It seems rental at a popular mall 3km away has reduced. Wonder how much impact will have on ec mall rental. |

QUOTE(Tigerr @ Mar 31 2016, 05:48 PM) don't worry. I may not be as rich as your papa. what I said I can substantiate it with proof. your best buddy bbw knows me personally, you can vet with him. if u want to buy us drinks or lobster dinner, we will gladly come out also. also curious to see your Euro30k watches collection. You are the one started on proof, you asked in this forum, please post in this forum. no one is interested to meet you, waste time or $ to buy you drink or meal. This post has been edited by icemanfx: Mar 31 2016, 08:49 PM |

Most developers achilles heel is cash flow. If buyer/borrower could substantial and have proof of over claimed, could bring to the attention of their banks CEO, head of credit department, head of risks department, members of bod and bnm.

QUOTE(puchongite @ Apr 6 2016, 09:02 AM) Under such circumstances, the ones who will get hit will be the architects certifying it instead of the developer, isn't it ? Doubt anything worthy could be done on payment made. If there are enough number of complain made to banks and bnm, banks would be reluctant to extend credit to irresponsible developer and perhaps fewer buyer will suffer in the future. |

QUOTE(HarpArtist @ Apr 6 2016, 09:46 AM) got business sure bank will do. after all its not the bank money at risk, its mostly the buyers. all we can do as consumer is to keep complaining, fight for rights, and boycott dev that screw with us. Beside buyers loan drawdown, most developers need bridging loan and borrowing for land banks.Over claimed mean developer and contractors are short of cash flow. Banks are normally shy away from clients having cash flow difficulty. |

QUOTE(SANGKANCIL2000 @ Apr 10 2016, 01:56 PM) soon alot of bankrupcy ... esp those speculator buying in bulk.. now cant rent out , cant sell, cant stay, but need to service the loan.. auction also, not many wanted to take risk to bid... QUOTE(C&D @ Apr 10 2016, 01:58 PM) QUOTE(nexona88 @ Apr 10 2016, 02:14 PM) These investors are likely to have invested in multiple units in different projects. Unless they could offload their other investments to build up cash reserves else a default in ec may drag down other investments. |

QUOTE(aspartame @ Apr 12 2016, 04:46 PM) Anyway, all these auction transacted prices means nothing because at the end of the day, it is whether the project will be completed. If can be completed, then prices will go up. If not, rm10k also people dun want. Except the developer, doubt anyone will buy at current stage for $288k. If a few units is auctioned at about $288k, most valuers will price similar units at $288k. It will be tough to increase subsale price under current market sentiment. |

QUOTE(Minolta @ Apr 12 2016, 11:19 PM) That is if 288k can be transacted. A pretty high floor unit. My friend enquired a unit lower than this about 6 months ago and was offered 360k. He countered 345k but owner apparently didn't budge, so not transacted. Don't know if it was sold, but imagine 6 months later find out price is < 320k for higher floor unit. Doubt many bank will allow loan drawdown or approval on subsale without ccc.Hence a loyar fren said many subsale buyers cancelling. Some even don't care lose 10% initial as price has dropped significantly more than that. This post has been edited by icemanfx: Apr 13 2016, 05:57 AM |

the bankers only look at how rich the applicant's are. if that fella have good liquidity, he want to borrow to invest in cockamamie startup also can get one. the above not saying the fella that bought a unit is a wrong move financially. we will never know until years later which move is correct for financial gain.
As if local banks could take any assets for collateral.

Which bank take non ccc building for collateral? Please share here for ec subsale buyer. I prefer not to tell. cause later people ask me for proof. I can give you hint But let me rephrase, the bank still value this project. So like my friend a subsales buyer still can get loan approval with only minimal deposit.
Don't need proof, subsale buyers could find out themselves. If you don't tell, they go to wrong bank, got rejected and complain. I am sure you dont want negative impact on your ec investment. This post has been edited by icemanfx: Apr 14 2016, 02:45 PM |
