Yup, they are currently building show house for 2 & 3 storey link, 3 storey semi-d, club house with pool, entrance guardhouse and of course the lake too.
Even without show house, 2 & 3 storey link were almost sapu finish during the early days of launch.

as we know, for G&G landed development, there are few type of presentation from developers to help buyer visualize, appreciate their concept and hopefully made a purchase:
1. Presentation from brochure only, without show house
2. Presentation from brochure + Show house of actual unit with ID
3. Presentation from brochure + Built Showhouse, clubhouse, entrance, common area, and common area landscape.Obviously, No.1 is the cheapest for developer, and the question is, do we fully trust the presentation of what you see from the brochure? What if there is a disconnection of the design team, a group of passionate designers, who intent to landscape the place kao kao as shown in their brochure and use the best material to create the feel in the common area, whereas their operation team think that cost saving is the most important, and hence try to substitute here and there, especially the landscape and many things that are not in the S&P etc... Unless the developer have good prior portfolio showcasing their finished G&G landed project for sure, at least buyer would have better chance that the finished product will be very close to the brochure.
No.2 I would say is mid cost if developer do a show village, and if the developer is doing on site, building one house first on the future side, I guess it will be more of a logistic effort only and will incur small additional costs for developer, just need advance planning prior to launching. If buyer bought into a project by viewing the show house, one can expect the house that you would get from the developer, no doubt about that, but buyer will also need to know that we are not only buying a landed house, we are buying a landed G&G house, with common area, for No.2 presentation, buyer will need to hope, unless you really trust that the design team and the operation team thinks the same, especially for landed G&G, again many of the items are not in the S&P
No 3, for example, developer like Hong Bee Land is one of the few developer who not only built a showhouse for all their Anggun 1,2,3 series, in fact, they always built the entrance, and most of the common area, landscape, and now clubhouse as well, so IMO, there will not be major surprise on what is shown and what will be given, and personally I think this is very important to understand what we will get for that particular G&G development. In No.3, even many of the items are not in the S&P, it is okay, now buyer can see and touch the entrance, common area and their future house, so we decide whether it is a good G&G landed development during launching by seeing the real things. thumbs:
The heavy weight Bandaraya Development is also doing the exact same, seeing the fact that they are building showhouses, clubhouse, show gallery, guardhouse etc. IMO, this is what I would call... a good landed G&G developer, at least buyer know what to expect.
