Hi, sifus @ lowyat. New home owner here. Subsale. I have a query about assessment and quit rent. I've been wondering what are the procedures to apply for change/transfer of ownership?

What documents should I bring along to DBKL and Land Office? Copy of I/C? SPA? Etc?

Are there charges/fees involved?

Is there a timeframe involved with regards to these? How many days/months/years after S&P/vacant possession?

Can my solicitor do these on my behalf?

What other things should I know about?

You should bring it to the DBKL or land office.

Lawyer won't help u do it. it is not their job.

Remember to get a fresh copy and stamp copy of S & P.

indah water - just call their customer care; they will give you a reference number and ask you to fax your copy of s&p to them; and will be changed within 3 working days; they will send you a letter then (very efficient)

as for cukai tanah - bring copy of your s&p, go to dbkl, in your case (i went to mbpj for my property) - they will ask you to fill up a form and then submit the copy of s&p together. I don't remember if we need the ic, but bring in case lor...

quit rent - not sure, cos my condo mgmt handles it - so i pay my condo mgmt

buddy, u know what u talking about? the solicitor supposed to handle the land office documents on your behalf as well, for dbkl, yes, bring the s and p.

cukai tanah.. yes.. the lawyer will do the transfer

cukai pintu.. door tax (hahaha).. u do by ur own. i thought my lawyer do it for me.. until the previous owner call me that MBSA sent him a warning letter..


.it easy.. as for me.. just go to DBKL and get the form.. it take u less than 2 minutes at counter to settle this ( i do mine at MBSA.. MBSA open their office counter at 730 AM)

Assessment - Yes u do it on your own at local authority's office and please bring along stamped SPA.

Quit Rent - Automatically transfer to your name once title transfer to your name.

Indah Water - Same like Assessment but they've very few office. Call 2780 1100 to find out which one is nearest to u.

TNB & Water - Same like Assessment. Buat sendiri.

cukai pintu, or assessment fees, or council tax, is the same thing, once u got the property, is either u inform the bandaraya or the previous owner with the proof of s and p.

cukai tanah, which is much much cheaper than cukai pintu, your solicitor had already transfer all the name and title into the new buyer.

in condo, quit rent also called cukai tanah, which will cost you maybe rm 12 a year.

so, if not sure what u are talking, dont talk.

I'm wondering what will happen if there is no transfer of ownership for Assessment or quit rent. Any problem to sell the property later?

btw, for water and electricity, how does it work? i jus bought a 2nd hand house and they have this alarm system installed. do the owner just cancel the account and the electicity will be cut until i apply or we just do a transfer?

Nope. Unless it is specifically provided for in the agreement, this does not form part of the solicitor's duty for which he is being remunerated for.

That's why in certain quotation for fees you find separate charges for 'change of name form' costing from RM100-200 nod.gif

nope.. not included in the normal legal services...

it's quite easy... jus need some patience, going here n there..

some condo is central water system management.. so u dun haf individual water bill..
if tat's d case, then u jus need to go to TNB onli..
