From fengshui point of view not all house facing T junction is bad in fact if the T junction is a smaller road and either STOP signal or speed breaker is there, this house is an auspicious house. Does this house fulfill the above condition?

Visited Tropicana Cheras (TC) yesterday evening, the houses no doubt is good however residents need to pass through the narrow road of Taman Suria before reach home, furthermore I noticed that a condo project and semi-D/bungalow projects by other developers also under construction just in front of TC.

You may need to face traffic jam problem right in front of TC when these projects are fully occupied. TC definately need another access road, it would be best link to Silk Highway....joint petition from residents from other Taman nearby may required...just my two cents.

Found this old news on Silk Highway misled motorists to use longer way and pay 3 tolls instead of shorter way and pay 1 toll to reach Sg Long from Seremban/Putrajaya/KLIA in year 2009.....I remember the signboard still there right?

I think the road won't open so soon, he only said got good news by end of the year. In my opinion, it will be great if the access road can be open to public before UTAR consolidation take place ie May 2015.

May be she is referring to the project next to SL7 as photo below, I believe this project should be in BMC instead of Bandar Sungai Long

I though Pearl Residence in Section 6 BMC which is quite far from SL7 Bandar Sungai Long. Furthermore, Pearl Residences @ Mahkota Cheras is made up of premier superlink, semi-detached and bungalow homes.

This is the reply from Silk Holdings Berhad on access road from Bukit Sungai Long to Silk Highway:

In the early days we have already approved for the developer to build/construct the access with the condition they agree and provide an amount for the maintenance charges imposed by us. This amount is to be paid to SILK for maintenance of the access which is inside our Right of Way until the end of concession period. The maintenance charges inclusive repair of any damages at the access, cleaning, improvement etc. The developer disagreed with the amount imposed and has reviewed back the design to reduce the maintenance charges.

To-date we have received the latest "reviewed detail drawing" and we are in the process to calculate on the amount to be imposed for maintenance charges inclusive GST. Once finalised, we will request their agreement and may proceed on-site development. We are expecting that all technical matters inclusive the maintenance charges and finally on-site physical construction will be settled by the end of year 2015.

As far as I know, Sg Long Golf Club only upgrade recently, look quite ok.

Anyway comparison need to be made against similar residential area nearby instead of far away places.

Let forget about small taman, there are four BANDAR in Southern Cheras ie Bandar Sg Long, Bandar Mahkota Cheras, Bandar Damai Perdana and Bandar Tun Hussein Onn.

Sg Long is the only Bandar has golf club somemore it is a only golf club endorsed by the legendary Jack Nicklaus.

In term of road condition and light at night, Sg Long is far better than BDP & BTHO, slightly better than BMC.
In term of commercial activity, BMC is better than BDP, Sg Long and BTHO.

For Chinese school, only BDP has it, Sg Long only have a 90% complete but not sure when can open SRJK (C ), neither BMC & BTTHO has it.

I personally think UTAR is a selling point besides the above, never underestimate the purchasing power of 10,000 strong varsity students, property value for both commercial and residential property sure go up.
