QUOTE(saint03 @ Aug 25 2014, 04:49 PM) Cassis Owners, i believe many have got your keys and were told electricity n water in 3 weeks time. I called up the GC office and were informed its NOT weeks as mentioned,Its actually,MONTHS..... 0.o you mean Guocoland handed the key without the utility being ready? if that's the case i believe the unit is not considered ready for vacant possession in accordance to the schedule G of your SPA. I have a feeling this is to limit the LAD....

I called up the GC office and were informed its NOT weeks as mentioned,Its actually,MONTHS..... by the way the 3rd schedule of standard SPA goes like this: QUOTE On the date the Purchaser takes possession of the said Parcel with water and electricity supply ready for connection to the said Parcel so unless the utility supply is connected, please insist the duration of LAD is properly observed by Guocoland. now if you managed to get extra from Guocoland please buy me a ice latte from Mc Cafe @ Kota Emerald.

QUOTE(limfgn @ Aug 25 2014, 06:00 PM) He can fight and insist against the developer, no harm trying but however if he is determine to win the argument, then he must be aware that the clause says "ready for connection", but has nvr said that there should electrical and water flow in the premise. This mean that developer is only obliged to have all fittings install & tested and supply available for tapping into his premise. Just my two cent. go consumer tribunal gao gao. only RM10-RM20 anyway if I recalled correctly. hahaha but anyway, good to see more vibrancy at the coral/coris/cassis side of Emerald.

QUOTE(saint03 @ Aug 28 2014, 09:26 AM) hope this temp link opened for good by 2015 january, at least for emerald resident only with TAG display (like some prime area similar to ttdi via golf lane to mont kiara link ) as my kid need to attend the chinese school 2015 instead of morning and evening currently. What say a group petition? to be honest they claim Coral to be Emerald West when they marketed and nowhere ever mentioned the access will be from Emerald East (not that I am complaining since Traffic at the west side is so so so so so so so so so bad at times). btw actually the temporary link does open in the morning and evening for schooling convenience. you might want to check the timing out.

QUOTE(TheOwl @ Aug 29 2014, 09:58 PM) If you have a big group you can all initiate a class action suite and sue for compensation. Perhaps they cut corners (giving you lousy paint/lousy skimming etc) bcs the LAD costs them a lot and even the very first project has not got the title yet bcs they want to apply altogether and save bcs applying for individual titles is very very expensive. In the meantime they have been paying the quit rent (cukai tanah) for all the phases. Many house owners do not care to pay them back (many have been owing for like 10-12 years dy. I myself oso owe about 2-3 years) but will only do so when it is time to apply for the title since they dun charge any interest for quit rent. For my phase alone the yearly quit rent for all the houses costs nearly RM800k. They are paying for many phases. ..... i am speechless to learn the above....

any taikor here can advise or write to Guocoland for further clarifications?

QUOTE(Xenopher @ Apr 23 2015, 05:50 PM) The Rise selling it for around 1.7m for 4k+ square feet, 3 stories. Not sure about other area. I went there few weeks ago. I really like the surroundings and the houses there. But the whole place looks very deserted. The road condition there is very bad and narrow too... Anyone is currently staying there can give some insight? get developer to promise you to open up the access from and to Emerald East, else please enjoy the 5-into-1 bottom neck traffic everyday. I am staying in Coral (access from Emerald East), traffic is smooth as road has been widened. but whenever I want to get to AEON Rawang... Agri land issue apparently no issue one... the developer claims they have gotten all the necessary approval d... just beware some banks may not wish to exposed to this though

QUOTE(Xenopher @ Apr 23 2015, 06:18 PM) Thanks for the reply! Normally during working hours how long would it take to reach KL/ PJ? How about off work hours when back from work? How about telecommunications there? Any plan for Unify to move into the area in near future? 15 mins! fast right? that only takes you to before the exit of Damansara Toll... from there another 30 minutes just to squeeze through to SPRINT... going back... depends... if 11pm then about 20-25 mins? if 7pm the usual traffic prevails. but the traffic at that time was mainly up to sg buloh. after sg buloh the traffic wouldn't be too bad (save for the 5-into-1 bottle neck leading to Emerald West) Network...

The traffic leading to aeon anggun can be real real real real real bad. Make sure pressure them to open the EW-EE access ASAP. We at coral cassis & coris were kinda misinformed with no black & white, as initially we were told the proper permanent access will be open upon completion of our phase. Now the story change to upon completion of The Rise but even this also I have some reservations....
Anyone checks the status of converting sales gallery into club house?

QUOTE(Xenopher @ Apr 29 2015, 02:23 PM) The current link will be closed when the real EW-EE link open. The current link is too narrow and steep to be opened public so it only serves as a temporary link to ease traffic during on/off work time. The so called real EW-EE link is not accessible now because there's a construction plan under the same developer (new phase for super-link houses). That's why they told me at least 3 years to wait for the completion of that phase. The EW-EE link is still owned by the developer so I think it's still up to them to decide whether to open or not. come to think of Coral back then was marketed as 'Emerald West'... =.=" fortunately I like EE traffic. now i just hope for a quicker way to get to EW thru the EW-EE link

QUOTE(jason_chee @ Jun 1 2015, 04:07 PM) My RA updated the neighbourhood that EE-EW Link is open during Weekend between 1pm-7pm to ease influx traffic to AEON. It is one-way direction. So, only from EE to EW is allow during that time. Oh really? that's good to hear should extend it throughout Sat night cos sometimes going for late movie on Sat night can be quite a nightmare if didn't anticipate the traffic.

QUOTE(jason_chee @ Jun 2 2015, 12:01 PM) I think there is a reason why not open during nighttime. Potentially it's too dark and could pose hazard to driver. I think midnight late movie not much issue. Should be less traffic around 10-11pm.
You will be surprised....
