Is Mont Kiara over supply or under supply of condos nia? I'm worried can't make money nia...

2. Comparing which type of layout oversupply?
Studio
1bedroom
2bedrooms
3bedrooms
Big units / family size units
Super condo

3. Pricing of oversupply units??
Do u refer to Condo which are priced above Mont Kiara median pricing 1.1million or below?

4. No. Of units Vs Age of unit
Supply for Age below 5 years
Supply for Age below 10years
And supply for Age above 10years

Maybe this will help answer your questions more accurately

How can I put it...

It's like sometimes u see a pretty, well dressed woman and u feel daunted to approach her. In actuality, she's a warm and easygoing person and, really, her "psf price" isn't that high. smile.gif

A lot of people can actually afford MK. But they "feel" under-classed because they may only sell BKT or doing SME family biz etc. But hello, these people r loaded.

haha..

that's normal problem solving steps. need to drill down to root cause. applies to any specialization ma... cost cant print can due to many possibility ie network, configuration, port, printer, pc, permission n so on..

Go read back properly the whole page, you will see empat only said "sochai" in general but the one who said "my unit 1200 per month but some water fish PRC pay rent 3k" is siapa?

I love Mont Kiara. One of my best hunting ground so far.
Where in Klang Valley today you have 5 international schools located in one small place?
Expats generally will stay in MK but work in KLCC area.

It’s one of the nicest upper class neighbourhood in city centre that you can find. And kudos to Sunrise for building such a nice enclave in the 90s.
I think the question of oversupply in Mont Kiara is not new. With the expansion of the Kiara name, people are already naming Segambut Dalam areas into Kiara North, just like Kerinchi for Bangsar South.
What is this telling us?
People do want to stay in a “Kiara” nameplate area.

Yes the supply in Mont Kiara + Segambut is on the rise, coupled with Dutamas area, but there are only few properties in this few area today that’s selling at reasonable price which I think is worth our hard earn money.
As with oversupply, the question that we need to ask is, where do you (as a family man or working adult) would want to stay?
It’s not so much about the oversupply, but about the tendency for where ppl want to stay.
If you are buying a property in a place even you yourself will want to stay, the question of oversupply will not arise.
True, there are plenty of units lying around Mont Kiara and those satellite Kiaras, but how many of them are actually located in areas that is walking distance to malls and schools?
Not many. 😉

I think the comment that “Mont Kiara has oversupply” is overrated.
Which area in Selangor today don’t have oversupply?
If you don’t want a lot of supply, better move to Kuala Kubu Baru, Kuala Pilah...etc.
The more appropriate question to ask is “are people or even you going to stay in the property you’re about to buy?”
This is where demographic analysis is important.
Buy right product, you don’t have to worry about oversupply.
Buy wrong product, even if got people (like buying those oversized pent houses near KLCC where in fact ppl actually need studio rather than penthouse), even in right location, you will die with massive debt. No pun intended. 😂

one of my neighbour unit rented to gwailou recently, he move from other "more happening" place to MK because he wants to be nearer GIS.

MK in general oversupply. but the right product is fine for own staying.

Right product in right location you will not need to worry about oversupply.
Wrong product in right location you will probably not gain much either.
Need to know the product and the target demographics.
