroom or look at d flr plan, incl KLEC & 1 in Ampang. I always read this forum, if feedback postive, then jump in. My agent & banker will arrange all d rest for me..

Due to my personal preference of high flr, 1000sf+ and min 2br, it make my entry costs higher than those studio or 1br. This is why it make me realised I shld study more before jump in further. Also the reason why I post a topic in the other forum, as I prepare to get 1 more ppty.

I'm not sure how expert are these frens, they just followed me in KLEC case, so I jump and they jump too.

All d sifu/sitai, pls do not misunderstood me to show off my buying power, I just to let ur pp know how silly I'm to jump in without study hard. So I hope ur pp dont mind to teach me more lesson..... thx

otherwise, like most overseas based investors...they only see CITY as more secured way of investing....correct me if I am wrong Froglai.

klcc prop like blue chip so the value increase very slowly but the divident (rental) is good. (but u may wrongly buy poor blue chip which give u no or low divident ) while outside klcc prop is like a growth co share (if u chose the correct one), so the price shot up very fast and make lot of $. but if you chose the wrong prop outside klcc then diffrent stories liao. either no transaction -->stagnant price-->price drop worst it become PN17 status...(abandoned project)

haha, all d taikor/taijar r right, I only familiar with city and Mid Valley area. At d moment, i intend to hold all d ppty for long term rather than quick gain. Fortune teller said dont bet, u dont hv d luck... hahaha thumbup.gif
KL ppty rocket hike, climbing too fast, I afraid if dont start now, might not b able to catch up later. This is why I shift my focus from Sabah ppty to KL ppty since last yr, but my limited knowledge abt KL ppty had restricted my access into it, especially outside city areas. rclxub.gif

Hey all, I also reserve a unit at Eco city, if I remembered correctly, they have collected my cheque for RM 10k deposit now, bought high floor with early bird discount, only 3% discount, with DIBS and finish in 2013/14, am I right? Price around 1200 plus psf, wonder what will KL prices be in 3 years time!!

Anyone care to predict?

My guess is KL Property price will stay stagnant or increase slightly after huge increase for last two years. Cannot predict as I am not sifu so can only guess.

given choice, I still prefer to invest in landed......at this stage......

KLEC, if nothing else, at least you got into 1st phase...so nothing to loose, if holds longer term.....

The Element.....single build and dust project.....just like many condos in Ampang area....
I dun see any USP for this project...unless you keep for own stay.

My unit in The Element almost highest flr, corner with unblock view, 3br. Also DIBS with completion in 2013/2014.

My plan is 1 more condo, then go to commercial..

KL - higher rental yield? hmm.gif I hope you have been furnished with reliable info on rental management and rental yield in KL, especially on high end market.

I was "toyed"with the idea of KLEC...but gave up after I noticed that MBR without windows! [based on initial drafted layout]. Not sure if they have changed it before launch.
also, given that at launch time, all other existing condos (from mid valley to real bangsar to bangsar south, pantai) are selling from 450psf to 800psf, personally I find that at 1200psf, the risk is too high. KLEC also rely on the completion of LRT/MRT network to survive. Althought the odd is good, but until and unless they built it....it remains as a bet.

Bangsar UOA sits right outside LRT....with connecting bridge summore....but I don't see that their price has surged beyond expectation.

I was told that for rental purposes, view NOT important, mostly.

how much you paid for KLEC and The Element? From purchase price, probably we can see whether it is worth to invest on these 2 prop especially for rental yield. Remember, sales agent is sweet in closing deal.

KUALA LUMPUR, Sept 5 — A change in the way mortgages are calculated might slash the amounts that the public can borrow for property purchases by as much as 37 per cent, said RHB Research Institute in a report today.

RHB said that the proposal to change the computation of property mortgages — to be based on net income rather than gross income — is currently on Bank Negara Malaysia’s table for consideration.

The change comes as the central bank attempts to reign in household debt that, as a percentage of gross domestic product, surged to a record high level in 2010 due to low interest rates and easy financing schemes.

As a percentage of GDP, Malaysia’s household debt increased from 66.7 per cent in 2004 to 76 per cent in 2009, which is uncomfortably close to the levels seen in the US prior to the 2008 financial crisis.

