 Sunway Alam Suria, Double Storey Homes

Hey a newbies here is planning to buy his first house in Sunway Alam Suria nearby to UiTM Puncak Alam, recently they just launched another block of double storey house, details as below:

Size: 22x65
Price:RM383k
Discount: RM5k+RM3K
Free: Auto Gate, alam system, SnP, MOT (Stamp Duty)
Completion: yr 2012

Question:

1) It is worth to buy it now as this location just started the development not long ago?
2) How far can this property appreciate in the next 2 years?
3) Free MOT (Stamp Duty), any other charges incur other than stamp duty?
4) Which are the bank providing the best rates now?

I am also looking forward for this project....the land type is leasehold as there are with other projects near its vicinity.

But, the future prospect will thrive in this area to become a major township. The presence of current UITM second campus, shops and residences in front of the big road shows the basic amenities are provided.

But, if you intend to rent the house to the UITM students, forget it as most of them are required to stay inside the campus (from what I heard, UITM Shah Alam wants all their students to stay inside campus in the future-it means that they will build more hostels). But, you can lay hope on the seniors as they may probably stay outside.


Sunway City bank panels for the Sunway Kayangan, another project near Sunway Alam Suria are Maybank and AMBank.

Correct me if I'm wrong but last time I check there's many ppl who wanna sell their property over there coz this UiTM project has been dragging for a long time..

Interesting...but you need to be specific of the locations that you suspect...generalization of an issue is not good for buyers if it is not really the case.

From my inside knowledge, this place is a target by professionals from oil and gas companies.

i also interested to own a house at this area as it still affordable and within my budget

but it's for my investment not for staying....

1. this area growth very rapid.. but unlike the rate of population increase... the access road only one.. and small .. vehicles start to crawl out as early as 6.45 am.. and imagine if suddenlt there is an acident on the bridge at the exit.. the only way out is either through meru, saujana utama and some rat route along kayangan height..

2. yes .. this area is getting bigger.. the eixisting one so far such taman sandaran permai, ... Nusa rhu is partially develop.. as well as sunway alam suria, Cahaya SPK, alam budiman, the latest just slighly above the alam budiman.. i don't think the proposed extenstion of penchala link will complete within 3-5 years..even 7 years. biggrin.gif

3. the house price is slightly overprice.. last year (2009), it only sold at RM 275k..the cluster house just RM 365k.. but now.. the cluster house is selling at 600k min..(if i'm not mistaken)

4. to rent the house? the rate.. hehehe u lucky if u can get above RM800. most of them are the owner.. student tend to rent at sandaran permai which is cheaper.. biggrin.gif

5. nearest shop is either bukit jelutong or alam budiman. Nusa rhu still under development..

6. school will be open soon in sunway area.

7. the house is nice.. since it is 22 ft wide.. unlike most of the house nowadays is only at 20 ft wide.plus the deisgn is simple. biggrin.gif

8. flood.. no laa so far.muhdan,.i think u referring to TTDI jaya.. but.. TTDI jaya is Free flood area already now..

9. road a bit scary at night.. especially after the sunway kayangan entrance.. until u reach the trafic lite at alam suria biggrin.gif

10. have u ever ask for Cahaya SPK.. last year they got rm 390k..(freehold + club house + very attractive design).

11. yes.. i'm staying some where there.. and i love the environment.. (so far).. less hassle tranquil smile.gif

Hope that the double storey homes will appreciate in the near 2-3 years as it is surrounded by semi-d and bungalows.... The main problem is the access road now. Read from one of the blog mention that they had submitted the request to the local authority either to widen the road or built an alternative way. Any one has any idea on this??

1. the widening project if i'm not mistaken if jointly sponsored by the developer.. from the entrance at bukit jelutong until the puchak perdana.. i might be wrong..

2. currently, there will an exit from GEC (guthrie), but only to enter the puncak perdana area but not to come out from that.. u can see the development still in progress..

3. appreciate value.. i don't think so.. the current price is based on speculation and increased by them.. not by markey value ( i think) but the surrounding ambient is good .. serious.. (if u intent to stay..) u still feel the coolness in the morning etc..

that area is high up area ....
good location but at the moment the road to bkt jelutong is not well design.
then, there is no school nearby (later maybe)
& Uitm 2nd campus located at Puncak alam ... 15km from there. at puncak perdana only temporary

Went there on last Saturday, launched new block I, the same types 22x65 but selling price increase to RM403k and RM426K. I was there around 5pm left only around 5 units.....

