Anybody knows about Seri Puteri condo?
It’s a new leasehold project from Amber Resources Sdn Bhd. It has about 200+ units and priced from about RM200k. sorry, dun have info on the sizes available. I called them, they said it’s near Cheras LRT. Looks reasonably priced imo.

Dunno when to launch.

lauched 1/7, today call up they say left bumi lots only...disappointing vmad.gif , i been waiting so long even i went to they office many time n left my contact to them, they promise call me, end up same answer same reply with danau lumayan too yawn.gif ...i need a new house in this area, y so difficult?? y must allocate to investor not to needor....sob cry.gif

now day property buyer don’t use fast hand fast leg anymore… whistling.gif they use “relationship” icon_rolleyes.gif ….so u must build a good relationship with developer

I went to site, walking distance is just less than 1 min. Is just 10m distance to LRT.

everyone just care the LRT station rather thn the cable, however the cable not that close to the condo.

Buying an "existing" LRT station better thn those project with word of "proposed" LRT station.

correct....attraction is towards the LRT station n better existing station...
the cable is about <100m..unit left (bumi) all facing the cable..other view sold out... sweat.gif

now left only Lake View for bumis..

need opinions from sifu's here whether my decisions can be
considered as GOOD buy tho? am attracted to the Cheras LRT
station just a few metres away... pheww...

Majority buyer brought seri puteri because of LRT station.

Facing KLCC view is value added for this condo, but is not all. My point is we very easy to buy a property face KLCC any where in KL or PJ areas BUT is not that easy to buy property near to LRT station with walking distance.

this is the best new project for this year,,,with reasonable price...200++/sqf and walking distance to LRT station...

forsee this one will appreciate at least 30% just like the titiwangsa sentral and axis@ampang......

expected completion is coming July. Thats what I gotta know from the people at the construction site. Haven't called the developer directly yet.

Hi Deschan100, sorry for the late reply.
mine is facing KLCC, 6th floor with the "ong number" icon_rolleyes.gif
I'm not planning to sell it off too soon. Would want to rent it out first.
I'm expecting the price to appreciate further as it is tough to find new developments of the same size and facility.
In addition, the latest news on KL-Singapore speed train link may further boost local property market. All thanks to the Cheras LRT station nearby rclxms.gif thumbup.gif thumbup.gif

it's a leasehold project, and sum-more pr1ma project for bandar tun razak is just behind this project, it will be a super high density project. i'll rather wait for PR1MA project which cost around 300k if im buying that place...size not much different...

the last checked asking price is 480-490k for 1010 sqft unit. but, not many owners want to sell off their units as price is expected to spike once completed. Projected rental rate is Rm 1.80 - RM 2 / sqft. Hope this helps.

There are 3 packages.. cost is around rm1.5k to rm4k..grill for main door, sliding door, windows and yard..design same as putra suria

For yard, i hv requested developer for sliding window instead of grill.. so i have more privacy when i do cooking.. and they will come out with new quotation.

80 years leasehold still long way to go la...

In Sarawak properties mostly 60 or 66 years leasehold.. Some even 30years leasehold max only...

So 80years still consider alot.. Nobody will stay in a property for more than 5 years nowadays... brows.gif

If lease finish.. Worst come to worst, renew premium only ma... According to OMV of property...

Don't be too confident, not all lease finish can get automatic renewal. Properties near expiry lease will have difficulties getting loan. Of course, 80 years still long way to go.

went to seri puteri just now.. looking for the progress. still lot of works need to do n i'm sure of we can get our key by end of sept..

also i managed to get bathroom for master bedroom (type A5)pic from agent. i dont who is very very very stupid (the appointed architect or amber itself) designing this kind of bathroom..



the lift brand is SIGMA, among the cheapest brand i think. always give problem and high maintenance..

there is very limited parking outside, if u hv more than one car, as u need to compete with lrt user and taxi drivers...

laminated timber floor color is diferent with putra suria, a bit dark..

The architect must be a fung shui expert. the toilet bowl is hidden even when the toilet door is open, so no bad fung shui can enter the house. U should be happy to get such well-plan toilet.

I'm saying toilet bowl according to fung shui principles are best left hidden. I'm sure U know what people do with the toilet bowl - they piss and shit into it - and urine and shits - will create bad fung shui for the occupants of the house.

yes bro, thats why we need door. the issue here is the way they designing the bathroom, i'm not saying that the bathroom door is transparent where u can see the toilet bowl at all time..

the problem here is every time u enter the bathroom the door will hit the toilet bowl.. so this will damage both door and toilet bowl, for long term..

You can call the valuer. Just provide them info such as property name, location, size and etc. They will give u estimated market value.

Went to show house yesterday.. the offered package is quite expensive, better to buy from outside.

Water is not ready, water meter also not yet installed by SYABAS contractor.. Unfortunately, we still need to pay maintenance fee for Oct..

The lift is exactly same as used by PPR.. Sigma brand. One indon worker told me the lift always give a problem, sometime it took one week for repair..

I think seri puteri quality is not really up to the standard.

The soon hand over new project that closest to Seri Puteri name Q1 Condo at Permaisuri is far better this.