Household income is one of the key guidelines in credit evaluation for banks and mortgage instalments are now typically calculated at one-third of gross income.

A move to calculate mortgages based on net income could reduce the threshold for mortgage instalments and thus impact residential property prices.

RHB estimated that the proposed measure could lower affordability by 14-37 per cent and the impact would be most severe in the high-end segment.

“For example, assuming an individual’s gross monthly salary of RM5,000 and if mortgage is to be calculated on net pay basis, the house value that one can afford will be reduced to RM231,000 from RM300,000 (or RM277,000 from RM360,000), using the rule of thumb of 5x (or 6x) of gross salary per annum,” said RHB.

“If supply is to match with demand, it implies that prices will have to correct by a similar (or smaller) percentage for the supply to be absorbed, or developers will start to slow down their launches to limit the supply in the market.”

RHB added that apart from the calculation of household debt on net income basis, RPGT (real property gains tax) has also been speculated as one of the possible measures that the government may impose in the 2012 budget.

“We believe RPGT is a more meaningful measure to curb speculative purchases in the property market,” said RHB. “We expect, if it is to be imposed, the tax rate to revert to pre-April 1 2007 level or slightly lower.”

RPGT has been set at a five per cent flat rate for any properties disposed of within five years of purchase while prior to April 1 2007, it was 30 per cent for disposal within the first two years of purchase and progressively lower for disposal of properties in subsequent years.

RHB added that the recent sell down in equity markets is expected to increase economic fears and could also hit property buying sentiment.

It noted that in the 2008/2009 global economic slowdown, property sales stalled and fell 30-40 per cent year-on-year and prices dropped 10.6 per cent in Kuala Lumpur.

“As we only expect a slower economic growth, property sales and prices may experience some minor corrections of 5-10 per cent,” said RHB.

Putrajaya introduced a 70 per cent loan-to-value mortgage cap on third properties last year in response to complaints that property prices had spiralled out of control due to rampant speculation.

A housing affordability chart carried in the The Edge Financial Daily on August 15 showed that property prices had risen from 5.9 times income in 1989 to 10.9 times income in 2010.

The share of household loans to total bank loans in Malaysia, meanwhile, rose from 35.2 per cent in 2000 to 55.5 per cent in August 2010.

I would go for subsale for The Element + KLEC equivalent properties.

For The Element - You can consider nearby subsale condo such as Suria Jelatek, Riana Green East, Seri Maya. At least these condos much much cheaper than The Element and you know the rental as well. I don't foresee The Element will fetch very high rental because it is around 1000 units in total and you need to fight with M City, M Suite, Olive 108...
Few months ago, when I went to The Element, the sale was not that great, 50% of one of the 2 blocks sold out and another block hasn't open up for sale yet...so this translate to around 20% to 30% sold in total of the development. That was few months ago. I don't know now but probably within the same figure or maybe slightly better.

For KLEC, probably this is better bet than The Element but the price is too high. You can probably go and get subsale of Northpoint http://www.iproperty.com.my/propertylistin...ominium_ForSale

so all in all, I think you know my stand on these 2 projects. Of course if your pocket is deep enough, then no issue for you.

froglai88 kor, you are welcome. lucky to get above properties? and right price? Sometimes you cannot use the same yard stick of another country to apply to KL properties. You need to look into average wages, cost of living, income per capita, inflation rate for these countries...that is the reason why some gurus always mention that KL properties are cheap cheap compared to SG, HK, China....but we need to look into the uniqueness of these countries in terms of supply/demand, land scarcity, population, income per capita... and that apply to AUS as well. If you ask local KL kia, they won't say The Element and KLEC are cheap and most of them will shun away from these 2 prop. You can see the response in this thread telling you something...

Listening to a few frens is not as powerful as listening to a group of property-savvy forumers, right? There are few forums in the internet discuss about KL prop and I believe that you know some as well...So next time, you better do your homework before venture into Luxury type of investment...

Regulations to curb investment in the luxury property market, which is expected to be introduced by the government in the upcoming Budget 2012 in October, may not be a good move.

According to Gavin Tee, Founding President of Swhengtee International Real Estate Investors Club, curbing the wrong investment segment may cause a less favourable situation for the Malaysian property market.

