QUOTE(chongmelvin2238 @ May 3 2015, 09:03 AM) I remember OUA launched condo next to SG besi airport during Eco doing foundation.... OUA completed the structure already and ECO still struggling at this level... So so slow KL Eco City has some delays. But this is expected as this is a 60-storey tower, the first condo in Malaysia breaching more than 55 floors. I hope the maincon, Ireka can do a good job here. Local maincon IJM did Troika until 50 floor was delayed too. Leighton did K Residence 52 storeys. Korea's Daewoo completed structure for 48-storey St Regis recently. Two China companies are working on Banyan Tree - 59 storeys and Tropicana Residences/W Hotel - 55 storeys. This post has been edited by accetera: May 3 2015, 11:33 AM |

Agents have started to list rental below RM3 psf for the KL Eco City strata office suites. It has been some time and the occupancy is disappointing.
The rates are better at MVC. |

Must take into account most considerations of tenants... which are not really dependent on MVC or MRT or shopping.

Mid Valley shoppers will unlikely walk over to KLEC. It will be KLEC tenants who want to come to Mid Valley for Food, shopping, appointments, doing errands, hangouts, etc.

QUOTE(chongmelvin2238 @ Jun 11 2017, 05:11 PM) Shopper will walk pass KLEC before reaching MV. Bridge is important to KLECO. With LRT, it's a win win for MV and KLEC Shoppers in Malaysia dont take LRT/MRT.Mid Valley derives almost 90% of traffic crowd from Private Cars and the rest mostly on buses. I use this LRT Line often and I dont use it for shopping or business purpose. Transport pattern for KL will change... but it will take time, likewise our current LRT system took almost more than a decade to see a major jump in ridership. Another thing even though ridership has increased, the demographics taking LRT/MRT hasn't change much. It's important to note also that KL's foreign population is abit different than other cities. The local high income earners** (>RM5k) are pretty much still on private cars, with many more private cars ownership causing more jams than ever. **Some exceptional cases do exist. The recent newspapers did published several negative feedbacks on our current MRT1 which is suffering from a "very low" ridership, let's hope for better at Phase 2. The same issue with KL Gateway where LRT is not contributing any shopping footfall, and when retail is subdued, the sentiment for offices and condo is subdued ontop of the current market situation. Above all, right now is tenants/buyers market, so their demands, sometimes ridiculous, will dictate the market further. This post has been edited by accetera: Jun 11 2017, 06:47 PM |
