The problem in KL now is:

WE HAVE RICH INVESTORS, BUT VERY FEW RICH TENANTS.

Properties can be sold, developers clean hand. But we need to encourage those local people (especially those from outstation) to rent and willing to pay if they cannot really afford a home afterall.

Malaysian tenants always bargain bargain to max. And many just don't want to pay on home, but rather spend big on cars.

Another today I met a KLCC investor who share between buying KLCC (rent to foreigner but few) vs Setapak Suburban (rent to many many random locals).

Upper-income foreigners are scarce so KLCC rentability abit susah but their rentals are good profit and paid on-time. Setapak too many agent calls with potential tenants, but most locals CANNOT pay rent ON-TIME - turned him off how to chase them every time.

KL Eco City wins hands down.

- is an integrated development with offices and hotels etc. Some of the offices have confirmed tenants based on strata-titled units sold enbloc.

- two stops away from KL Sentral targeting all potential people of KL CBD.

- Connected with LRT/KTM rail transportation. MRT circle line is 90% coming here, future monorail extension, the proposed Pantai BRT (bus) and a future river catamaran for river of life project.

- the most successful shopping mall integrated development is next door. a shopping mall there will welcome Gucci and Hermes soon, after having LV and Burberry for some time now.

- itself has a shopping mall for convenience

- built by largest developer S P Setia; designed by world famous Jerde

- strategically located off Federal Highway, midway between Damansara/PJ to KL city and to Cheras

- existing competitors are like Bangsar South and KL Gateway. More tourist attractions and high end projects coming into this area... including the upcoming Old Klang Road area, the IJM-Amona Pantai integrated city project, Setia Tropeaks in Seputeh and a proposed broadcasting hub Mediapolis for KL.

2 possibilities:

- Traditional shoppers/driving: The thing about this place is bascially just the "spill over" from big magnet = Mid Valley City (Megamall+The Gardens).
- The new traffic flow: And in the future, I foresee more people take MRT/LRT/KTM... and the best part is before they walk and reach Mid Valley City, they need to go through this Mall first.

So their tenant profile is very important... they might be looking into alot of F&B to cater to the population within KL Eco itself. Besides that, the concept of gourmet supermarket can also do well here, ala something like BIG in Publika or an international one like Dean & DeLuca (refer Bangkok). This smaller niche mall also can do some attractions... perhaps an ice-skating rink for KL.

To see how big is that area... sorry guys, if you dont mind some latest pics of that area:

Many said it is overpriced. I paid Rm1400psf (before discount) for a unit almost at the top floor, facing one of the best mall in KV with ktm, lrt n future mrt... and hopefully near to future hsr station. Even iskandar canot find tongue.gif

Mid Valley is an exceptional place where the existing hotels and serviced residences are doing well at high rental prices.

You'll be surprised there are quite a number of MNCs here, alot of outstation Malaysians/Sarawkian gathering point (haha) and alot of Singaporean tourists here. All-in-all, it seems to be the "hub" of things.

Why is this project so expensive?

It's leasehold right?

And there are thousands of units here. Other than MRT, what's the unique selling point for it to hit above RM 1500 psf??
*
It is a high income place now. And it is already proven on this day and the future prospect seems good.

In the meantime this is Southpoint or Mid Valley Phase 3 which is under construction.

Commanding the southern end of an active dining boulevard this new 60-storey office tower represents the final piece in the highly successful Mid Valley development. Inspired by the incised trunks of the rubber plantations each of its three curved faces is different, having been tailored to the intensity of sunlight that will be incident upon it. The slender horizontal lines of the aluminium fins are complimented by the sweeping white gossamer screens of glass, etched with geometric patterns. Providing over 80,000 sq m of prime office space, the towers sits atop a prow-shaped podium containing restaurants, roof gardens and a panoramic prestige car showroom that arrays its contents in full view of the elevated road that wraps the site.

IJM Land is lobbying hard for Pantai Sentral Park MRT.
