I don't think REITs still give 8% return if buying at this moment, since the share price already appreaciate so much comparing to 08'or 09', if there is then it might be AMFirst. But I don't like it because it is like Alaqar, inter-related business module. In this case rental or profit is very easy to be manipulated.

I might be wrong, but just try to avoid it. smile.gif
*
In fact, you are quite wrong. tongue.gif

Both Arreit and Hektar at current price can give 8.x % yield. Probably Axreit also can give, but their next divvi will only come next year. cool.gif

If you read the quarterly report carefully, the gross revenue of RM72,445,000 for quarter ending 30 Sept 2010 is actually for the result covers 20 May 2010 to 30 Sept 2010, approx 130 days of operation instead of typical 90 days for a quarter.

gosh....that means its quarter profit is even lower?! sweat.gif

I don buy stocks to get rich.  wink.gif My main reasons to park my money into stock is to hedge against inflation....

Agreed. To buy stock to get rich is simply the same as to go Genting for most of us. Even for legends such as Warren Buffett, he did it on business perspective(buying up potential companies), not just simply capital gain in stock market.

Arreit jatuh today, any reason? Is it because of the water leaking issue in Parliament? biggrin.gif

I think it's just an "after ex" effect now, also some people maybe sell out to buy PetChem, which they later may realize it's actually overprice unlike MHB. Also all those M&A hotties...ijmland, sunway, qsr...
When next divvi ex comes with added rental income received from its newly injected properties, Arreit should be at...1.00? tongue.gif

I am surprise that the price of starhill didn't drop after announcement of all these. In fact, its 52 weeks high is 0.895, means current price has no discount actually. Guess most investors are having confidence on YTL eh. And the injection of new properties should come before next qtr report it seems....I with to buy when it dips, but that dip not yet arrive... biggrin.gif

How come KPJ reits has been decline quite a lot recently? Due to new property injection?

How come Arreit has been inching up recently? Any news?

following others' tail mah! arreit consider a laggard reit loh as for now. Its next qtr divvi should be yummy since those new injected properties (all together 3? or 4?) should begin to pay rent right? i hope so. laugh.gif

QUOTE(2010May @ Jan 2 2011, 09:53 PM)
It has been consistent climb because when economics not good (about 2 years ago), people allocate lesser $ in stock market. Then when economic is getting better, people starting to worry if their $ staying with fd or cash. People wants to earn more when stock market seems to be a lot more profitable.

Anyway, REIT history in Malaysia was still short. Malaysia started with REIT since 2006 only. There will still be risk with REIT if people are too confident with REIT performance. However REIT bubble should be unlikely to happen with current Malaysia situation.
*
I'm not sure what you mean by "REIT bubble". Did you mean "properties bubble"? Since we only have so little REIT choices in Bursa.
Anyway, I think risk is there when recently the number of shopping malls and office buildings grow so rapidly in KL/PJ area. A REIT's management team becomes the most important part of the REIT.

That is true, but it also depends on whether you have the ability to get it at the ex price or not. For counter like AXREIT, it is always impossible to get at ex price because the price will bounce on ex.

Today it deduct 6 cents, it went up 6 cents as well. And possibility of it going up again tomorrow is very high biggrin.gif 5.25 cents dividend is my ang pow this year. Haha.
*
Yeah! I thought to top up on the ex day, but the price even went up few sens after ex! tongue.gif
Hopefully later days, got the "after ex" effect and price drops for me to top up. cool2.gif

2 cents?

You cannot expect reit to improve its earning like ordinary company.
Rental is fixed, unless there is new acquisition and higher leveraged.

Until the rental revision, income is pretty fixed across.
*
The last 3 quarters divvi goes as: 2 sen, 1.79 sen, and now 1.67 sen.
I thought after injection of those new properties, there is a chance to move back to 2 sen within 2 quarters after the dilution effect. Looks like it's going to take more time now. Anyway, I'm fine with it actually. Although it can't go back to previous yield of 8+%, as long as it can stay above 7.5%, I'm happy to hold it. nod.gif
