I sure hope CMMT can drop to 0.90 like cherroy taiko said.

Why CMMT yeild so low (6.x% now) but price keeps going up?
The same applies to Axreit. Besides, QCap drops for lower recent yield. |

For steady income, hektar, arreit?
For growth potential, cmmt, axreit? |

QUOTE(teehk_tee @ Sep 2 2010, 07:57 PM) the reits structure is such that .. in order to grow you'd need to borrow, or draw cash from issuance of shares. plus since arreit's divvy policy is 95% of profits, then that means they have very little cash on hand to finance property acquisitions.. axreit used to have a high gearing (not sure whether its high now or not) because they had a period where they were just snapping up properties here and there. And they still do that now. Watching their share price keeps going up, i hope their yield able to cover that? |

QUOTE(aminius @ Sep 2 2010, 09:32 PM) The Board of Directors of AmanahRaya-REIT Managers Sdn Bhd, the management company of ARREIT, wishes to announce that ARB, acting as the trustee for KWB, notified that it had on 2 September 2010 entered into a conditional share sale agreement with PKNS to dispose of the Units from KWB to PKNS for a total consideration of RM66,132,212.25 or RM0.95 per unit . Will the share price shoot up to its diluted NAV of 0.95? This have to consult taikor cherroy. The sale and purchase of the Units shall take effect upon completion of the proposed acquisition by ARREIT, of 3 parcels of leasehold land located in the District of Petaling, Selangor Darul Ehsan together with the buildings erected thereon for a total purchase consideration of RM270,000,000 subject to the terms and conditions of the sale and purchase agreement entered into between CIMB Trustee Berhad, acting as the trustee for ARREIT and PKNS on 2 September 2010. The Transaction Arranger for the proposed disposal of the Units by KWB to PKNS is Astramina Advisory Sdn Bhd. This announcement is dated 2 September 2010 ARREIT current price is around RM0.88 rite? need to buy the share tomorrow morning! I just think after input of new assets, the yield actually drops. So for retail shareholders, shouldn't the share price be dropping instead of upping? This post has been edited by yok70: Sep 2 2010, 10:05 PM |

QUOTE(teehk_tee @ Sep 3 2010, 04:37 PM) from maybank's paper on arreit a while ago regarding its yield after inject new assets, the estimated yield changed is -2.2% to 9%.If they were chun, then the overall yield will be around 8.8% to 9.8%. Consider the worst case scenario, actually still a very good yield. please correct me if i was wrong. Added on September 3, 2010, 10:28 pmRegarding Axreit announcement of oversubscribed for buying its new units in 4.3% discount price, was it only applicable for existing unit holders to compensate for their lose in dilution? If so, does that mean new buyers of Axreit units in the market rugi (since they are no longer applicable for the discount price)? This post has been edited by yok70: Sep 3 2010, 10:28 PM |

QUOTE(cherroy @ Sep 3 2010, 11:53 PM) Ya, i realize that. And after reading the Axreit's paper, I also found out that the same case applies to Axreit too. FY10 yield suppose to reach 8%, but because of the expansion(special offer for new tenants 1st year etc) , the yield becomes 7.3%. And the yield will only goes back to 8% for the FY11. But then, I even start to worry what if they have more expansion plans for FY11? Then our yield will remains at 7.x% level. QUOTE(sharesa @ Sep 4 2010, 12:49 AM) i always thought that 270m(purchase price of building)Â x 7.25% = 19.5m(rental) I am not very sure too. But my guess is, for rental return of 7.25% on new assets as compare to current assets' 8.5%, the EPU forecast of FY11 able to get even better earnings by 0.9%-1.3%, is because they didn't declare equivalent amount of new units to purchase the new assets. They partially paid by cash. Therefore, even though the new assets comes with a lower 7.25% rental fees, they still able to give even better yield for FY11.then, 19.5m divide by total units of Arreit = yield per unit Anyhow, this is just MBB's opinion, the real figure will have to be announced by Arreit itself if they dare to. QUOTE(monkeyking @ Sep 4 2010, 01:59 AM) Cheers to all. For yield increasing yearly....well, in good condition, yes. However, that just mean if you buy it for current price. If the yield increase, normally the share price will also increase, that makes the future investors' (or if you accumulate more in the future) yield looks thinner. QUOTE(teehk_tee @ Sep 6 2010, 05:41 PM) it should cool down gua, probably just hangat hangat tahi ayam / new toiletbowl. you think so? it can go down to 0.83-0.85?assuming it can give out minimum 7.5 sen this year based on the old amount of share capital, post-dilution should be about 6.1 sen. 6.1 ... translates to about 6.7% gross.. but if add in the new income, maybe can achieve ~7% if price at 90.5 .. its just my very rough calculation, i hope to sell high at 92-93, and pick up even lower at 83-85 but i was thinking, when looking at cmmt and sunreit, which both give low yield around 6.x-7.x% for current price, still able to keep their price stable if not even moving up further. I mean, after arreit increases capital, this alone seems to attract more investors. |

QUOTE(Jordy @ Sep 6 2010, 07:45 PM) AXREIT seems to be a tool for speculation now. Suddenly 1 lot traded for 2.15 during the first half, which boosted the price to 2.15. At this price, the yield at 7.44% seems to be pricey now. Is there going to be some good news coming out from AXREIT? I also interested to know this. I watch its price keeps going upwards. And I also spotted the 1 batang push up today. |

QUOTE(Jordy @ Sep 7 2010, 07:18 PM) AXREIT up another 2 cents to 2.17. I wonder if this interest could be caused by the latest distribution fyi, I spotted a 1 batang push at the end of session on yesterday and today around 4:45pm. So, it's kind of a "fake" one, and people blind blind buying the upward price. |
