Taming Mutiara developer should be sued for misrepresentation and cheating because they used the guard house to sell the first 2 phases of semi-d. I went to the office, saw the master plan and asked what are those future developments. My spouse saw that only one road leads to all and worry that the construction workers would cause trouble for residents there. Usually, the worksite should be fenced up and has it own dirt road so the lorries, workers and heavy equipment wont spoil the finished road.

I told my niece not to buy there but she insisted. Now have to suffer cos her hubb is an invalid and she has 3 small kids with a maid. Not that safe without guards and a hive of workers just behind!

The best access in n out of sg long is twin palms but u have to pay toll for the convenience. In future, it will connect direct to kajang, exit near Tesco.

If you stay in Bandar Sg. Long with exception of SL13, which is next to the highway, you have to squeeze through traffic both ways daily.

To escape toll on way out, you can choose to drive through Twin Palms and use the Silk Highway, but going home there is no relief as both Bandar Mahkhota and Bandar Sg. Long are jam packed daily.

So, I think for easy access in and out of Sg. Long, Twin Palmers have the best and easiest (tolled) stress free drive.

About 200 metres from the Silk toll, there is a left turn off. You follow the road, goes through the tunnel, then turn left to go back up to Silk Road. Pass by Twin Palms but not THROUGH it. Pay RM1 and drive straight to Mines, which connects to Besraya on right and Seremban Highway on the left. If you are going to KL direction, most wont even use TP way. Just que on normal Sg. Long road, join Taman Rakan and then to Saga Highway. Yes, it is jam packed after 6.45am.

Anyone knows what happened to the access road that is near Bukit Sg. Long leading towards Silk highway? I saw earthworks last year, then everything stopped and the mud road eroded. What is the project on Twin Palms side facing BSL? Lots of embankment, earthworks going on but no signboard or for sale info. Thanks.

Semid subsale at Taming Mutiara only Rm1.25mil and fully renovated! My cousin bought subsale in 2011, empty house already RM1.25mil...die loh..if forced sell today.

Sunville just opened their show house next to Twin Palms. Their prices have increased this year and they still give 9% discount to buyers. The corner 3 storey semid with extra land is Rm2.2mil with 9% discount. They sold 4 units the first day of the show and a few more the next. It seems the buyers are more interested in paying lower maint fees than what is charged at Twin Palms. Met some buyers and they said Sunville is a nicer development because it is smaller and more homely. TP subsale prices is about the same as the new Sunville units but come with more built in features like autogate, water heater, water pump, plaster ceiling, concealed aircon pipings - 9 units.

Sunville provides a lift for their 3 storey houses but no autogate. Security is at Rm150 vs TP Rm400 a month. This may be the attraction to buyers or they like the proposed link to Kajang which may be finished by 2015.

Are you sure? Never head of lift maintenance being that expensive. If you dont use, switch it off.

If I have a 3 storey house - 3rd floor that I cant walk up, I would prefer to extend the ground floor than built a lift.

I don't like the design anyway. Almost same footage but almost double the price I paid for my unit next door. Just dropped by to see what's the fuss all about, but they sold really well once the show house is up. Seems 9 or 10 units in 2 days! I didnt know Kone is so expensive, but the life design makes the staircase very dark and winding around the lift.. I prefer those glass enclosure instead of concrete.

Hello Hello, how much electricity a month for the lift alone?

When I called up Sunville 2 years ago, the agent told me proposed maint fee about Rm400-600 a month. Then at the show house, they told me Rm150 a month... Now I know it is "subsidized" My bil, who lives in another boutique development with 120+ houses, need to pay Rm150 6 years ago when they moved in and now it is RM200 a month..basic amenities like guard house, sensor and a small garden to maintain only.

If the future lot is for townhouses, good luck in trying to collect from them, so the onus falls on the 62 house buyers. If half are investors...31 has to pay for whole taman...can die standing as there is no DMC like TP.

RM9550, not hard...say parents and 3 kids, all join up to pay, Rm2k plus per month.

Stay together like ancient days....all stay in 1 big house.

Twin palms semis almost sold out. They are building close to that sunville project now.
