The pricing is a dissapointment. On hindsight I will take Kiara Residence. In reality I will not have a unit in BJ now.

So phase 1 320, phase 2 340, phase 3 360, final block 380~400? doesnt make sense

Eh, LRT sampai ke Taman wawasan. Albeit tentatively across the road @ tesco side.
Also Bandar Puteri, if wanna consider LRTs.

Its a tough environment 3 years down the road
Its either flip or spend more to differentiate your unit ...

Either way, both incur high capex as theres no DIBS we will probably spend around 15k to 20k on interest
DP is probably 7% so that will be 20+ k ..

IF we were to take the second path and include furnishing whats the cost still .. hmm to think of it .. is it
majority of interested buyers out there are for own stay?

You can start eyeing block B dy.. I was there this morning and 8899 ady for block A..
There are a couple more 1400sf ones at the higher floors, some might fancy them for the L shape balcony if buying for own stay..

So what's everyone's take on z-residence? Would you rate the prospect as decent enough nw that the prices are out?

For me the ultimate factor is the high capex required. Unless the prospect is decent enough the capital can be put to better use. I can even factor in subsale deals with that outlay..

The surrounding play a lesser part for me. 3 mid-higher end development entering the area plus access road eventually will be there.. Things can only change for the better.

What bout other guys/gals what's your take?

Not every project is a buy mode. There are numerous heavyweight in some of the projects as well, I doubt they are as naive as you think

What exactly is this 12 month 0% interest. Installment for DP? Coz my SA did not mention on this to me.

Cant really understand ur logic ....

Anyway, if it has proven itself for investment, cant be a bad thing right. Even for own stay you'd be glad value is there.
