Personally I am just annoyed by the limited end financing.

Any alternative if not buying this Aurora Sovo? I want to stay above big shopping mall(Pavillion 2 looks very promising)

May i know when wil malton's serviced apt launch?

I called the property gallery last week but the SA replied not so soon. Proposed size is for small families from 800sf onward with price/sf from RM850, which works out to be RM680,000(deemed on the high side). But I suppose it will still enjoy good take-up given Malton can just cross-sell to its existing customers and it is luxury type which kinda justifies a premium price.

But if you know someone inside Malton and can pull some strings, then maybe can book a unit at least sooner than public.

If Price different of <15%, I will consider velocity

Hi Taikor,

At this juncture, which price range do you reckon is reasonable for Velocity and its surrounding highrises, considering the potential it has.

If design and concept is as luxurious as those of Twin Arkz, then worth the price tag given the superior location being closer to mall+park+LRT+shops+chinese school.

Hope Ho Hup can pull it off. Their chance to rebuild reputation!!!!

But this is SOVO right? Basically it's an office with some facilities.

Ho Hup has a plan to build 3-4 blocks of serviced apartments on the parcel that they fully owned.
*
Sovos was priced from 400k.

The latest info is for the serviced apartments, from RM600k and above, size from 750sf, so it translates to about RM800 psf. Lauching in Q12015. Now open for registration

At 850psf still BBB?

Need to find out more about the potential of the Mall.

BTW now Treez and KM1 current subsale already RM700psf even for 1400sf biggies. Kinda justify the pricing to be charged by Malton and Ho Hup.

AURORA SOVO or AURORA Suites (Serviced Apartment).

AURORA SOVO has been launched in last September.

Then maybe can make it like Starhill, invite LV, Gucci..... rclxms.gif

That's bit overdo for Southern KL.

Why not just turn it into another Publika?

Then Pav 2 will be like Mid Valley.

bukit jalil more to family....so will be a lot of parents bring their small children go for shopping....so the LV, Gucci those kind of brand will not suitable at here..

Aurora Place = community mall (like Paradigm Mall, Tropicana City Mall etc.) to cater for the residents nearby,

Pav 2 = Regional mall to cater for Southern KL population.

They better hire retail expert to manage it.

Paradigm at OUG is speculated to have air cond bridge to LRT station.

I wonder whether Pavillion will build one too. About 1km plus distance.

Air con bridge should be good for the mall, but yes it is quite a distance and over kesas as well. The Pavi one to lrt I think not possible since it's too far away. Even a covered elevated walkway would be good enough. Or shuttle busses.

Do you think Pavi-Paradigm will be like 1Utama / Curve? Hope both malls can prosper even though side by side. So Bukit Jalil will be like Damansara Pendana?
*
Bukit Jalil is right now already command more premium than Damansara Perdana.

I also foresee Bukit Jalil to be another BU-Mutiara Damansara with consistent rental demand and attracting own-stayers at the same time. They just have to make the malls attractive to shoppers (billion dollar task haha).
