i think u have ask twice, seems like no body can give u an exact answer why not u take a look at this http://mreit.reitdata.com/ (MY reits) or u can have a look at http://reitdata.com/ (SG reits) from there what u can see is the estimated yields and gearings of respective reit ...... try to shorlisted it into few say about 3-4 reits .... then decide at ur own risks .....


but personally i will go for arreit, starreit. former is governments reits coz all its properties was leased back to government agencies or department or companies more secure long term tenure, latter is our YTL subsidiary and the price seems no movements since last year(s) coz still waiting for the properties to be injected to it. Another which is quite secured alaqarreit coz all its buildings were leased by KPJ hospital or KPJ related subsidiary, so i expect this risks is lesser. the price now high or low (or when can enter) is another questions which is quite subjective, u have to decide at ur own risks. smile.gif now is ur choice nod.gif

Yields from Malaysian REITs are expected to decrease in 2011 due to a surplus in supply of office buildings from new projects being completed.

Choy Yue Kwong – president of the Association of Valuers, Property Managers, Estate Agents, and Property Consultants in the Private Sector, Malaysia – said that there will be very few premium ‘A’ grade buildings despite the surplus in office space.

“Investment-grade buildings with premium values are the ones foreigners are looking for,” Choy said in an interview with Malaysian national news agency Bernama. He added that although there are many quality properties in Kuala Lumpur, most are not for sale. “Some of them are owned by banks and most of them do not have the incentives to sell.

Choy said that while investment-grade properties are most sought-after, there is no need to buy expensive properties, or Grade A buildings, to get a reasonable yield of seven per cent. “For instance, you can buy a property in Cyberjaya and still get a reasonable yield. It is also important that buildings are rebranded to upmarket category,” he said.

 Choy said market rate of office space for premium Grade A office buildings in Kuala Lumpur is expected to be stable next year with the market rate of between RM5 (US$1.62) and RM7 (US$2.27) per sq ft.

Well I still awake so tell u what I know, 1 lot is 100units so 10lots is 1000units so if u want to invest RM1k I think ur choice only have two currently star and arreit. Why not pool ur money into rm 3-5k only put into reit else the fees is quite high. Osk is min 12 and 0.42% whichever is higher others I not sure smile.gif
