Dear all icon residents, gong xi fa cai! biggrin.gif

Would like to share my experience at Setia Walk. Had my dinner at Grand Shanghai food court yesterday and this place is awesome! There got variety local chinese food and drinks drool.gif hope icon city management can set up such a wonderful and authentic food court in future. This will sure add value to the whole icon city biggrin.gif

Went to the sales gallery today. All dual key small units r fully sold! shocking.gif but those smallest units with 1 car park r still available drool.gif those who want to get SoVo, still got some units left laugh.gif

Guess for those who need an extra car park, you may need to rent it on monthly basis.

Any new developments? got photo to share? Has the developer hired a very capable Leasing Manager to manage the retail mall and hotel?

Guys! just got to know that there is another newly launched project offers dual key concept too! Located in USJ called Duo. But no worries, that project is no way can compare with icon dual key concept cool2.gif

Hi there, need your inputs who knows the answers:

1. Understand that both the Gourmet Street and 30 Jewels shop office are for sale (not for lease). Does the developer impose any rule to restrict the owners to do certain business only? Or these owners are free to rent to anyone to do any kind of business there?

2. Assuming the owners are allowed to do any kind of business, will it cause the properties there depreciate in future??

Hi chiefy,

Mind to share in more detail:

1. Why the rental rate will be slow after VP?
2. Why better don't get a unit there if for flipping after VP?

Also, do u have any idea how Mah Sing leasing team is going to control what kinda businesses are allowed to set up there? Since the the shop lots for phase one are for sale?

I over heard that Mah Sing Group is now facing tied cash flow. Back in 2012 they announced that Icon City is going to be their signature project for the Group, even said that they will move their HQ to Icon City too. Besides, they were also selling to the public that how accessible to Icon City with their newly proposed accessibilities from the Federal Highway. However, every since the business partnership between Thai based Cetral Pattana and Mah Sing was called off in late 2012, they then been having challenges to make this so-called 'ICON' be the rising star commercial hub in PJ. This year they are supposed to start building the first access road from Federal Highway to the 'ICON'. Now seems so so silent..... hmm.gif

I think no matter how Mah Sing is still lacking of experience in running retail business. More over we have yet to see them start building the access road from federal highway n LDP to the project. Versus KL eco city, it already has all the facilities such as the existing LRT station and upcoming MRT station, plus the most successful retail shopping mall in Malaysia that is just next to it…. Good choice rongfu laugh.gif