Malaysia's high-end property market has been quieter since 2009. Today's market trend focused mostly on landed apartments, commercial properties and medium-cost apartments. Thus, tightening measures for the high-end segment should have been implemented way back in 2008 and 2009. Tee said that the luxury property market needs a boost to stimulate the economy instead of cooling measures.

Currently, medium cost units at the outskirts can reach between RM700 psf and RM800 psf, while areas like Mont' Kiara and the city centre can go as low as RM600 psf. Tee suggested that some clarity from the government would be a good move. It is important to understand the difference in each market segment and not to implement measures that would affect the wrong market, he said.

Meanwhile, high-end units in the city centre are being marketed at around RM800 psf, and within the range of RM1000 psf to RM1500 psf. This is said to be the lowest price among the region and five times lower compared to luxury units in Singapore.

"We are in the initial stage of globalising our capital to reach metrocity stage, and it is important to attract foreign and local investors to drive our country's Economic Transformation Programme (ETP)," said Tee.

The government's plan to make world-class cities in places like Kuala Lumpur, Kota Kinabalu, Penang, Melaka and Johor need the property market to be globalised. However, the country suffers from lack of foreign interest compared to neighbouring countries.

"So if the government introduces measures which discourage investment and create a negative impact, this could result in a slow-down in the processes of the Economic Transformation Programme. In fact, incentives to encourage foreigners and locals to stay in high-end areas should be offered especially in city centres, which have not been very conducive to stay in."

The profitable properties are primarily in mega-projects, globalised commercial buildings, institutional shopping malls and tourism real estate. Tee pointed out that if Real Property Gains Tax (RPGT) will be used as a tightening measure, the focus should be on those sectors and not on individuals, especially after housing loan policies have already been tightened.

"The possible measurements of increasing the Real Property Gains Tax (RPGT) or tightening of property loans would have an impact on the globalisation of our real estate market. A wrong move will affect our current historic moment in the long-term growth of our real estate market, and it should not be discouraged from growing so," he said.

SUBANG JAYA: The uncertainties over the world economic prospects have started to take a toll on the local property market. Transactions have been slowing down in the past three months compared with a year ago, in addition to stricter requirements for mortgage application.

Glomac Bhd group managing director and CEO Datuk FD Iskandar said the external challenges would put pressure on the property sector. The extra requirement for the financing of property purchase also dampened demand, he added.

"There have been more measures required by the banks in terms of lower loan to value ratio (LVR) and other aspects where they are now calculating the eligibility for loans based on net income instead of the gross domestic household income of potential purchasers. So coupled with these, the US high unemployment rate and the financial meltdown in Europe, there would definitely be a slight slowdown," he said on the sidelines of the 14th National Housing and Property Summit on Wednesday, Sept 14.

Iskandar said the property sector would continue as one of the mainstay sectors to drive the country's economic growth.

He said the foreign capital outflow would have affected demand for high-end properties. He suggested that the government promote the Klang Valley for real estate investment in the region to increase Malaysia's attractiveness to foreign investors.

"We should somehow focus and make Malaysia, or Greater KL, as a real estate investment point; that's what I think we should do. We are going out and telling foreigners how great our country is, which is fine, but at the end of the day we forget to tell them that our property is good, the quality is good, design is good, it's very affordable, and we have some of the most lenient property laws in the world for foreigners to purchase property, it's so easy."

Despite the slowdown in the overall market for the past few months, there are sub-sectors in the property market which are still vibrant and attracting a lot of queries. This is especially in the affordable housing range between RM200,000 and RM550,000, according to Datuk Eddy Chen, group managing director of MKH Bhd and chairman of Real Estate and Housing Developers' Association (Rehda) Institute.

Chen said the local property market still has room to grow as the average units built every year do not exceed what the market can absorb. He said annually about 150,000 units are built and the market can absorb between 170,000 and 180,000 units.

btw, with 2 mthly loan repayment more than 11k+ for 2 properties, which mean on average 5.5K for each prop: KLEC + The Element but I believe the repayment for KLEC is more, right?

now let us do some maths here:

Assume that you just breakeven only, excluding maintenance fees
KLEC - rental 5.5K
The Element - rental 5.5K

((11k x 12) / 2.3M ) x 100% = 5.7% rental yield...is it attractive?

But the big question is, can The Element commands that rental? sweat.gif But KLEC probably can achieve.