Wow, just a a week ago it was RM384k....Is it that those buy on last week, their house now worth RM403k?? Just curious..... shocking.gif

eventhough, its nearby shah alam town & will be developing more & more .. but currently the facilities & infrastructure (road & etc) is consider low type la

2. Do you know any area in cheras, puchong, PJ, KL area which is not over price?

pls advice for both investment and own stay.

own stay > cheras, puchong, kinrara, (not far/more than 30km from cheras leisuremall centre)
investment > any where but near by klang valley

sorry,, i'm not familiar with cheras or puchong area.

but for sun.alam suria, just nearby to my house
so, i give my comment base on the surrounding area ...e.g facilities, road, transportation, hospitalities, built-up space & resale value vs new house.
maybe, have to wait more longer to develop that area.
even now ... around 7-7.45am weekdays .... the traffic is jammed 2km until the junction to bkt jelutong (that on normal mood)

Hi Ganz,

I viewed a corner unit at Sunway Alam Suria yesterday. Seems OK. Very quiet environment I would say. Being raised in the city all my life, I felt that it had a very quiet stature to it. I am contemplating to get an subsale unit either at Sunway Alam Suria or Cahaya SPK. What is your take on getting a house in that area? Its for own stay anyways. In terms of daily facilities like supermarts, minimarts, banks, clinics and so on? I work at Ampang, just along MRR2 - any pointers on the best way possible to get to & fro daily from this area?

Appreciate your feedback...

it take u more than 50 km to reach ampang via federal highway. biggrin.gif

i bought that and plan to stay.. at least for next 10-15 years unless get far better salary to upgarde the house.. hahaha

as so far , the only nearest mart is at bukit jelutong area.. and quite convenience .. at alam suria area, nusa rhu will develop their own town.. as well as alam budiman..

i'm staying at sunway kayangan though..

50km? 100km both ways? u have to pray that the gov won't increase the price of petrol or else even if u get far better salary, u still need to stay there even after 15 years.

hahaha... my milage from home to my previos office at jalan sultan ismail is 38 km one way via federal, jalan raja laut, jalan sultan ismail.
.. now my office has been move to bangsar and now i clock only 27km via federal highway..

with curent price increase trend of housing.. don't think can buy a house near office. all i can do is to bring my office to my home biggrin.gif

i got lots of friend who works in KL living here.. esp having a family of 2-3 children.. some of them don't like staying in the kondo/ apartment nearby KL.. for the same price.. the opt to stay on land house..

BTW.. i ride a motorcycle to work.. RM2 per day only biggrin.gif

Yup, spot on the mileage...but I was thinking if at all I do get the house either at Sunway Alam Suria or Cahaya SPK wouldn't it be viable to take the Sg Buloh way and then straight get onto MRR2?

the only exit is at the junction.. if u opt to go to sungai buloh.. u will end up with LOTS of trafic lite from that junction until sungai buloh (near ktmb).. anyway.. most of the road are double lane except stretch from Fella design until subang 2.. (bottle neck)

the rest is easy..


planning is there for the extension of penchala link.. but when??

anyway.. just a good news.. (not that good anyway)

JKR will upgrade the road (B49) from the junction until punchak alam
it will be a double lane with standard of U5 with flyover ion RMK10..

for me.. it good esp on weekend site.. very quite.. biggrin.gif

i'm staying at normal double story house.. 22x 75 not the superlink one..

it seperate far away from the main road.. plus it gated comunity.. (only one entrance complete with access card / boom gate + security..

community is good..

maideen, petronas, kfc and few other store is just about 2km at bukit jelutong..


sunway is having a new launch this weekend at sunway alam suria.. Plus makan makan also..

