QUOTE(Viyin @ Apr 22 2011, 04:20 PM) Understand from the lawyer, they will try to call some owner who already got the land tittle approved to sign the document to change name. I had pay almost RM6k. Thanks for the info Viyin..The calculation should be: First RM100k x 1% of housing price and RM500k (If not mistaken) x 2% of the housing price. The lawyer will calculate for you when you make the payment. |

Just Opinion. not to sell empty land just to get fast money. I hope they have a proper planning. IMHO |

this thing happened to me last time when buying the Emerald Topaz. No issue, it is some sort of temporary CF. And agree that it is to avoid paying penalty for LAD.

BeanCounter,
Like you said opportunity to "express".. the question is when? after those lot buyers have purchased the lots, they are not going to start immediately. so the potential scenario is like this..Lot 1 and 3 have completely built their "dream" house. Lot no2 still vacant lets say for 2 years etc... and become bushes and mini zoo or else just remain vacant.. get it? furthermore, those completely built bungalows probably a few will delay in construction and some might be abandoned due to financial problem etc. Can you imagine an abandoned house besides a 5 star bungalow? Imagine that now... an eyesore, no? You might not have copied my next sentence to the one that you are quoting as below: "Yeah, those in kota damansara all bungalow lots were sold like goreng pisang also.. but not all have built their bungalow immediately..hehehe not a good sight though.. and summore got abandoned cunstructions, no CF bungalow etc. The developer should have come out with a sound guidelines to monitor this. Just Opinion. not to sell empty land just to get fast money. I hope they have a proper planning. IMHO" Guideline means a proper process to be followed by bungalow lots owner prior from the commence of their "dream" house. And that "IMHO" means purely opinion. |

QUOTE(BEANCOUNTER @ May 26 2011, 11:18 PM) all housing estates shared their own set of problem, be it links, SMds, bungalows or own built bungalows. heheheh, contrary, the 'things Later' part is what I worry about. Maybe i'm the type of person who don't like to gamble when buying a house/lot.. I keep thinking all the possibilities especially the bad ones.you think if you buy ready made bungalows from developer, it will be "problem-free"? the key question of buying any properties is still is "buying the right property" at the right location. the rest.....no eye see lioa lah....... in life, there are many things you can't choose, your date of birth, your surname, your parents and your neigbours..... if i got money, I will certainly build my own abode. worry about other things later. |

Don't worry guys... at least we have bought a/few house/s here. Nothing to lose, the price is skyrocketing ,and "almost" every development here were selling like hot goreng pisang. I bought a house in February and now it is 15% increase of price already. Chicken farm or not it is still a small piece of problem.

Yes, to be honest CASSIS is very3 near to the farm, not a good prospect. Even the chicken at the farm started complaining the cassis development is way too near to their house...hehehe..

QUOTE(House Seeker @ Jun 28 2011, 02:10 AM) I haven't got my cheque yet..but i did call lawyer and they said is full amount refunded. But if u have signed the S&P, there is certain amount u r going to bear it. Which lot no that u booked? Last time I bought TOPAZ and sold it after completion. Recently I bought Coral (Phase 2). As long as the price is appreciating, I have no problem with the chicken farm. Take Desa Coalfield for a case study. It is indeed a 'buyers market' now and for the next few years before the next financial crisis hits us. Added on June 28, 2011, 2:14 am I'm totally agree with u... Which area that u bought in Rawang? Wait until the Chinese school open and that time you will regret your decision on letting go property around this area. Don't judge now, just foresee for another 3-4 years. Just my 2 cents for those who have no idea whether to buy at emerald or not. javascript:emoticon(':D') |

QUOTE(david_bch @ Jul 23 2011, 11:29 PM) Hi all, Bandar country home (BCH) is a whole set of development (not in Emerald) although very near .. it is quite cheap though..all you need to do is to drive around the BCH and look at the surroundings. Then you compare it with Emerald. I don't want to comment on whether BCH is good or bad as I don't want to create a stir with BCH residents. Just take a 20 minute drive around BCH and review it urself. How about the rawang bandar country homes area, any idea of the house price there?? Is possible to appreciate in future?? Currently look so cheap, 24x75 super link Hse only sell 230k, worth to buy? Tq And as for the appreciation of value, it is still relevant because property is still a property. But the matter is how fast and how much. I think the BCH development is nearly 20 years. compared to emerald which is less than 10 years. |

I checked the Chasis brochure and noticed that the built-up is actually 20x75.. i though it 22x75...so not much different with Coral. This will surely add value to Coral.
