What do you think of the land bank stretch from Bandar Sg. Long entrance all the way to Semenyih exit, boths sides along the Silk Highway? I am seeing a lot of earthworks and tree cutting on some hills recently. Where is Sunway land in Sg. Long? I heard it is on the TP bungalows side of the highway, but never see any signboards there.

Bandar sg. Long is too jammed pack with cars now. When the new houses are occupied, really dont know how long it will take to get out.



Taman Rakan houses are also ready. Some of the residents there just drive out without care at the junction.

The prices are creeping up to superlink houses in TP and JH. Not affordable to masses anymore.

638k for 2276 sq ft would be about rm280 psf! You still need renovations, etc to move in.

Luckily we bought ours in 2010...or else now cant even afford terrace houses with the built up we want.


Added on May 6, 2012, 5:12 pmActually, I think Mahkota Cheras is booming where else Bandar Sg. Long is stagnant. There is nothing in the "town" there. Mahkota shoplots have more interesting tenant mix and better access than Sg. Long.

Going in and out of "shopping area/morning market" is a daily nightmare.

Then, cheaper to rent instead of buy. Who pays the security fee if the unit is rented out? How to ensure the tenant does not rack up high electricity bills?

Nowadays, there are lots of g&g along Silk Highway...

All new developments are following the g&g concepts so TP is not that unique anymore. Tropicana Cheras, Viridian, Taming Mutiara, MV, TTDI Groove, etc.

Lots of choices now unlike 3 years ago.


Added on June 4, 2012, 9:48 pmLatest boutique project just next to TP is Sunville Villas. Heard prices similar to TP but with bigger built up. Access same as TP.

Not regretting buying TP but maybe got "used to it".... lol.

Still, best thing about it is the direct connection to highway without weaving through other housing estates!


Added on June 5, 2012, 2:57 amI dont know how much green TP has. For the semid side, it only has a linear garden and pond. Maybe about 10-15% green. At the bungalows side, the percentage is much higher as they have bigger land size and so few houses there....jogging tracks, bbq, gardens with streams and ponds, look out points all at bungalow side.

Mahkota has some nice houses coming up, a stone throw from Aeon... bungalows, semi-d and high rise condos.

I know nothing about Bandar Sg. Long, hardly drive beyond the row of shops there.

I hate that junction, prefer to pay 90 sens instead if I am going that way.

If going to besraya along Silk....jam starts from Toyota Showroom to Mines, but still moving.

After 10 years the "Bandar Sg. Long" is still a desa....because it is a dead end road....If they have another road, then the shops would be wong.

Bandar Mahkota is much better planned with Aeon surrounded by food....then, outer ring of residential areas and schools.

If you can't afford them, there are cheaper ones around your budget.

I dont think Silk will let you have a toll free u-turn but to connect to the silk and u-turn at TP shouldnt be a problem as you have to pay.

I heard that the road connect TP and Kajang will be opened in a few years time...then TP will be really jammed with ppl short cut to Kajang via the underpass.
