material cost naik.

infra cost naik.

labor cost naik.

world's inflation cost naik.

even if salary has not caught up, how to come down?

it'll be like in the west where people cannot afford to buy anyomore & rental will be common for future Malaysians.

hence, snap-up all landed properties before it goes up further.

another point to note. even if no demand in malaysia property market, prices won't drop much.

why? because material cost will never fall.

if no demand in malaysia, the materials (cement, steel, etc.) can be exported to countries where there're gowing economies!!!

no denying there may be a market adjustments but for drastic drop, it'll depends on location, e.g. mont kiara, klcc, which caters to expats.

in suburb areas like puchong, prices already low (compared to city centre), how to further drop drastically???

3-storey sd bought at circa rm1.9mil as 2-storey sd purchasers last paid was circa rm1.75mil - rm1.8mil.

yes, that was 2.5 years ago. they bought 2-storey sd at rm1.38mil.

3-storey sd at rm2mil is very very cheap. that's why only few left.

not sure f there're any developers in malayia can sell at rm1.4 mil for bk area.

land cost, material cost, infrastructure cost, labor cost, holding cost, opportunity etc. all have gone up.

kinrara residence is not the best in kl but i dare say it's the best in puchong for its class (i.e. compared to lakeedge, sunway eastwood, etc.) - it has the best of location in puchong.

1. Buying a house for own stay is very subjective
2. Comparing freehold vs leasehold is quite difficult
3. Proper "gated with fence + club house facilities" vs normal housing is hard to compare

However I hv my own way to evaluate the above differentiation. I believe :-
1. Freehold is 20% better than leasehold
2. Club house + nice landscaping township is 20% better than ordinary taman
3. Modern facade is 10% better than conventional facade
4. Good layout is 10%-20% better than weird design

BK9 - Freehold + No proper landscaping + club facilities / Good accessibility but near low cost apt
KR - Leasehold + Club house facilities / Deeper into BK but near forest reserved

IMHO KR & BK9 is in same terms, thus we compare by price per built-up.

Product Comparison :-
Quality - BK9 (5/10), KR 2/2.5 S (6/10), KR 3S (7.5/10)
Facade - BK9 (6/10), KR 2S (7/10), KR 2.5S (7.5/10), KR 3S (8.0/10)
Finishing - BK9 (5/10), KR 2S&2.5 S (5.5/10)
Location (Accessibility) - BK9 (9/10), KR (7/10)
Location (Ambient) - BK9 (7/10), KR (8.5/10)

If given same price per sf, I will opt for KR for sure. PM yr contact if you need further details.

just to asnwer the topic on g&g:

if resident refuses to pay under g&g - good news is if they sell their property, they need to settle the dues.

the jmb can bring them to court too but the process can take long.

best is don't collect their garbage!!!
