This P2 is quite an unique development with big park, big mall, shops, chinese school (LAI MENG) nearby, LRT stations, and golf club nearby.

P2 has the ingredients for success (population catchment, location, frontage, affluent demographics nearby, undersupply of lifestyle megamall in Southern KV).

Now is just the execution (ingress and egress to the mall), tenancy mix, layout of the mall i.e. car parks).

Hope that Pavillion group dont fail this prime piece of land. hahahahahah

1 funny thing is Ho Hup has been promoting the SOVO can be used for both residential and office purpose in their ads.

But in the SPA it was stated for office use only. But this hybrid product is really a scarcity in Bukit Jalil vicinity, so IMO it may be subject to less competition. On the other hand, pure residential highrises are mushrooming, adding much to the supply and the market might need some time to absord the incoming supply.


eventually what will the SOVO end up with? Anyone has any idea?

Sorry to say:

Ho Hup just have to show that it can build products with respectable workmanship then this project will definitely "jalan" given the location, accessibility, and proximity to Pav's managed Jalil City.

It does not have to stoop that low to engage outsider agents (seems like quite a number of them) to market it.


Good projects can still sell by itself in today's challenging landscape.

Yea. At least try NOT to hard push this product in such desperate manner. Talk with more sense and facts to justify would be more convincing and respectable.

Why Ho Hup engages G_ Realty to market its product? Aint there a lot better more professional agencies out there?

Looking at the current market confidence about Bukit Jalil, it has the ingredients ready for success.

Now the key is whether Pav Group & Paradigm WCT can bring successful commercials (shops + malls, + hotels + offices) to this township to fulfill the expectations. Their entries give a head start then you will see this place gradually evolve and then mature.

Depending on how they position the malls.

Like One Utama, Ikano Power Centre, the Curve, and IKEA all can survive with differentiated offerings.

Sungai Wang, Pavilion, Times Square, Lot 10, Starhill all also have ppl patron. Just that some are busier while some are quieter.

To me Aurora hybrid mall can position itself selling boutique fashions, home brands, car/furniture showrooms and other niche offerings while P2 like Mid Valley cater for mass brands plus some common high end brands.

But too bad that time the lauching price was much higher than the surrounding so I didnt buy.