Mind sharing with me on the price you got your Sunway Kayangan unit? Do you have comments on Cahaya SPK units? I am indeed very keen on the Cahaya SPK unit BUT my family members feel that the place is kinda far and not 'family friendly' in terms of easy access to daily needs....your take on it...?

cahaya spk is a new township (so they called).. they house look great and nice + facilities (future).. but the budget away to high from mine..+ it is a lease hold (compare to denai alam)


this area is a remote area for those who working in KL...

currently.. if u really running out of SUGAR.. then it really a trouble.. hahahaha.. the neareset place should be at Punchak perdana UITM small shop or alam budiman area.. no way u can walk but

the development in the future saying that this area gonna have it own school/ market/ mall etc.. but the most awaited is the extension of penchala link 2 (cut through from denai alam cahaya spk and alam suria)

for me... i still love this place.. away from town traffic jam esp in weekend.. it just 10 minutes away to giant.. 15-20 minutes to sunway pyramic/ subang parade though..

fyi the highway KL Kuala Selangor is slated to open in April 2011...one of the interchange is not that far from Puncak Alam...

when i told people that i live at sunway kayangan people ask.. where it is? so said. using road to punchak alam..
then people say.."wow.. banyak jauh u punya rumah"

but when i said i stay at near bukit jelutong people will not argue about the distance

anyway my house is just 2km from petronas bukit jelutong..

there is an ugrade (widening road) from sunway kayangan junction to traffic light..

hope this will reduce the trffic jam in the morning

don't mention puncak alam ...... people scared already, altanntuya... biggrin.gif

but main traffic problem is junction to kg subang/bkt jelutong .... should get direct flyover, no traffic light

Hi there, i just bought SAS phase 1C, but sounds scary when i read this forum about the traffic jam early morning during peak hours from SAS to traffic lught junction. Appreciate your reply on the current situation now. i didnt see any road been widened up. is there any initiative from local authorities to sort this out.

Hello Tube. Thanks for the 2 cents. I was interested in SAS because it is newer in design, promotion discount, excellent landscape and relatively large built up at that price compared to what you'll find in Puchong.

Initally I wanted to go with X2 Residency Puchong, but SAS caught my interest because it is landed and not as far off from city center or other matured townships. That said, after some own research I'm having some doubts due to accessibility to my office ( LDP toll, 30km each way, the bottleneck at LDP-Federal Interchange )

I have no doubt SAS is very attractive, but I will need to further ponder my options.

Hi Bro,
I am a proud owner of Sunway Villa Suria.Stay here almost 2 years.Now traffic no so bad like it used too.They broadening the road from the main junction up to kayangan heights at the moment.A lot of improvement i must say.I travel everyday to Dataran Mentari,Sunway.Normally i start at 8.30am and will reach office around 9-9.15 am.I believe you have a few options to go to Puchong Jaya Mall.Most of my neighbors working in KL.They will start their journey around 7 and will reach KL around 8.20am. My report on 5th jan above was indeed too optimistic. It was still a school holiday on the 5th. Two months has passed since, I would say heading out of the area from jalan batu arang towards shah alam is relatively ok. At peak hours, it will take you 15mins at most. (Barring any breakdowns/accidents)

From then on, that is where the traffic jam starts. Entering nkve shah alam exit is a pain in the ass every morning without fail. The crawls starts as far as 2km from the toll. Another crawl as you merge with the traffic from setia alam. Not forgetting the bottleneck after the toll. Also, heavy vehicles coming from NSE taking the GCE to head south thru ELiTE makes the situation worse. Fastest that u can enter nkve is about 15mins or more.

Bear in mind that my report is based on my experience wading thru the traffic out of SAS from 7am to 8.30am.

i just bought 1 unit in phase 1C, actually the price is reasonable.

Price is RM655k (intermediate)
2 1/2 storey build up is 2371sq. ft (22 x 65)

they have discount of the price right now...

i stay near by the area few yrs already... i'm ok with the traffic...
the traffic keep improve from time to time... only peak hr will jam due to the traffic light in front sunway alam suria...

i like this place is becasue so far not much case reported on this area, you wont see the foreign worker walk around any time due to not much commercial area...

for stay it was nice place... green and quiet.

Traffic at Jln Batu Arang towards Shah Alam starts at 6.30am. Before 6.30am is quite smooth.

Between 6.30am-8.30am averagely will take you 10-15mins to pass the traffic light. (About 150secs per cycle)

Pass 8.30am should be smooth.