So if we go further, include the maintenance fees and ++ cost, I think the rental yield even lower...if you can get between 4% to 5.7%, then you should be happy but bleeding every month... rclxub.gif

Please don't get me wrong, I am not scaring you, but sharing the hard true fact.

ok, now let us see what you can do with 11k+ monthly installment?
- with 2.3M, I think you can get 5 units of Titiwangsa Sentral and assume that each units give you rental of 2.5K per month. Hence

((2.5k x 5 x 12) / 2.3M) x 100% = 6.5% rental yield...is it more attractive?

- Getting TS units and you can immediate rent it out and don't need to wait unit 2013/14...
- More liquid and any time you can sell 1 or 2 units.
- but TS is not high end / luxury type...cater for bigger market.
- I am not promoting TS and just take it as case study only.
- I know some forumers will attack me later but welcome your -ve or +ve points.

  ((2.5k x 5 x 12) / 2.3M) x 100% = 6.5% rental yield...is it more attractive?

- Getting TS units and you can immediate rent it out and don't need to wait unit 2013/14...
- More liquid and any time you can sell 1 or 2 units.
- but TS is not high end / luxury type...cater for bigger market.
- I am not promoting TS and just take it as case study only.
- I know some forumers will attack me later but welcome your -ve or +ve points.

I had reading from Marc Faber. He claims that reccesion will 100% happens either in Q4 2012 or Q1 2013. Will this be any risk for me if I takes a unit now. Please advice.

the garden North Point condo is already transacted average between RM 800 - 900 per sqft
so I think it's worth RM 1200 ... some more with partial furnished + fully integrated concept ...
one should go if he has no issue with loan

RM 1200 / sqft is what the owner will pay 5 years later, after discount it would be like RM 1100 /sqft.
If benchmark against the current north point condo which is already RM 800 - RM900 /sqft, I think Ecocity is good to invest.
In addition SP Setia will deliver the unit with integrated transport hub, retail podium etc etc which by then the old North Point will easily reach RM 1200/sqft. My 2 cents.

there are way too many 5 star hotels and condo in KL city located just next to busy road \ ...
noise from highway could be a minor disadvantage .... if it is a major it must be too close to it .....
ecocity residential tower 3 (launch in 2014?) being the nearest to federal highway ... is at least 200m - 300m away .....
residential tower 1 (current launch) is at least 1 km away from federal highway ...
spsetia will build new access .... link directly to federal highway ....
in addition this condo has lower tier and upper tier just like KLIA ... for parking and drop off / pick up ..

If SP use good material to block noise then it should not be an issue. But no view over this location. It is just a business type of location.

People whom stay there is working on fast pace. Asian style.

I also think Ecocity is a safer bet.

It have good planning and the river project look workable and no one is offering the same products ( like river thames concept) in KL at this moment.

Properties prices are sky-rocketing and when I looked back 3 years,
prices are much more affordable. During 2009, after the aftermath of sub-prime crisis, everyone was skeptical & negative of investing in properties. But now everyone are buying into properties like 'herd instinct'....grabbing any new properties that are launched .

Anyway, am sure this KL Eco City is a good investment, and very easy to get tenant. In Gardens, there's a lot of office, MNC companies especially.

My ex company used to bring a lot of expats for their project in Malaysia so, during that time all expats staying in Gardens Residence.

In the future once KL Eco City up and running, am sure the KL Eco City residence will be hit-spot as for the MRT connection connecting the residence to their project / client / office site. So, this is talking only for one company in Gardens there are many other companies over there.

Not to worry regardless you buying the small size or the big size. The big size of course can put more people inside, while the small size vice versa.

From feedback here, seems that the response to the office block is doing ok as well. Why SP Setia be more transparent and update investors on the sales status of the office block. Normally if a company does not to want to disclose, then sales are not too good.

overall KLEC is doing well, the entire development will take about 8 years to complete from the initial 10 years due to good sales.

Anyway, I will go down to their new office next month, to talk to their head of sales again. See can get any updated info...

Location itself it's already a plus point.

I think KLEC did not do enough marketing, coz many peoples in KL do not realise this...

I saw it in the magazine and bought a unit from Singapore without seeing the actual thing.

