Come to think of it, don't feel like selling.

Kinrara residence is a prime luxury location second to golf course living at bukit jalil. For those people who cannot afford bukit jalil, this township has a very relax, by the nature club house concept that is very unique.

With KIDEX & SKIP and Jalil City coming up, it wont go much wrong to stay put. Just rent out cheap cheap to subsidize interest will probably enjoy 4 fold of capital gain over interest cost in the next 5 years.

It seems also places like Cyberjaya, puchong south, southville are all mushrooming. KINRARA RESIDENCE CANNOT BE A WRONG CHOICE TO WAIT!!!

One more panic selling means one more residence staying and one less competition in supply. Good news!

Oh... I mean 4 times based on the interest cost you service.

E.g. if you borrow RM800k, you interest cost p.a. @ 4.4% is RM35,200. If you rent out at RM2,000 / mth, your interest subsidy is RM24,000, hence your net interest cost is RM11,200 p.a.

Assuming at 2013, the market value is RM1.25m and grow at conservatively 4% p.a., your expected valuation is RM1.4m by 2016. The difference would be RM150k. In 2016 your interest costs is around RM33,600. Include time value of money and occasional lost of rental income, to bet on RM150,000 based on RM33,600 is around 4 times/fold as compared between selling now and three years later, plus/minus.

5/8 - I am officially moving in, my comments after 1 week of staying :-

1. 1st and immediate feeling - Much much safer than staying in Bdr Kinrara
2. Feel harmony among residents who hv moved in
3. Quite inconvenient to use the alternative road access
4. The Living environment is better than Bkt Jalil (although BJ edge KR in terms of distance), Bdr Kinrara? totally no match! I hv stayed in I&P housing for 15 yrs, enough to move on!
5. I dunno others, I feel that my investment is value for money
6. The link house road of 50ft is SUPERB!! The feeling of crowded &  congestion while staying in BK area has gone with the wind
7. My wife, kids & maid are damn happy! We hv great moments doing exercise within the compound (& club house)
8. Diring night time, Club house atmosphere was great. (Still need to tighten the security checking)
9, Nepalese security guards are quite competent (but still need to improve on check in record)
10. So far no negative comments on living environment heard fr my neighbours who are fr Kota Kemuning, Bdr Puteri, Puchong Jaya, Cheras, Bkt Jalil, etc, they all say the environment is great, very cooling air and peaceful.

For those who are still doubt on the KR living environment, I give my assurance!
