Yearly yield is 4.43+3.30 = 7.73 sen,
so it's 6.49% yield at 1.19.
please correct me if i was wrong.

From the ARREIT's anual report, I saw this column called "Value over total asset value % (a/b)" in the Property Portfolio page. What's it? Is it same as "Rental yield %" ?

I went through all yields from ARREIT's properties. Ok, there's a reason for it to perform below its NAV, because its rental yield is average at around 7.5% (calculated by rental income/acquisition value). Not as impressive, as I was expecting to be above 8%. However, its diversification is quite even and great. With warehouse, office, college, retails. hmm.gif

My next read will be the Axreit's annual report. icon_rolleyes.gif

You can just go and check the historical price of REITs during 2008 crisis. The answer is YES, hit a lot! sweat.gif
However, small small market bumping won't affect REITs much. You may check last year's bumping, and also current bumping. biggrin.gif

During crisis, good property's rental fees still hardly go down, unless the crisis is LONG LONG TERM SERIOUS ONE! Therefore, to pick a REIT with strategic properties is the most important concern. nod.gif

I think what darkknight81 means by interest hike is regarding the REIT's properties borrowing concern. Some with fix rate, some with floating rate. If a REIT contains lots of properties with floating rate and the borrowing number is high, that means the risk is higher. biggrin.gif

I am very surprise to see some people actually wishing for another crisis to come just because they want to buy something stocks that give yield of 12-13%?! What are they thinking?! They prefer to lose their jobs to buy some stocks giving them yield of 12-13%? LOL! moneyflies.gif bye.gif

the only thing "wrong" is their slower than expected acquisitions on properties. delay for few months already. however, if they really can close the deal by 4th qtr, i believe the share price will move up fast since it has been laggard for a long time. anyway, if they are still delaying, i'll just makan the rental fees loh. 8% yield for current price woh, lower risk than go out buy a house and rent out. Just my view. biggrin.gif
