Investment Kepong Sentral Condo, Please gv suggestion

Now I am considering whether to buy this condo...The developer offer me the price at rm195k (9XX ft2) which during launching they selling at RM240K

Pros:

Good interior design(easy to arrange furniture, nice tiles)
Near to KTM (3min walking)
The exterior of the building look quite new
The environment is vy clean

Cons:

There is chinese cementery area behind the building (the cementry is more than 200 yrs old i guess cos there is no more photo or wording on the board)

Quite expensive for a condo

I'm buying this lot as a investment...pls give advice

hi,

please have a look at the surroundingand the road entering to this condo...
from MRR2, people can see nad view this condo, they can appreciaite that for the past 2-3 years, there have been few movers..and looks empty...for investment, maybe those youger people would prefer transportation like KTM..it depends, since to me, not everyone dislike the cemetry, my fren didnt care about it..me?...haha3..i nearly bought this condo last 2 year when the price is exactly what you said, but am not sure whteher the market price is that high still! shocking.gif

u mean they've reduced the price? what's the prob? normally developer will increase price, not reducing it.
it should be a good indication for u. whistling.gif

Few years ago, developer offered this price to me also. Mean the value didn't raise within these 3 years+.

For Kepong area condo I recommend Vista mutiara 2 or First residence. I will never consider Kepong sentral area apartment, very dusty, noisy and bad fengshui.

VM2: Pros: - low density (260+ units),
- resonable price 1100sqft < 200k with 2 car parks,
- low maintenance with less facilities ( canbe pros or cons)
- convenient. Carefour, Jusgo, banks and food court within walking distance.
- very low risk of uncompletion. Almost completed, roof work now.

Cons: - VM1 got lots of complaint about finishing, developer promised to improve in VM2 but never know the result, but they do change the exterior wall from foam blocks to bricks.
- Small time developer.
- Could be congested with VM1 and First residence next to it.

FR : Pros: - Most luxurious condo in Kepong area with 3 tier security, and lots of facilities. ( can be pros or cons)
- so so experianced developer, construction going smooth, can see monthly updates photos from their website.
- convenient. Carefour, Jusgo, banks and food court within walking distance.
- low risk of incompletion. structure up to 10th floor already, fully completed in Dec 2011.

Cons : - price is quite high in kepong area, starting from 230k.
- maintenance is high with 0.25 cents/ft.
- quite high density with very long walkway.
- only face east or west, anyway facing the sun everyday.
- most units come with only 1 car park. additional need to pay for it.

Both development still have very few units available 3 months ago but dunno now, you can check.

erm actually i dun reli prefer kepong area i would prefer cheras/puchong area and i'm buying for investment only..
this is because i am not familiar with kepong area as i grown up in cheras area

Then why would you consider Kepong Sentral? You think you get a good deal by spending 195k on a 240k condo?

Investment in condo at Kepong area does not fetch good return. For own stay ok.

If you stay in Cheras, better look around Cheras, at least you are more familiar with the area.

You ask me for suggestion? I already gave you two of the lattest development at Kepong area that I think is good. Most of the kepong area condo/apartments are either low cost, bad location or looks very run down. For the past 2-3 years the Negro community started to grow, you would like to avoid those aparments.

Recently developer selling 962sf units again at RM204K. Can loan 240K (valuation). Good value?
