It seems rental at a popular mall 3km away has reduced. Wonder how much impact will have on ec mall rental.

Most developers achilles heel is cash flow. If buyer/borrower could substantial and have proof of over claimed, could bring to the attention of their banks CEO, head of credit department, head of risks department, members of bod and bnm.

Doubt anything worthy could be done on payment made. If there are enough number of complain made to banks and bnm, banks would be reluctant to extend credit to irresponsible developer and perhaps fewer buyer will suffer in the future.

Beside buyers loan drawdown, most developers need bridging loan and borrowing for land banks.

Over claimed mean developer and contractors are short of cash flow. Banks are normally shy away from clients having cash flow difficulty.

These investors are likely to have invested in multiple units in different projects. Unless they could offload their other investments to build up cash reserves else a default in ec may drag down other investments.

Except the developer, doubt anyone will buy at current stage for $288k. If a few units is auctioned at about $288k, most valuers will price similar units at $288k. It will be tough to increase subsale price under current market sentiment.

Don't need proof, subsale buyers could find out themselves. If you don't tell, they go to wrong bank, got rejected and complain. I am sure you dont want negative impact on your ec investment.