Same goes with NKVE if you are heading towards PJ. Ever unpredictable. Depends if any accidents/breakdown/Highway patrol stopping heavy vehicles for using NKVE from 6.00-9.00am. Bukit Jelutong Toll will get congested around 8.45am due to heavy vehicles queueing up.

If you are heading towards Shah Alam, Glenmarie, before 8.30am traffic should be o.k. Traffic police will overide the traffic light near Giant Shah Alam. Pass 8.30am there should be a 1-2km crawl to go pass that intersection.(because that is when they leave)

i normally go to work at 9:30am.. totally no jam... haha... but when out 8:30am-900am... the bukit jetulong tol will stuck... argh....

waiting to view the show house also... the SA say when the show house is ready they will invite all the buyer go to view... haha... i think should be done by mid of june or end of june... cant wait to see it...

which phase u buy?

The window on the studio room was shifted from the original design as recommended by architect.. Probably that's why they resurface the wall

Yes Unifi ready. But P1C, the cabling could be tricky for fibre. the Telephone Pit is in the backyard while the Incoming Telephone Port is in the Living Room. I dont know how TM is going to lay fibre cable between the two. Need to ask experienced Wireman.

Good to hear that its 90% completed..might be coming to just have a look on P1C. I bought this last year, around RM588k also.

Its not bad at all for 2.5 storey, and greenery area, good design, good developer and good place to stay. I also got PALS discount 2% (if u r previous Sunway customer).

I think there are some error. Majority race there are Malays. As for the front earlier phase, almost all Malays. Even the neighbouring area, Bdr Nusa Rhu are almost all occupied by Malays. Same goes for Alam Budiman and Sunway Kayangan..

Got to know from the panel banker that the racial ratio staying in P1C is quite even between M and C.

Really?? P1C divided onto 2 sections. The one on the right is near the Surau. The left ones are away from the Surau. I believe the Chinese will not take the ones on the right. If your panel bankers say quite even between C & M, then those units on the left should all be C owners. I find that extremely doubtful. If C were to take up half of P1C, I believe it wouldn't take such a long time to finish selling the phase.

I'm referring to the development as a whole, the ratio is quite even. The demographics could be different if you are dividing them, left and right.

Are you referring to the left/right of the linear park?

yes.

the SA told me is about BLR - 2.2 or 2.3 %

but the banker not recommend me to take non DIBS, she say long term not worth... i was thinking can refinance than should after locking period then should be ok.

Apparently I have few friends who bought this project, and they are chinese. Mainly cause Sunway is a reliable developer and it is difficult to get cheap landed these days.

DASH is a confirmed proj by Prolintas. But they are facing challenges fr residence fr Damansara Perdana n Mutiara Damansara. They need to realign the route..

Freebies are plaster ceiling (cant remember its for which room), full auto gate, alarm system, air cond point for living n studio room.

Yes, waiting the lawyer to process the loan agreement and stamping of SPA. Then Sunway will issue another letter to list down the "freebies".

Bumped into her when I was taking the photo. Can give her a call. Workmanship very neat. I didnt know that they are providing laminated wood flooring for 2nd and 2.5th floor. You can check out the mock up unit (third from left). What you see is what you will get in your unit (except light fittings).

when we saw the show house model we already ask for the wood flooring, because in the model also wood flooring... but lucky the color is light 1 and not the dark 1.

Yes its wood flooring but finger cross n reputable developer like Sunway will deliver as promised.

Bear mind its not stated in SPA or other letters they will provide timber flooring...correct me if im wrong

Today went there another phase is launch and price is start from 675K....and only 3% discount...

I very satisfy with the house... Especially the toilet... Haha... No need renovate alr...

You mean the toilet design in the showunit is exactly the same like the actual unit? I doubt so la according to the SA.