Yeah, location and the Garden r plus points.

i know the location very well.

so i picked my favourite unit on paper, and the banker/lawyer sent the documents to Singapore for me to sign.

No doubt, SP Setia is very efficient and has high level of service.

Only selling the basic things... Mayb like the Raffles link mall at MBFC Singapore that serves the office peoples.

Now waiting for IGB to do AEI on Midvally, the mall is abit old already...

If every thing is planned well, this Midvalley city can be a vry good place to live, work n play.

Waiting the govt to clean the river infront of KLEC although the hope is very low unless private company come in to do....

I think 1400psf is more realistic because by 2016, there will be plenty of such high rise available in the market. Moreover, sub sale aren't doing that well now due to low valuation by the bank.

I am sure there will be plenty out for sale upon VP for 1400psf maybe lesser becoz average purchased price for KLECO is about 1000-1100psf (after discount) and 300psf gain is very good already given that is DIBS project. Ppl like me who went in late and paid high will have to hold on much longer

But if you live and work at the same place, then you will not be affected by the jams. Most people dont have this priviledge. Hopefully more employers will introduce flexi hours or allow employees to work from home. This would reduce some of the jam.

I doubt price is an issue for KLECO coz above 1k psf is quite a norm for prime area, not to mention those close/next to MRT.
Jam wise? Same same anywhere in the city. Try getting out from klcc during rush our esp Jalan Tun Razak.
To me, the only draw back for this KLECO will be the layout (toilet facing out n room at the back). Who wants a perfect view while taking shower?
Majority falls under this design. :-(

But if future design same as now, those wanted to stay here have to bare with it lor. Just like PJ people buying leasehold becoz majority PJ is leasehold. Bare in mind, future launching will not be same price.

Will this investment make money? I don't know n many dun know neither.
what I know is having the ability to hold and with plan b or plan c are very important.

KLEC selling at 1000psf, but north point mid-valley only selling at 700psf. Also, even The Park selling at 600psf (this is Bangsar South tongue.gif)... Even the KL gateway also selling 800psf... Just curious why investor not going for others in stead of KLEC...

This is not a good analysis.
Out of 50 units in iproperty only 2 units are with price btw 682 - 732 psf.
The rest 40 ++ northpoint units with average price btw 800 - 900 ++ psf.

KUALA LUMPUR: SP Setia Bhd recorded sales worth RM2.5 billion under the first phase of its RM6 billion KL Eco City integrated property development project here.

SP Setia president and chief executive officer Tan Sri Liew Kee Sin said the company has sold 90 per cent of its condominium and other residential units, strata offices (100 per cent) and eight out of 12 boutique offices.

“The buyers are mostly Malaysians and we expect to launch phase two by the end of next year … we also expect to sell the remaining unsold 10 per cent within the next two to three months,” Liew told reporters here yesterday at the launch of its Setia International Centre sales office.

KL Eco City, which is a joint venture between SP Setia and Kuala Lumpur City Hall, has a gross development value of RM6 billion and is spread over four phases with construction period spanning over 10 years.

Situated across the Mid Valley City behind the Kampung Abdullah Hukum light rail transit station, the 9ha green project comprises of three residential towers, three corporate office towers, serviced apartments, a retail mall, 12 boutique office blocks and strata offices.

The project is SP Setia’s largest property project in Malaysia.

Malaysia’s most valuable property company by stock value is also investing RM150 million to build four dedicated interchanges to directly link KL Eco City to all major expressways coupled with an internal two-tier road system as part of its efforts to solve traffic congestion.

On another note, Liew said SP Setia will hold a media briefing on December 12 to talk about its plans for next year.
Also present at the launch was Minister of Federal Territories & Urban Wellbeing Datuk Raja Nong Chik Raja Zainal Abidin.

“But wait for Dec 12. We will provide the group’s total sales and next year’s forecast, which will also be positive,” said Liew at the launch of the Setia International Centre (SIC) in KL Eco City in Bangsar.

The centre allows buyers and investors to view the group’s investment-grade products, both local and international, under one roof.

“We want to share the different dynamics and project features that are unique to our various overseas developments.

“This will be an opportunity for them to invest overseas with a home-based developer they are familiar with. SIC will be a local service centre for our overseas property investments,” said Liew.

