Yearly yield is 4.43+3.30 = 7.73 sen,
so it's 6.49% yield at 1.19.
please correct me if i was wrong.

QUOTE(kongkcl @ Mar 1 2011, 03:16 AM) COuld some please tell me where to look for Axreit DPU 2010? I would like to know the yield at its current price of RM2.32. Normally your trading platform should be able to view that in the announcement section. Or, you may go to their website: http://www.axis-reit.com.my/ |

From the ARREIT's anual report, I saw this column called "Value over total asset value % (a/b)" in the Property Portfolio page. What's it? Is it same as "Rental yield %" ?
Thanks! |

QUOTE(sopol @ Mar 4 2011, 08:45 PM) You've got a nice report..it is actually the current value of the asset represented in percentage over total asset value. Not the same as the rental yield.. I was surprise to read that there are only 2383 investors! Maybe i'm not good at numbers. |

I went through all yields from ARREIT's properties. Ok, there's a reason for it to perform below its NAV, because its rental yield is average at around 7.5% (calculated by rental income/acquisition value). Not as impressive, as I was expecting to be above 8%. However, its diversification is quite even and great. With warehouse, office, college, retails.
My next read will be the Axreit's annual report. This post has been edited by yok70: Mar 4 2011, 11:05 PM |

QUOTE(omgimnoob @ Mar 8 2011, 01:00 AM) You can just go and check the historical price of REITs during 2008 crisis. The answer is YES, hit a lot! However, small small market bumping won't affect REITs much. You may check last year's bumping, and also current bumping. |

QUOTE(omgimnoob @ Mar 8 2011, 10:06 PM) But I found out that even financial crisis, the Companies still provide dividend. So, even it goes down, dividend is calculate base on unit of shares we hold meaning we still get almost the same amount of $$ back. Just dont sell it to incurred capital loss, am I correct? Correct. During crisis, good property's rental fees still hardly go down, unless the crisis is LONG LONG TERM SERIOUS ONE! Therefore, to pick a REIT with strategic properties is the most important concern. |

QUOTE(2010May @ Mar 9 2011, 08:41 PM) Then should include the comparison of interest rate and dividend also. (If FD rate is 6% per year, who would want to buy a REIT which provide 6.5% dividend per year?)... I think what darkknight81 means by interest hike is regarding the REIT's properties borrowing concern. Some with fix rate, some with floating rate. If a REIT contains lots of properties with floating rate and the borrowing number is high, that means the risk is higher. Too many things to consider if really want to. |

QUOTE(IRperson @ Mar 22 2011, 04:12 PM) Ya.. i'm reading up on this new REIT as well. Axis Global will be the largest shariah reit in the world. Different from the listed Axis Reit as Axis Global invests in industrial properties outside of Malaysia. You'll get your quarterly dividend. Not confusing after you get more info. Do any Axreit holder get anything from this IPO? Perhaps, a 20% discount price to buy its IPO (i wish!)... This post has been edited by yok70: Mar 22 2011, 05:06 PM |

I am very surprise to see some people actually wishing for another crisis to come just because they want to buy something stocks that give yield of 12-13%?! What are they thinking?! They prefer to lose their jobs to buy some stocks giving them yield of 12-13%? LOL!

QUOTE(BrendaChee @ Jul 11 2011, 06:54 PM) me also matched at 0.91 today, seems a seller keep on throwing arreit at 0.91. the only thing "wrong" is their slower than expected acquisitions on properties. delay for few months already. however, if they really can close the deal by 4th qtr, i believe the share price will move up fast since it has been laggard for a long time. anyway, if they are still delaying, i'll just makan the rental fees loh. 8% yield for current price woh, lower risk than go out buy a house and rent out. Just my view. Anything wrong on arreit? Added on July 12, 2011, 5:28 pm QUOTE(cwhong @ Jul 11 2011, 05:03 PM) how low u queue? 0.90? QUOTE(cherroy @ Jul 12 2011, 05:48 PM) Personally, I do not support the div reinvest. Thanks for the comments. If I want to reinvest, I use the dividend money to buy the stock myself in the market. More flexibility. Unless the reinvestment pricing of stock has huge or good discount compared to market price out there, by then can sell existing holding then reinvest >10% cheaper using the dividend. Dilution won't be too serious as long as the extra money from reinvestment is used to expand on new good yield properties or pare down borrowing cost. I hope they offer shareholders a good discount for re-investment. Added on July 12, 2011, 8:25 pm QUOTE(cwhong @ Jul 12 2011, 07:04 PM) since i already bought some at 0.91, my next target would be 0.89. This post has been edited by yok70: Jul 12 2011, 08:25 PM |