It is the same, SA said they add in shower screen etc and few power points which were not included in the SPA

what you have saw in the mock up unit is what we will get after 2 yrs... the toilet is nice, besides that the car porch area also i like it...not much renovation already... if the 2nd and 3rd floor not wood flooring then is perfect already... haha

u cant enter from the main road...have to go on foot, after traffic light, at the crossroad got one guard house there.(Turn right to SAS, left to puncak perdana) park your car there and walk in about 500m.you will see the board at the end of the road.

today i have received a call from my loan lawyer, they request me to pay extra for the PLA cost...
they say because developer start building the house without consent, that why bank will not release money without consent... and we have to do another procedure which cost RM 1k++

it that anyone have the same problem with me?

hrmm... just paid the 2A 10% about 1mth ago.. now receive 2B (15%) and 2C (10%).... how come so fast ask for the payment... is that any buyer facing the same?

based on my SPA the house should be done April 2014... but look at the payment like we may get it early.... later will go to sales office ask for the detail...

lol... nola... because they open the gate i walk near to guard house there capture... if u walk to there u can count row by row...

even the last phase construction also 40% done...

Mei say the construction is start all together, so we will get the house together with all buyer... not phase by phase....

I thought they are launching new phase soon? Or the new phase are semi d? What i know is the phase 1c 2.5 terrace hs is the last phase for terrence. New phase is no more terrance.

Yes, the vege and fruit quite fresh not like giant and tesco...
and also a lot organic food... hehe....

no cinema inside the plaza, and dun think will have... but u can go to setia mall GSC, only 15-20 min from SAS... now i always went to Setia mall... near and no jam...tongue.gif

because it is expensive. if you can afford that kind of price, you wouldnt consider SAS in the first place.

actually compare the pricing with other developer resounding there sunway price was reasonable and more cheaper... and quality also not bad...

just the land size a bit small.....but i feel that was enough for 5 family member.

if not mistaken the land for phase 1c was cleared around July 2011, around the time I signed the S&P.. so plus minus 2 years .. should be around mid to 3rd quarter 2013 for completion...

I'm planning to move to this area too, Sunway Alam Suria! This is because my brother bought a house here, so I'm planning to stay with him.

As I'm not familiar with this area, is there any shoplots or shopping mall nearby? I have gone through the threads, the nearest shopping is Sunway Pyramid, 1 Utama, Setia City, Bukit Jelutong Plaza, Subang Parade? What about shoplots?

In addition, I'm still schooling at TARC, may I know which is the shortest route to go there? My time table is flexible, so I would only need to go school during afternoon, I think afternoon no traffic jam bah?

Morning guys,

Was heading to Setia Alam City Mall and decided to drop by Alam Suria to 'busybody' a bit, it seems like they are working on Sundays as well, which is good to see. Looking at the exterior, Block J looks quite complete which some minor painting works, not too sure about interior though.. Other blocks are catching up fast as well..

after visit casesuria show unit, i more prefer phase 1C design... haha...

can view the construction progress from casasuria show unit...

between the primary school already start construction as well... dunno will noisy or not after school operate haha... coz my unit js face to school...

but Mei say all buyer will get the house at the same time no matter which phase we buy...

Yes, we will get the key by June 2013 as agreed on the S&P agreement.
Nevertheless, we must put some buffer before we can move in as we need to consider all the defects work, renovation and most importantly electricity and water supply to comes in.
It'll takes months perhaps the most earliest in October we can see owners will move in.

Im a owner signed S&P in june 2011, really so excited lorr to move...

I went to the site yesterday. It seems like there is a lot of work need to be done even the park/ pond is like 20% complete.

Signed my S&P in Sept 2012, so any earlier VP before Sept 2014 will be a bonus to me.

Im at Block N. I think its the last few blocks for Phase 1C.

I just went for a "site visit" last weekend and I am very pleased with the outcome, very good workmanship (viewed from outside, not sure on the inside though). My only gripe for phase 1c, is that its not gated and guarded. Even though the price is higher than villa suria, I really hope it will be in the future sad.gif

Yupe you are right, there is still a lot of things to be completed for Block N. If they deliver like this then it's totally unacceptable.

I hope they can do something bout G&G.

i was at the showroom to take photos after that decided to check out casa suria showroom.

I took a risk to check out my unit located at block K smile.gif

but i already finish check... hvn complete for painting and toilet installation hvn done...alarm system main control also not yet install...

Yup,unify ready , atleast for the current phases and Villa Suria. Should be ready for the new houses soon too. Or you can check to see whether the short green "box" already installed or not near your house. smile.gif

ALERT! : Just to update everyone here, there were three (3) break ins last night at Villa Suria (Jalan Pulau Angsa U10/46) and unfortunately one of the houses belong to my sister in law

Apparently the robbers broke in at the same time, and used Acid to break the metal grill. According to the guards, the robbers used luxury cars (Mercedes and Alphard) and posed as visitors.

