If I were bungalow buyer, I won't choose this place as this is just too near to a high rise (Green Acre).

Green Acre is rundown apartment?
Not sure about it but those multimillionaire definately want privacy & exclusiveness feel, what exclusiveness you can expect when your bungalow (20+ units) is so near to a medium cost condo.

SHL really need to think hard about it.

alot of medium cost condo serround meh?? if 1 0r 2 never mind la  laugh.gif

The distance simply too close.

From fengshui viewpoint, at least hundred steps required between this bungalow and condo otherwise inauspicious.

Generally, condo behind is ok provided not too near. Ancient wisdom is mountain (the place your house sit) need to be taller than water (what your house face).

What is the average sub-sale price for Greenview Residence?

I think the sub-sale price (RM340K to RM630K) quoted in this link is a bit outdated, am I right?

i think is from 450k - 500k, those were the price I heard and saw on bill board.
*
How much need to pay for maintenance and sinking fund, I believe must be more than 85% pay it otherwise the condo won't be in good condition. Thinking to visit Greenview Residence when I am free to test the security guard tongue.gif

Anyone has any news about when the new building of UTAR will be complete?
Heard that next mid of the year can operate to take in more students, don't know correct or not?
*
Link below show the progress of UTAR Sg Long new campus

http://www.utar.edu.my/SL_development.htm

As UTAR forges ahead with growth and expansion, developments have started for a new city campus building in its Sungai Long Campus which is scheduled to be completed in mid-2015. Upon completion of this city campus building, all its campuses in the Klang Valley will be consolidated in Sungai Long. With this consolidation, the University looks forward to another decade of progress and developments in support of excellence in education.

...expecting another round of appreciation of Sg Long property same go to the rental income for apartment/condo.

Understand that MPJK has instructed the developer to repair the road on 28/11/2014, not sure the developer has done anything so far.

Not many places have 10,000 strong students tenants let you choose, sure ong lah Bandar Sungai Long especially apartment/condo near by.

if i'm not count mistaken, half of the UTAR student(4k-5k) able to conquer most if the condo in Sg Long.
Of course I assumed only 50% of each condo try to rent out only.

The maintenance fee of Flora condo is very high!
Now only Greenview still able to see some unit let go less than 450k, but car park is a big issue. If you park outside, walk back to your unit is a very good exercise to slim you down!
*
So around how many condo unit in Bandar Sungai Long?
As far as I know the population around 60,000 people landed + condo around 12,000 units if we assume 5 in a unit.

not sure..according to MCA in newspaper is 6000. But it may just an estimation or calculation based on IF all the faculties are fully operated??
*
According to wikipedia UTAR has 23,000 students in 2014, let say 40% move to Sungai Long already 9,200 students.

Don't forget, UTAR students number growth at least 3%to 4% pa

By 2015, 9,200 will become 9,500 students, let don't forget UTAR staff and lecturer cum their family. 9,000 to 10,000 new tenants is a pretty conservative figure tongue.gif
