i would say paradigm management has done quite well despite during it's launch there were many new malls cropping up all over the klang valley

I don't think Icon City retail and F&B are targeting the populace of the slums nearby, most likely the residents of SS3 and SS4 looking for something upmarket. Developer told me Jaya Grocer will most likely be the tenant for Icon City & M-City as that company is dealing with them for both projects and they'd rather work with one company than two retailers. Which makes sense as the fastest growing retailers currently are either Jaya Grocer, Hero (upmarket version) and Speedmart.

at a higher ground can see the sg. way houses then icon city in the distance
feeling like those movies where the have's live in a beautiful tower and the have not's in the slums doh.gif

actually that area might be the best/worst place to have a mall.

there isn't any modern malls along fed hiway.
sunway pyramid and paradigm are nearby but not along fed hiway.
the old cold storage now courts & giant near hilton is past it's glory days.
across the road after armada was built over the old mall it has never recovered.
amcorp is along fed hiway but it is rather dead, road access and parking is crazy.
i remember when i was a kid there wasn't much malls/complexes unless go all the way to kl.
usually only go here or pj new town for the cinema.
so if they do build a mall like klcc/paradigm which adds lotsa access roads and parking it could do well.

but as far as hotels go there really isn't much attraction/purpose for that area to have a hotel.
especially since there is a huge one that has almost entirely eclipsed armada which should be opening soon.
for holiday goers they'd probably prefer sunway resort or pyramid tower due to the themepark.

for people from the LDP side of things closer to pj there really isn't any good malls.
the best in puchong is the aging 101 mall.
setia walk is like a yuppy drinking place.
they got a few giants and tesco's there but nothing like a 1u, paradigm, or pyramid.
those living closer to cyberjaya probably would think 101 city mall is nearer.
those living closer to OKR probably think midvalley is closer.

it is all up to the access roads.
1u is a prime example of a mall with bad access roads which leads up to traffic jam.
but 1u was made to be just a neighborhood mall, who knew it became so popular now it is also a destination mall.
so if they do plan to have a mall they better have a good thematic and idea to make it stand out and not just another generic mall, it will just fail that way--prime example of this is sstwo mall just too generic and boring.