The same gang is suspected to be the same gang that hit Bukit Jelutong recently

Bad News.. 3 houses at Villa Suria (new phase) kena pecah masuk yesterday evening.. (2-4 PM). They said those burglars used Alphad to enter our area (perhaps by using high-end vehicle,guard wont ask much).. need to be more alert guys! First case at Villa Suria after all this years.. sad.gif

damn... i stay near by so far never heard any brake in... this is the 1st case i heard in U10...

i still so proud that this place is so safe coz not much foreign worker... but who know is done by malaysian...

some more they challenge the guard... villa suria is having G&G...

That's my point, imagine our unit in 1C without any G&G, we are just welcoming the robbers with a red carpet.

I dont' blame the guards for what happened, as I am sure they recorded their details, but they may be using fake IDs and fake number plates, heck, maybe the cars were even stolen cars!

Next time have to have a system that takes a picture of every visitor similar to airport immigration wey!! vmad.gif

Not sure about the other 2 houses, but my sister and brother in law wasnt harmed as they were at work when the break ins happened.

But their wedding watches, some money and a few items were stolen, the practically ransacked the whole house, this shows that they had a lot of time in their hands.

Their neighbor got it worse, they lost around 30K worth of items

At first I blamed them for not having installed a grill, but even their neighbors grill were broken into using acid.

I am just worried that they will strike again

Glad to hear your family is safe but sorry for their loss.

I think the neighbors should be on high alert and look out for each other. But it is normally easier said than done since they broke in at the time when most people are not at home unless they have maid at home.

which is
1. Billing for TNB Stamp duty RM 10
2. Billing for water deposit RM 100
3. Billing for electric deposit RM 800

but this 3 billing is already due on 3/6/2013... i did not receive any letter from sunway... anyone call to ask?

just make a call to sunway office, they say we should receive the invoice...so anyone receive the invoice?

the overdue no interest charges, we can pay anytime...can bank in, prepare the cheque and pay at sales office or sunway office.

the maintenance fees is for help us throwing rubbish clean up the house... haha... 1 time pay not yearly...

so i wait for them to bill me the remind 3 item only make payment...then no need make 2 time payment...

anyone already make payment?

hi guy, there is a shell petrol station under construction at sunway kayangan.... i think operate soon... next time no need find petrol station before going back home already thumbup.gif

was waiting this facility quite long time...

the shop lot i think also going to hand over to buyer soon... hope to have a starbucks coffee shop there... ahahhaha

Just called Nini (Sunway) asked her about error of "project name" and "Property Type", and she says it just typo. U can ignore it. We just reuse the template.
Wow!!! This is reputational risk for SUNWAY.

it is a steep and long slope, not possible to build ramp unless you want cars to fly.

i went to pay with cash just now. clarified with the CCD people. No need official letter from financier. Just a confirmation or proof of release of payment to their lawyer (cheque deposit slip etc)

That area is accident prone because the junction is just after the uphill if coming from Guthrie. Might need clear warning signage and drivers should signal much earlier too.

I think it would be difficult considering U10 is behind Taman Bukit Cerakah Forest reserve. In fact the DASH hway also until now no news.

but the alarm controller, kitchen basin and the painting still not yet done...

so i think 15/6 should not able get key for all buyer...

Hola,

Stumble upon this thread while googling some info on SAS Phase 1C. I got a unit there, was one of the early buyers I guess, got it way before the show house was built.

Great to see the folks here are all super nice in the thread. I've yet to get the letter for the 1.4K charges. Will probably give a call to them tomorrow.

Anyone want to recommend good renovation/wiring/etc company?

Hi all!! Been following this thread since couple of years ago as silent reader and now only i reply here.. smile.gif

Btw, i bought one unit at Block L.. Hello fellow neighbours icon_rolleyes.gif
Went to the sales office this morning and had a chat with May... She said my block will only get the keys most probably after Hari Raya Puasa, which means around August or September.. Now they are releasing the keys for only the first block, errrr cant remember, izit K? ... hmm.gif

And i also asked her about the termite treatment (according to an earlier query in the thread biggrin.gif ), she said yes SAS did the termite treatment but that was like 3 years ago like that.. I'm not sure how long the treatment will last though....

yunodie, are your sure the water pressure really bad on 2nd/3rd floor. You got the key and tested on the unit or based on your assumption?