Among 3 developer i.e. danau lumayan, ppc glomac and amber in bandar sri permaisuri area i think amber is the worst.. all amber project has no quality even for condominium project such as seri puteri.

i really upset with amber.. i hope people out there think twice before buy any house under amber e.g. amber homes

They tried to put a blame on buyer, bcoz we didnt sign Syabas form.. Last 2 month, went there to discuss about grill, they never told me about Syabas.

Syabas is transparent to us, developer should know & understand Syabas procedure,not the buyer..

I've called DBKL with regard to the bad handover and was advised to contact the relevant ministry in Putrajaya. Anyone interested to form a group to raise grievances with regard to defects and improper/incomplete handover could PM me their contact number and name.

Already paid maintenance fees for October, but the security still advice us parking outside, due inside condo construction on going yet to accomplish.

Grill renovation deposit have to pay RM2.5K...? mahal ...

if ur house get more than one parking, i advice u to check how your parking is assigned.. what i saw, car will be queuing in a same row. Never found this kind of parking system in other condo.. Only in Amber project... biggrin.gif

me and other 2 friends decided not to buy grill from amber. instead we hv appointed other contractor, with better design and quality(hopefully)..

most important, cost is cheaper than amber. Anybody interested, do PM me.

Normally, the management of the condo has the policy that the outlook of the grille for the front door and windows must be similar for all the resident units. They have standard size and material thickness that need to follow. you can't simply have your own design. I sure you have sign the Deed of Mutual Convenant together with S&P. Inside got clause said that you need to follow the house rules and they have the right to ask you to take down your grille.

Imagine all units have different kind of design. Of course you have your choice to appoint any contractor you like, they cant force you but have to follow their sample design. Better check with the office to avoid problem in future.

You need to check with the management office and get the grilles drawings. They might change design or not using back the existing contractor. If that the case, you have problem. Different management has their own management style.

If you still insist to get things at your own way. Good luck to u.

Yup.. I spoke directly to project manager, Edward.. He promised to rectify everything before Nov, including water and electricity.. after that i can start renovating i.e. installing grill, plan to install aluminum window and sliding door at yard. tongue.gif

You may cancel the Fire policy by the bank. Get a copy of the Master fire policy from Amber and fax it to the bank. rclxm9.gif

Aluminum sliding stated in SnP is for balcony. while fire rated door is for entrance door only..

Just came back frm Amber office. Wanted to meet their big boss Mr. Edward but he wasnt there. So had a talk with Ms. Megan. The sliding door is for the balcony as you said, but the is supposed to be a door separating the dry and wet kitchens. But it was not fixed as the regulations by Bomba does not allow that. She is unsure why.

Therefore, I have asked in writing pertaining to that matter. On top of that, a few other owners and myself aren't happy with the condition of how they had hand over the units in bad shape. More over charging maintenance fee since October when the conditions do not permit for us to inhabit the units. Her explanation is that they need to pay the guards, cleaners and maintenance workers. They will solve our issues at the soonest.

I am now very unhappy with the progress of their defect repairing work. There is water leaking in every toilet of my house. This has caused delay for moving into my new house. They promise to repair it since Oct but till now there is no work done. Every time i call up they promise to repair but then end up nothing done. The management and contractor is so irresponsible. Is there a way to lodge my complain for all this irresponsible. How can a management office only know to collect maintenance fee but not perform any repair work.

Last night power trip since 11pm until 10am today affected floor 4 till 8.. Reason? Im not so sure. And water disruption around 3am until 7.30am..

Water disruption will occur at least once a week.. Last week from midnight until 9am. Fortnight ago, from 5am until 2pm.

Normally happen in the morning, meaning that once a week u'll go to ur office without mandi. tongue.gif

U can call rahim & co or jurunilai bersekutu.. just provide them address & size, they can estimate market value. Remember! They just estimate. If the value less than 5% higher from ur budget u may request them to come for inspection. They can give u the actual value later with formal report. But u have to pay la.

But if u really consider to buy Seri Puteri, better for u to look other property first such as Astana Lumayan under Danau Lumayan..Or PPC Glomac project. Very near to Seri Puteri. Still in Seri Permaisuri area.

We need more people like Edward to push Bumimetro.. Bumimetro is the worst n stubborn developer in this planet. Their staff look not so interested to do rectification, instead they are now looking for side income by doing renovation works.. Trust me. Ask them for renovation, 1-2 days they will come to ur house. No need 'some'time as u said.

This condo is not Byond and Unifi ready. The all-centralize thing is outdated. The SMATV only support SD astro and and tel line is not Unifi!!even the antenna port not very good in receiving VHF/UHF signal.Very disappointed.Amber should plan its project properly.

Flooding was happen due to water pump failure at level 3.. There are 2 water pump i.e. at ground floor push the water to level 3.. then level 3 pump the water to water tank located at the top. Im not sure whether they are already 'permanently' sorted out this problem or not..

Water pressure is very good,but its still depend to water pump and ur unit piping system.

Last week, i noticed contractor has installed cable ladder at MDF room.. they told me that TM's infra will be installed 'soon'.. Copper connection from unit to MDF is ready. I already subscribed to MAxis LTE, only 5GB monthly quota, less than 2 week my usage has reached the limit.

I see, last weekend i purposely drove there and ask the makcik living at the PPR, whether this area will flood after heavy downpour, she said no.

So it was the water pump failure.

good to know unifi coming, when i call up to unifi, their customer says no idea when will be available.