On the progress of its KL Eco City located strategically across from the Mid-Valley Mega Mall, Liew said sales have been good, with 90% of its Vogue Suites One comprising 708 units sold since its launch a year ago.

Eight out of 12 boutique office towers, which offer a floor space of between 60,000 and 70,000 sq ft per block and 100% of its strata office block have also been sold.

The company will retain a retail space of about 300,000 sq ft, a residence and hotel block and a 40-storey office tower with net lettable area (NLA) of about 750,000 sq ft for recurring income. City Hall, being the land owner will have a 38-storey office tower with NLA of 400,000 sq ft.

Phase 2 is tentatively scheduled for the end of next year after the road and transport infrastructures are completed. KL Eco City will have total net lettable/sellable space of 5.7 million sq ft when completed.

The company will invest about RM130mil in four ramps to improve access and connectivity and a further RM25mil in transport linkages for a Komuter station and underground space for a possible Circle Line station.

Besides KL Sentral in Brickfields, the KL Eco City project will be the only other to enjoy an integration of all three rail lines the light rail transit, My Rapid Transit and Komuter line.

On its Battersea Power Station project in London, the first 800 apartment units will be launched in the first quarter of next year with an international roadshow in Singapore, Hong Kong and the Middle East. It is expected to end in London by April/May.

Phase One, with a gross development value of £1bil, is an inverted S-shaped block when viewed from the front of the Power Station, was deliberately planned and designed this way to enable as many of the apartment units as possible to have a direct view of the iconic four towers which was built in the 1930s and 1950s. The 39-acre acre development is master-planned by Italian Rafael Vinoly.

I doubt they will give discount since only few left... No rush already. They already making profit now looking at 90% sales. I will be more worry if they give further discount (shows that they are desperately disposing the unit) ...

KLEC Excellent project, but price at high side, holding power have to be super strong.

Flipper will find it hard to make money. Anyway, investor can consider to buy upon 2015/2016, by then should be many highrise available @ KL.

Agree ... There will be too many VP 2015/2016.. Too many choice for them (buyer or tenant) to choose. It will be survivor of the strongest holding power.

Bought this because of the concept, and high floor unit with good view. Can get good rent or sell at high price is not my concern.

Yes, if there is windows for the bedroom, I m sure the sales will be alot better... mayb they redesign the layout for tower 2 n 3... so need some time b4 they can launch.

Those owners at propwall forum are very confident on KLEC

I signed the SPA on 12/11/2012 and as of today, it's still not stamp because need DBKL signature. Bank has been chasing lawyer for loan documents execution. Lawyer replied "we are waiting for Setia to complete the SPA".

Question: This is a 4 years contract and the clock starts on the stamping date OR the day I signed SPA and paid the initial 10%?

Question: Will my loan be cancelled later if this is not executed early? Any case where they somehow decided not to proceed with the loan.. but i signed the letter offer.

I find it a bit weird, why SPS delay in the SPA? already 1.5 months.

I thought this is Malaysia style? Slow and steady, lol.

I waited 3-4 months to receive my stamped copy of SPA. Still not receive copy of loan agreeament coz bank havent disburse the loan.

Dun worry, i think the bank offer letter valid for 36months. Bank will not withdraw their offer as they wan to earn ur interest.

During my purchase, i did not need to bother anything. Lawyer asked me sign i jus sign. The rest their worked out for me.

Start date is from the sign date. 4 yrs more than enough to complete. SP sends the documents in batch for DBKL to stamp. DBKL is very slow.... SPA n loan agreement r handle by same lawyer, they know what to do.

Waiting list? Last heard no waiting list. First come first get. Even there's a drop unit, it's also depending to your relationship between SA and yourself. They normally call their fav buyer (Leng chai or Leng nui).. option 2 is call SPS daily. I did that before hoping to have a better lot but after a few calls, a bit Pai-Seh smile.gif

I think that sp setia has priced this too high and do not give much margin for invsetors to make margin.

I think 1.5k should be the price in 4 yrs Becoz current launch also 1.2-1.5kpsf (horizon, Robertson, manhattan)

To me, setia is greedy in pricing. :-(

The MRT project in coming years will be bringing in alot of experts and engineers. The reason being KL has alot of underground streams and rivers that can create alot of unique situations.

if u wan to buy that area for investment, better go for the 2 developments next to it. overall the price appreciation for that area is quite slow compared to other locations.