Either you install a pump ($1500 + electricity bill) at tank area or you get plumber to do a bypass ($400) at tank to increase pressure...

Either bypass or pump, then you save money on buying water heater w/o the pump.... assuming the savinf for each water heater w/o pump gives you $250, then you'd have save 1k here.... up to owners to weigh the pros & cons of both bypass and pump

bypass or not, the incoming pressure is low to begin with. If you do a bypass, when are you are using water at your kitchen tap, and your kids are showering at the top floor, there you go, piss strong water on both end. Most importantly, it is not fair for the neighbours, you are affecting their incoming pressure as well.

Now if the incoming is low to begin with, then a good old reliable water pump will be needed at the meter and the tank area. However i believe most of the time, the incoming is strong, just the tank to the toilets are low. The bypass is done typically at the incoming into the tank hence the kitchen tap will not be affected even in use. If not mistaken, even the garden tap is coming from the tank for new houses these days (someone should try this).

The neighbours incoming will hardly be affected by the bypass. This is my experience as i'm currently staying next to this area. As a matter of fact, most of the houses here does the bypass (save cost). Even if one does not install a pump at the tank but buys a heater with pump, the water pressure is still lousy as compare to using pump/bypass but w/o heater pump (do compare against landed properties).

The only setback abt bypass is that when there is no water or low pressure at the incoming then you will experience normal low pressure but it saves you on electricity bill. With pumps, you get consistent pressure all the time but incurred higher electricity bill + maintenance of the pump after 5 yrs or so depending on model. In addition, then you may probably have lower water pressure b4 installing the pump when there is a blackout. I think the chances of blackout is higher compared to water cuts.

Just my 2 cents.

im not exaggerating when i say it is lower than my piss, i only recently installed a heater with pump recently in my bathroom where im staying right now, the pressure is o.k, without it, it is like piss trust me. Try it yourself and you would know. Pump at tank is not a must but heater with pump is a MUST.

regarding electricity consumption, pump these days come with small pressurized vessel, hence the pump would not kick in everytime you turn on the tap, thus reducing the kwh.

I not yet receive the key handling letter, hopefully soon. About you all sharing the water pressure problem, my current house is Town House and it is at the hill side thus facing this issue when moving in. The contractor advice us to put pump in the pipe so that can increase the water pressure. A lot of my neighbors did it n now, after 3 years facing another problem which is the pipe broken and the water seep in from the wall itself :'( so we have to be very careful while facing this issue.
2ndly wanna share also I have been to many many Reno & ID company to do comparison about the house Reno (excited yet tired too) so I found 1 very good and reasonable price, can share the link with you all

I have ask the sale person Ros last week when I drop by. She said the 30% of non Bumi quota has been full for the whole Sunway Alam Suria. That's mean in the future phase whether is bungalow, semi D or cluster are solely for Bumi only. sad.gif

Hi neighbors, I have just received the keys and I noticed that all the air cond points are without the copper tubes. Only have the wire for power and PVC tube for water drainage. Is it the same for other ppl too? Then is pointless to give us the air cond point as we need to hack the wall again to install the copper tubes.

That's right.

If you buy into their reasons:

1. developer not sure which type of aircond (inverter/non inverter) the owner is installing
2. not clear which hp the owner is installing
3. common practise these days (which is true)

then they have justified their decision not to provide copper tubes in all a/c points.

it supplies cooled refrigerant from the compressor unit(outdoor) to your blower unit(indoor). So no choice, must install copper tubes unless you want to install cassette/ceilling type aircon, in which both compressor&blower are in one unit.

Hi,

Has anybody thought of putting a room on top of the porch? Called up May, and she checked with somebody there, she said it's possible... the structure of the porch is strong enough. Need to apply with MBSA.

By law its not permitted as the front wall need to be 20 ft from the gate... but can apply and then appeal. Approval is not guaranteed. Long process, because can't use the pelan setara. And probably the neighbour won't like it as the room will block lighting and air circulation....
