Good that mh now engage someone to help them manage the mall. Otherwise i doubt they can pull it through alone. Lets see whether this for real or not...

The last time i went 2 months ago was only about 80% sold. I think small unit still available but price start from 830 psf without dibs.

Price is after rebate. Before rebate i think is close to 900psf.

But did u guys notice most of ms advertistment does not include Icon City. Everytime they advertise sure got Mcity, Icon residence, garden residence, southville and lately lakevilles but not Icon City. Wandering why this is missing from the radar. The last time I saw the sale chart, they only manage to sell 75% . Not sure what is the current status...

I heard they rebrand their icon city in preparation for next phase...probably phase 2 in preparation? Lets see what is all abt...

Looking at the masterplan apart from the ramp connecting ldp and federal highway, ms will also build an underground tunnel and pedestrian bridge connecting Icon City with komuter station.

The underground tunnel will link from the shopping complex and hotel to the opposite side of ldp and thereafter it will be connected to komuter station via a covered pedestrian bridge.

Boss, initially i was quite sceptical too coz 360m is no play2 but after i learned fr MS staff they are not only building ramps but also underpass for cars. This also includes the pedestrian tunnel and a pedestrian bridge to the komuter station.

Of coz sunway velocity is better in terms of catalyst but don't forget there is a huge price difference btw velocity and icon. Icon price after rebate is only 830psf but how much u need to pay for velocity? > 1k psf?

Icon city will be successful is they lease the mall instead of selling them to individual owner but last i heard it will be manage by capital mall. We will see how ms manage it. I hope they learn from their south gate lesson.

Its is such a waste if they cannot manage it nicely given the strategic location of this project. It has the right ingredient and recipe to become successful. The ball is in ms court and it depends how they plan to cook it.

I think ms will delay the launches of phase 2. Current market condition not so favorable i supposed.

Icon city looks nice but i only worry phase 2. MS never been able to manage any malls and they dont have good track record. All their mall koyak unless they let someone else to manage.

If MS said they will sell or manage their the mall themselves the whole project is as good as koyak. Having said that the location of this mall is really good. If the interchanges is build as per their masterplan i can imagine the traffic they can bring as the mall is sitting on the interchange of 2 busiest highway in malaysia, ldp n federal.

Last time i heard they are in talks with capital mall but dunno what is the status now.

They cannot manage the mall. They juz dun have the expertise at all. If only rely on a few tenant like jaya grocer the mall is as good as gone. U need anchor tenant n the mall size is not small. Pls dun end up like ss2 mall.

I'm not sure abt ms gearing but I knw they are still making decent profit even during this difficult time. In fact their cash reserves are quite substantial.

Why not they build a brt station. According to recently announced budget the brt line is approved between klang n kl running along federal highway. What they need is just a connection. This investment is much smaller n brings a lot of value to icon city