PR cannot play rental yield, Singaporean can.

KLEC residential tower 2 will be launched by end of this year.

I almost bought the Sky Residences. quoted me ~RM2mil. coz I am looking for condo with huge living hall facing nice view. Did not commit coz of the uncertainty of the kg baru infront of this development.

Best is to look for subsale for landed @ Iskandar.

not sure about rental at CCK. but i guess you can get a 3-bedder at Mi Casa for $1mil. There are a few old condos near Mi Casa, many r below $1mil.

Those old condo is abit old, and facing the main road, quite noisy....

I think differently, residential tower normally higher price than service apartment, although service apartment price psf likely higher.

It will be good, if there is about 700 sqft service apartment.

I think vast majority, i.e 80% of buyers are Malaysians based in Malaysia.

I advice professional Malaysians and Singaporeans looking for KL condos to look here. This project becomes very attractive compared to all others in KL CBD.

Retail plaza highly likely will feature upper-market f&B maybe like Japanese-buffet type, Dean & Deluca, etc...

WE HAVE RICH INVESTORS, BUT VERY FEW RICH TENANTS.

Properties can be sold, developers clean hand. But we need to encourage those local people (especially those from outstation) to rent and willing to pay if they cannot really afford a home afterall.

Malaysian tenants always bargain bargain to max. And many just don't want to pay on home, but rather spend big on cars.

Another today I met a KLCC investor who share between buying KLCC (rent to foreigner but few) vs Setapak Suburban (rent to many many random locals).

Upper-income foreigners are scarce so KLCC rentability abit susah but their rentals are good profit and paid on-time. Setapak too many agent calls with potential tenants, but most locals CANNOT pay rent ON-TIME - turned him off how to chase them every time.

Went for their showroom today. Very nice but expecting 30% from what I see during VP because they only include few selected items. It normal unless its sold fully furnished. Design very nice. Will copy this design Hahahah
Buffet lunch was great.. Food quality is good but lesser variety. Scallop was really tasty.. Yum yum.
Got a door gift too.. Surprisingly inside got 1 mini fire extinguisher! Wonder why they giving an entinguisher..?

Yalor developer alwaz spend tons of money on the ID... make the unit looks grand n bigger to attract buyer...

I m more concern on the workmanship n facing of the unit.

2 possibilities:

- Traditional shoppers/driving: The thing about this place is bascially just the "spill over" from big magnet = Mid Valley City (Megamall+The Gardens).
- The new traffic flow: And in the future, I foresee more people take MRT/LRT/KTM... and the best part is before they walk and reach Mid Valley City, they need to go through this Mall first.

So their tenant profile is very important... they might be looking into alot of F&B to cater to the population within KL Eco itself. Besides that, the concept of gourmet supermarket can also do well here, ala something like BIG in Publika or an international one like Dean & DeLuca (refer Bangkok). This smaller niche mall also can do some attractions... perhaps an ice-skating rink for KL.

I dont think so. If the property market crashes, there would be many who would swoop in for good deals. But the trend im seeing is that the moment a property is put up for sale below market price, its usually snapped up pretty fast. Provided its in a good location. Thats why i doubt Malaysia wont experience a property crash but possibly a slowdown.

Signed SPA Nov'12 and up to today, Setia cannot tell when they will stamp the doc. They imposed sign SPA 14 days upon booking to entitle discount but cannot stamp doc after almost 4 months. Cannot believe such a lousy administration from Setia. sad.gif

don't worry, same thing happened to me. I think the party that is delaying the process is the town council, they are slow, Malaysian style. tongue.gif

Yes, they are slow but Setia is part of the team.. Town council is not almighty. I believe there is turnaround time within their SOP. The Administrator (Setia) should not allow this happening.
VP date start from date of stamping and if this drag 6 months, not so favorable to buyer lor. Whether SPS can deliver ahead of time is still unknown.

If ure planning this for own stay, yes a delayed VP date would not be prefered. But if ure in this purely for investment, i would think it benefits you especially with the property downturn predicted for 2015/2016.

Either way, the dates given are only indicative. VP can be earlier or later and property developers usually want to complete ASAP as a delayed construction time frame means extra overhead costs and minimised profit margins.
