QUOTE(moonmoon1985 @ Jul 17 2012, 01:53 AM) Tried to sneak into the site last Sunday but failed. Was stopped by a Indian.. Just updated the next of kin' IC scan..Nothing much update now.But observed generally: 1. Coral houses structurally completed 2. Casis really quite close to chicken farm (like next to it?) 3. Link bridge from emerald east to emerald west remained closed to public & unlikely to open before the ENTIRE Emerald development is completed.. =.= 4. Coral is quite close to highway with traffic orchestra... But at least the high tension tower is far Any1 has got new updates? QUOTE(ebayer @ Jul 25 2012, 11:11 AM) Quite strange. If loans are being approved for RM750K to RM850K for Semi-ds in Anggun and even for RM500K to RM600K for linked houses in M-Residence, I would think getting a loan for a bungalow with land at RM900K would not be a problem. Have you tried asking other banks? Maybe for bungalows, there aren't enough transactions to get an accurate market value. Under con project and subsale is different...now really difficult to get loan and the margin is too huge for subsale... |

QUOTE(jason_chee @ Jul 30 2012, 12:34 PM) I'd checked Anggun 1 Subsale for Semi-D @ 35X75 and it cost RM 850K. Anggun 2 is about 40X75 and going 900K Above. There are few units of Bungalow in Anggun 1 and there's only 1 or 2 unit on sales. Last year, price tag is at 1.2Million cos i check out the unit there. Subsale from developer. but i heard the price went to 1.8M this year and transacted. Hey Jason, thanks for the info!! Very excited with the development in both Guocoland n hongbeeland + mahsing. Hope it will become dpc of rawang in near future... i prefer Anggun 2 due to design, built-up and the security tools it has there. but price too expensive. i didn't check out EG but i heard the design is much better. for new buyer, please check with Guocoland for density. they like to merge few type of house together as 1 single Gated n Guarded community. I'm referring to Amethyst Semi-D. If not my mistake, it merged with Ivory and other type to become 1 single GnG. For EG buyer, maybe need to double confirm with Guocoland. yes, Anggun 3 is launching soon. but after Anggun City started construction. Location of Anggun 3 is at Tmn Bayu Permai which is the side of Caltex. To be exact, the hill behind Mah Sing's M Residence Sales Gallery. Unit comprised of 2 and 2.5 Storey Super Link & 2 and 2.5 Semi-D. price, unknown. |

QUOTE(moonmoon1985 @ Aug 13 2012, 01:24 PM) Been to Sales Office to sign the authorization forms for utility application last saturday.. Not sure if this is a good news or bad for Coral, Casis and Coris buyers, but the access to these development upon handover of VP will be via Emerald East bridge. I believe it will be connected to Emerald West entrance along the SRJK school. Only issue is that constructions lorries will be using that road for Garden Residence development. It will be a short connecting road between the SRJK and Coris. I also found that Coris and Coral will use the same entrance through the same guard house. Anyone can confirm...According to the sales staff, there is no immediate plan to develop the access linking Coral/Casis/Coris to other phases of Emerald West, though eventually there will be 1... Which means, Coral/Casis/Coris residents will have to go through the main road to get to places like Jusco and SRJKC Emerald... |

QUOTE(37 Exposures @ Oct 3 2012, 02:38 AM) Really that bad for Cassis?! I thought it sold out.. Sure there is a price to pay for what you get....Not everyone has the budget for EG. If Cassis has the problem of Chicken farm, it might affect Corris & coral too...so it is not fair to say that cassis not preferred. But now you cant get the price when it is first launch. Less than 400k for cassis. Peace and good luck to all EW buyer!!!! How about the Corris project? Many people told me Corris is the best 2-storey terrace house in Emerald West at this moment, is that true?! All sold out before launching and the final phase and released units sell even more expensive than M-Residence 22x80 superlink. |

QUOTE(ltcbomd @ Dec 3 2012, 04:52 PM) Just went to visit Coral site but the guard there does not allow ppl to go inside to visit. He said you can come back to visit by Feb next year. Is this some kind of hint?? How bout the access to Coral? Are we suppose to go from Emerald East or the road from emerald west from the Chinese School? |
