 Obtaining bank loan, but lack of documentation

Guys, I'd like to purchase the house next to me at 140k but i lacked the necessary documentation such as EPF statement and income tax return because i am running my own business.

Is there a way to secure a loan by putting in 1-2 years of monthly installment as FD?

having FD or consistent income in bank statement is good as for record to bank showing u have "steady income" every month and habit of saving $$ in bank.
running ur own business.. u need to declare as income tax as well right ?
that's y ... it is good to do declare income tax so that by the time when u need to purchase house, loan, it would be easier and u shuold know that it is not right to not declare ur income wink.gif

Will bank outright reject if dont have income tax return and EPF statement?

Yes, Definitely the percentage will higher to reject since you don't have enough documentary to support !! Income Tax actually quite important !!

I met up few of my client who wanna buy houses. They doing own business as hawker. Normally i will ask about Please prove your bank account that every month the money bank in and out. Every month, the hawker could bank in the money into bank. it is one of the way that will get approve. Second, The bank will check the saving account of the hawker. If there is a huge amount that following the property prices in the account. Everything sure be fine.

not necessary they will reject, it depend on the bank, some bank will be less strict on existing customer with good track record.

Say that i have a salary of 3k per month, How much there should be left there every month after expenditure? 500 ? 1k?

Normally how much the FD to be pledged?

I can easily muster around 30-40k for the FD but i wish to obtain the loan with the least amount being forked out as my cashflow is very important due to the nature of my business

ZEC not sure, but definately u will get a home loan, my experience is that if you can show a healthy bank account normally the bank will not require you to show whether you pay income tax or not, as long as you got the money and can pay they are more than willing to loan you, whether you declare your income tax or not is none of their business. I personally know someone holding a lot of assets but never declare any income tax for more than 10 years, isn't it strange, he didnt take up any home loan or apply any but bank are more than eager to loan him. smile.gif

How do one define a wealthy bank account? Cause normally all my cash is in my company account
