If buy for own stay ok lar. If for investment i don't think can get better price.

Nowaday those area already set up guard house. I remember early this year SL6 didn't have guard house & fence too. Now you see around SL6 already have fence. You know SL6 alot crime happen. That why SL6 housing price a bit hard increase.
